What it is

eMaint is the most complete CMMS in this group on capability, and the only one where contractor management, purchasing, global multi-site inventory and a documented REST API are all present rather than partly present. Being part of Fluke Reliability also gives it something structural: the condition monitoring sensors and the maintenance system come from the same owner, which removes an integration project that most competitors leave to you.

The regulated-industry orientation is real. Audit trails, validation and electronic signatures are built in, with Computer Systems Validation available as an add-on, which is why it appears on life sciences shortlists more often than its market share would suggest.

What you do not get is a price. The pricing page lists tiers and a currency selector with no amounts behind it, so every evaluation starts with a sales conversation, and several things a buyer would assume are included, the Vendor Portal and validation among them, are separately priced.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. Yes source
Work order management Creation, assignment, approval and closure of work orders. Yes source
Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. Yes source
Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. Yes Condition-based triggers and real-time condition monitoring, with Fluke wireless sensors from the same corporate owner. source
Mobile technician app A native mobile app for technicians, with offline capability where stated. Yes Native iOS and Android, fully offline with automatic sync on reconnect, including barcode scanning, photos, signatures and spare-part search. source
Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. Yes Parts and inventory control, with multi-location inventory on Professional and global inventory on Enterprise. source
Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. Yes Professional includes purchasing and requisition management. Whether a full purchase order workflow is included was not separately verified. source
Multi-site operation Multiple facilities, plants or sites in one instance with separable data. Yes Enterprise covers global multi-site operations and global inventory; Professional supports asset transfers across locations. source
Contractor management External contractors and vendor workflows, not just internal technicians. Yes Vendor management with contractor access and work approvals. The Vendor Portal is a paid add-on, with unlimited request-only licences on Enterprise. source
IoT and BMS integration Sensor, condition or building-management-system data reaching the system. Yes Fluke wireless sensors, IoT and IIoT feeds, SCADA and PLC. A building-management-system connector is not named. source
Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. Yes Analytics, KPIs and dashboards. source
Documented API A publicly documented API, which is what makes every other integration possible. Yes A documented, standards-based REST API, with API access listed on the Enterprise tier. source
Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. Not verified

NoteNo price is published. The pricing page lists two tiers, Professional and Enterprise, and a USD, EUR and GBP currency selector with no amounts attached to it; the "$" markers on that page denote which features are paid add-ons rather than prices. Minimums are stated: 3 users on Professional, 5 on Enterprise, both prepaid annually. Third-party aggregators publish a three-tier price list including a "Team" tier that does not exist on the vendor page, so we have not used it. Vendor Portal, Computer Systems Validation, implementation and on-site training are all separately priced add-ons.

Strengths and limitations

Strengths

  • The mobile app works fully offline on native iOS and Android with automatic sync on reconnect. verified source
  • A documented REST API plus pre-built ERP connectors including SAP and Oracle. verified source
  • Condition monitoring with Fluke wireless sensors from the same corporate owner, which removes an integration project most competitors leave to the customer. editorial
  • Built for regulated industries: audit trails, validation and electronic signatures, with Computer Systems Validation available. verified source

Limitations

  • No public list price. The pricing page shows tier names and a USD, EUR and GBP currency selector with no amounts attached, so every evaluation begins with a sales conversation. verified source
  • Per-user minimums and prepaid annual commitment: three users on Professional, five on Enterprise. verified source
  • Several capabilities a buyer would assume are included are separately priced add-ons, including the Vendor Portal, Computer Systems Validation, implementation and on-site training. verified source

Who it suits

Organisation sizes: Medium, Enterprise

A strong fit for regulated and reliability-led operations: life sciences, pharmaceuticals, food and beverage, utilities and data centres, where audit trails, validation and condition monitoring all matter at once. Also the best answer here where contractor workflows are a real requirement rather than a nice-to-have.

Less suited to a small team that wants to buy quickly and cheaply. With a three-user minimum, prepaid annual commitment, no published price and multiple paid add-ons, the path from interest to running system is longer than with MaintainX or Fiix.

Alternatives

Fiix CMMS Rockwell Automation The alternative when published pricing and a free evaluation tier matter more than capability breadth, with offline mobile included on every tier.
Accruent Maintenance Connection Accruent The closest competitor: on-premises deployment and a published starting price, though mobile is a separate per-user add-on.
Limble CMMS Limble Unlimited assets, work orders and PM schedules on every tier, plus the best-documented API in the tier, if volume and integration matter more than regulated features.
UpKeep UpKeep First-party Edge IoT sensors instead of Fluke instrumentation, with published entry pricing.
IBM Maximo Application Suite IBM The step up where lifecycle costing, asset investment planning and reliability engineering have become genuine requirements.

Frequently asked questions

Because the vendor does not publish one. The pricing page lists Professional and Enterprise tiers and even offers a USD, EUR and GBP selector, but no amount appears in any currency. Aggregator sites publish a three-tier price list including a "Team" tier that does not exist on eMaint's own page, so we have deliberately not repeated those figures.

A supported path from vibration and thermal sensor data into maintenance triggers, with both sides from the same owner. That is a genuine reduction in integration risk if condition monitoring is part of your plan. If it is not, the relationship is not a reason to choose eMaint on its own.

Both, by the vendor's own description, and functionally it does reach further than most of this tier: contractor workflows, purchasing, global multi-site inventory. It still sits below the enterprise platforms on lifecycle costing and procurement depth. Where that boundary actually falls is in CMMS vs EAM, and the practitioner view is in introduction to eMaint CMMS.
