Limble CMMS
by Limble
Cloud CMMS and asset management platform with unlimited assets, work orders and PM schedules on every tier, an OpenAPI-documented REST API and named ERP and IoT integrations.
What it is
Limble's distinguishing commercial decision is that assets, work orders and PM schedules are unlimited on every tier, including the entry tier. In a category where competitors meter exactly those things, that removes the most common source of nasty mid-contract surprises, and it is the main reason Limble appears on shortlists alongside products twice its size.
Its API is the best documented in this group: a full OpenAPI 3.1 specification covering assets, locations, parts, tasks, users, vendors, purchase orders, bills, budgets, general ledgers and webhooks, with rate limits and regional endpoints published. Named integrations include SAP S/4HANA, NetSuite and Dynamics 365 Business Central, which is a more specific list than most competitors manage.
The catch is tier gating, and it is significant. Standard has no purchase orders, no vendor records, no API access, no IoT or ERP integrations and no offline mobile, and is hard-capped at three work orders a month with attached procedures. Multi-site is Enterprise-only. Limble is generous on volume and strict on function, which is the opposite shape to most of its competitors and needs reading carefully.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Work order management Creation, assignment, approval and closure of work orders. | Yes | Unlimited work orders on every tier, including Standard. source |
| Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. | Yes | Unlimited PM schedules on every tier. Standard is capped at 3 work orders per month with attached procedures. source |
| Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. | Yes | IoT sensor integrations, anomaly detection and meter and threshold-based scheduling, from Premium+. Depth unverified. source |
| Mobile technician app A native mobile app for technicians, with offline capability where stated. | Yes | iOS and Android. Offline mode is gated: available on Premium+ and Enterprise, explicitly absent from Standard. source |
| Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. | Yes | Unlimited spare parts with min and max thresholds and part QR codes, from Premium+. source |
| Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. | Yes | Unlimited purchase orders on Premium+ and Enterprise, with budgets, approvals, GL codes and multi-currency on Enterprise. Not available on Standard. source |
| Multi-site operation Multiple facilities, plants or sites in one instance with separable data. | Yes | Multi-location tools, reporting and regions with maps, on the Enterprise tier only. source |
| Contractor management External contractors and vendor workflows, not just internal technicians. | Yes | Vendor records, insurance certificate tracking and sharing work orders with external vendors, from Premium+. There is no dedicated contractor module. source |
| IoT and BMS integration Sensor, condition or building-management-system data reaching the system. | Yes | IoT sensor integrations on Premium+ and Enterprise, with AssetWatch, Augury, Monnit and VibeCloud named. No building-management-system connector is listed. source |
| Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. | Yes | Dashboards and reporting on every tier; Standard is capped at 3 advanced analytics reports per month. source |
| Documented API A publicly documented API, which is what makes every other integration possible. | Yes | A full OpenAPI 3.1 specification with webhooks, rate limits and regional endpoints. Gated to Premium+ and Enterprise. source |
| Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. | Not verified | |
| Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. | Not verified |

Licensing and pricing

| Note | No price is published where it should be. The pricing page names three tiers, Standard, Premium+ and Enterprise, and shows no figures at all: pricing sits behind a "calculate my price" tool. The only vendor-published figures we found are on a marketing article dated 9 March 2026, giving USD 28 for Standard and USD 69 for Premium+ per user per month, without stating a billing basis. Because those are eight months old and not on the pricing page, we have not published them as a verified price. Free trial status is genuinely ambiguous: a /free-trial URL exists but shows only demo scheduling. |

Prices move and discounting is common. Treat anything here as a starting point and confirm with the vendor before budgeting.
Strengths and limitations
Strengths
- Unlimited assets, work orders and PM schedules on every tier including the entry tier, which removes the metering that causes most mid-contract cost surprises in this category. verified source
- The best-documented API in this group: a full OpenAPI 3.1 specification with webhooks, rate limits and regional endpoints, readable before you buy. verified source
- Specifically named ERP and IoT integrations including SAP S/4HANA, NetSuite, Dynamics 365 Business Central, AssetWatch, Augury and Monnit. verified source
- SOC 2 Type II, a 99.99% uptime SLA and an optional 21 CFR Part 11 compliance package. verified source
Limitations
- The Standard tier excludes purchase orders, vendor records, API access, IoT and ERP integrations and offline mobile entirely, and is hard-capped at three work orders a month with attached procedures and three advanced analytics reports a month. verified source
- No prices appear on the pricing page at all: buyers must run a calculator or contact sales. The only vendor figures we found were on an eight-month-old marketing article with no billing basis stated. verified source
- Multi-location tools, depreciation tracking and custom roles are Enterprise-only, and SSO is a paid add-on even at Premium+. verified source
Who it suits
Organisation sizes: Small, Medium, Enterprise
A good fit where asset and work order volume is high but functional requirements are moderate, and an especially good fit where you want an API-led integration: the OpenAPI specification is publishable to your own developers before you buy. Manufacturing, food and beverage, energy and utilities, hospitality, facility management and fleet are all named.
Check the tier carefully if you need purchase orders, offline mobile or multi-site, because all three sit above Standard and multi-site is Enterprise-only. And budget with caution: the pricing page publishes no figures at all.

Frequently asked questions
The vendor does not say on its pricing page, which shows three tiers and no figures behind a "calculate my price" tool. Its own marketing article from March 2026 gives USD 28 and USD 69 per user per month for Standard and Premium+, without stating whether those are monthly or annual rates. We have not recorded those as a published price because they are eight months old and not on the pricing page. Ask for a current quote.
Only if your needs are narrow. You get unlimited assets, work orders and PM schedules, which is genuinely generous, but no purchase orders, no API, no IoT or ERP integrations and no offline mobile, and a hard cap of three work orders a month with attached procedures. If your technicians work where there is no signal, or you raise POs, you are on Premium+.
All three are modern mobile-first CMMS products at a similar tier. Limble is the most generous on volume and the best documented on API; MaintainX has a free plan and the lowest entry price; UpKeep has first-party IoT sensors and an ERP connector set.
