IBM Maximo Application Suite
by IBM
IBM's enterprise asset management suite, combining maintenance, inspection, reliability and asset performance management, deployable as SaaS or on your own infrastructure.
What it is
Maximo is the reference point in this category, and has been for twenty years. What used to be sold as Maximo EAM is now the "Manage" application inside the Maximo Application Suite, alongside Health, Monitor, Predict, Visual Inspection and asset investment planning. Buying it means buying a suite licensed by AppPoints, a credit pool you draw against, rather than a per-seat product.
Its real distinction is depth in heavy, regulated, asset-intensive operations: utilities, oil and gas, transport, mining, defence. The asset hierarchy, work management, condition monitoring and reliability functions are more complete than anything else here, and the configuration surface is large enough that most requirements can be met without custom code. That same depth is the cost: Maximo rewards organisations that can staff it and punishes those that cannot.
It is also the only platform in this directory that publishes an entry price and genuinely supports cloud, on-premises and hybrid deployment with the same product. For organisations whose data cannot leave their own estate, that combination narrows the field very quickly.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. | Yes | Hierarchical navigator drills from a system-wide view down to an individual asset. source |
| Work order management Creation, assignment, approval and closure of work orders. | Yes | source |
| Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. | Yes | Asset performance management plus condition-based maintenance driven by sensor and meter data. source |
| Mobile technician app A native mobile app for technicians, with offline capability where stated. | Yes | Maximo Mobile gives technicians asset and work order access. Offline behaviour was not verified in this pass. source |
| Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. | Yes | Includes MRO inventory optimisation as a separate suite application. source |
| Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. | Yes | Asset lifecycle and investment planning connecting condition, risk and cost. source |
| Multi-site operation Multiple facilities, plants or sites in one instance with separable data. | Yes | source |
| IoT and BMS integration Sensor, condition or building-management-system data reaching the system. | Yes | IoT and sensor data integration is named. A building-management-system connector was not verified. source |
| Documented API A publicly documented API, which is what makes every other integration possible. | Yes | Maximo Manage REST API, JSON and OSLC, published in IBM's API catalogue. source |
| Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. | Not verified | |
| Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. | Not verified | |
| Contractor management External contractors and vendor workflows, not just internal technicians. | Not verified | |
| Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. | Not verified |

Licensing and pricing
| Item | Value |
|---|---|
| Licensing model | Commercial |
| Free version | Not verified |
| Trial available | Yes |
| Published price | USD 40,000 per year (Maximo Application Suite Essentials, Maintenance, from 150 AppPoints; IBM publishes this as "starting under") |
| Note | IBM publishes "Starting under US$40K per year" for the Maximo Application Suite Essentials SaaS tier with the Maintenance application, from 150 AppPoints, verified on 7 November 2026. That is an entry-price ceiling, not a quote. Inspection starts under US$47K. Standard, Premium and the client-managed software-only plan publish no figure at all. Licensing is AppPoint-based, so the real number depends on which applications you run and how many people use them, and SaaS carries a twelve-month non-cancellable minimum. |

Strengths and limitations
Strengths
- Cloud, on-premises and hybrid deployment from one product, across AWS, Azure and Google Cloud. verified source
- One suite spanning asset management, asset performance, visual inspection, investment planning and inventory optimisation. verified source
- Documented REST API plus ready connectors for SAP, Oracle and Workday. verified source
- The deepest configuration surface here, so most requirements are met without custom code. In our experience that is what keeps a Maximo estate upgradable. editorial
Limitations
- Pricing is opaque above the Essentials tier: Standard, Premium and the client-managed plan publish no figure, and AppPoints need sizing before any number is meaningful. verified source
- The entry price plus a twelve-month non-cancellable SaaS minimum puts it beyond small organisations. verified source
- A modular suite of this size is a programme, not an installation, and almost always needs specialist partners. Budget for configuration and data work well beyond the licence. editorial
Who it suits
Organisation sizes: Enterprise
The right answer where assets carry regulatory or safety obligations, where reliability engineering is a real function rather than an aspiration, and where maintenance cost has to reconcile to the ledger. Multi-site industrial and utility operations are its home ground, and the partner ecosystem is the deepest in the category.
The wrong answer for a small maintenance team. At roughly US$40,000 a year before implementation, with a twelve-month minimum and a suite that needs configuring, it will cost more in effort than it returns below a certain scale. Teams whose problem is getting work off paper should look at the CMMS tier instead.

Frequently asked questions
Usually yes, on cost rather than capability. IBM publishes an entry figure of "starting under US$40K per year" for the Essentials tier before implementation, with a twelve-month minimum. If your requirement is work orders and PM schedules for a few hundred assets, the CMMS tier in this directory will deliver it faster and for far less. The honest threshold test is in our guide to when you outgrow a CMMS.
Yes. The "software only, client managed" plan is explicitly deployable on-premises or hybrid as well as in cloud, which is unusual in this category now. Note it is licensed and priced separately from the SaaS plans and IBM publishes no figure for it.
More than the software. The work is asset data, hierarchy design, failure coding and integration, not installation. We have written up the realistic shape of it in Maximo implementation timeline, phases and cost, and the configuration discipline that keeps it upgradable in configuration versus customisation.
