UpKeep
by UpKeep
AI-native CMMS and asset operations platform covering work orders, preventive maintenance, parts, safety and its own Edge IoT sensors, with a documented REST API.
What it is
UpKeep has repositioned from a pure CMMS into what it calls an AI-native platform for asset operations, with the maintenance product sitting alongside Nova for AI, Learn for training, Safety for EHS, Edge for IoT sensors, Fleet and Studio for no-code apps. The vendor's own description is that it "blends CMMS and EAM capabilities", which is a fair summary.
Two things genuinely distinguish it here. UpKeep Edge is a first-party sensor line that can open work orders automatically, so condition-based maintenance does not require a third-party integration. And its asset hierarchy is the most precisely documented of any product in this directory, including the limits: four asset levels, two location levels below Enterprise and six on Enterprise. Most vendors do not publish that at all.
The gating is the thing to plan around, and it is the most aggressive in this group. Offline mobile needs Professional. The API, SSO, custom roles, multi-site, purchase orders and workflow automation all need Enterprise. Neither Professional nor Enterprise publishes a price, so the published USD 24 and USD 55 cover only the two lightest tiers.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. | Yes | A four-level asset hierarchy via parent assets, corroborated by parentAsset and subAssets fields in the API. Locations nest two levels below Enterprise and six on Enterprise. source |
| Work order management Creation, assignment, approval and closure of work orders. | Yes | Unlimited work orders on every tier. source |
| Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. | Yes | PM scheduling from the Premium tier. source |
| Mobile technician app A native mobile app for technicians, with offline capability where stated. | Yes | iOS and Android, with a true offline mode gated to the Professional tier and above. source |
| Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. | Yes | Parts and inventory with costing, from Premium. source |
| Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. | Yes | Purchase order management on Enterprise; the API exposes purchase orders and categories. source |
| Multi-site operation Multiple facilities, plants or sites in one instance with separable data. | Yes | Multi-site module support, on the Enterprise tier only. source |
| IoT and BMS integration Sensor, condition or building-management-system data reaching the system. | Yes | UpKeep Edge is the vendor's own sensor line, measuring vibration, temperature and runtime and able to open work orders. For building systems the vendor describes a generic REST route rather than a named BMS connector. source |
| Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. | Yes | Customisable reports and dashboards, with analytics history by tier and custom dashboards on Enterprise. source |
| Documented API A publicly documented API, which is what makes every other integration possible. | Yes | A public REST API reference with bearer token auth and webhooks, covering assets, work orders, parts, locations, requests, PM, meters, purchase orders, vendors and users. Enabled only for Enterprise accounts. source |
| Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. | Not verified | |
| Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. | Not verified | |
| Contractor management External contractors and vendor workflows, not just internal technicians. | Not verified |

Licensing and pricing
| Item | Value |
|---|---|
| Licensing model | Commercial |
| Free version | No |
| Trial available | Yes |
| Published price | USD 24 per user per month (Essential plan; billing cadence not stated by the vendor) |
| Note | UpKeep publishes USD 24 per user per month for Essential and USD 55 for Premium, read from its own pricing page on 7 November 2026. Professional and Enterprise are quote-only, which matters because offline mobile is Professional and the API, SSO, multi-site and purchase orders are all Enterprise. The page states no billing cadence, so whether the figures assume annual commitment is unknown. There is no free tier, but all tiers advertise a trial with no credit card required. Separately published one-time services: Pro Plan training USD 500, Quickstart USD 1,500, Advanced training USD 5,000. |

Strengths and limitations
Strengths
- A fully documented public REST API with webhooks and a broad resource set, readable before purchase. verified source
- Transparent self-serve entry pricing with trials that need no credit card. verified source
- First-party SAP and Oracle ERP connectors plus its own Edge IoT sensor line, which can open work orders automatically. verified source
- The most precisely documented asset hierarchy in this directory, including its limits, which is unusually candid and makes design planning possible before you buy. editorial
Limitations
- API access, SSO, custom roles, multi-site, purchase order management and workflow automation are all gated to the Enterprise tier, which publishes no price. verified source
- The asset hierarchy is capped at four levels, and locations nest only two levels below Enterprise, six on Enterprise; work orders do not roll up to a parent unless filters include the lower levels. verified source
- Offline mobile is unavailable below the Professional tier, and both Professional and Enterprise are quote-only, so a field-heavy deployment cannot be costed from the published figures. verified source
Who it suits
Organisation sizes: Small, Medium, Enterprise
A good fit where you want first-party condition monitoring without an integration project, and where a documented asset hierarchy with known limits matters for planning. Manufacturing and plants, facility management, data centres, energy and utilities, food and beverage, healthcare, fleet and property management are all named, with Unilever, Chevron and Caterpillar cited.
Think hard if you need offline mobile or an API, because those are Professional and Enterprise respectively, and both are quote-only. For a field team working without signal, the published entry price is not the price you will pay.

Frequently asked questions
No. We re-checked the pricing page and there is no free tier. All four tiers advertise a trial requiring no credit card, and view-only, requester and third-party users do not need a paid licence, which softens the cost of a wide audience. If a permanently free tier is what you need, MaintainX and Fiix have one.
UpKeep's own IoT sensor hardware, measuring vibration, temperature and runtime, which can automatically open a work order when a threshold is crossed. Because it is first-party, condition-based maintenance does not need a third-party sensor integration. Note the vendor does not describe this as predictive maintenance, and neither do we.
Only for a light deployment. PM scheduling starts at Premium, offline mobile at Professional, and the API, multi-site and purchase orders at Enterprise, with both upper tiers quote-only. Work out which tier your actual requirements land in before comparing the entry price with anything else. Our practitioner view is in introduction to UpKeep CMMS.
