Fracttal One
by Fracttal
Cloud CMMS from Fracttal covering a visual asset hierarchy, work orders, multi-location inventory and KPIs, with an offline mobile app and its own IoT sensor line.
What it is
Fracttal One is the strongest Spanish-language-first product in this directory, and that is a genuine consideration rather than trivia: the site defaults to Spanish, the English pricing URLs return 404, and the documentation and support are organised around Latin American and Iberian markets. For a Spanish-speaking maintenance team that is an advantage; for an English-only procurement process it is friction.
Functionally it is a well-rounded CMMS with one distinctive asset: Fracttal Sense, the vendor's own IoT sensor line. Owning both ends means condition data to work order is a supported product path rather than an integration project, which only eMaint and UpKeep also manage in this group. The visual asset hierarchy and multi-location inventory are both explicitly documented, which is more than several better-known competitors offer.
The gaps are commercial. No price, no stated trial, and API access gated by plan with some write operations behind a paid add-on, which is worth establishing before you design an integration around it.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. | Yes | The vendor describes creating a visual hierarchical structure of assets. source |
| Work order management Creation, assignment, approval and closure of work orders. | Yes | Work order planning, assignment, field execution and closure. source |
| Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. | Yes | Scheduled and automated maintenance tasks and plans. source |
| Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. | Yes | The vendor states failure anticipation using sensor data, supported by its own Fracttal Sense sensor line. source |
| Mobile technician app A native mobile app for technicians, with offline capability where stated. | Yes | The field app works without a connection. source |
| Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. | Yes | Real-time stock across multiple locations and warehouses. source |
| Multi-site operation Multiple facilities, plants or sites in one instance with separable data. | Yes | Maintenance across multiple plants from one place, with multi-location inventory. source |
| IoT and BMS integration Sensor, condition or building-management-system data reaching the system. | Yes | IoT sensor connectivity plus the vendor's own Fracttal Sense hardware line. No building-management-system connector is named. source |
| Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. | Yes | KPI visualisation, trend analysis and customisable dashboards. source |
| Documented API A publicly documented API, which is what makes every other integration possible. | Yes | A public API is published and the integrations page states a REST web services requirement. Access is plan-gated and some write operations need a paid add-on. source |
| Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. | Not verified | |
| Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. | Not verified | |
| Contractor management External contractors and vendor workflows, not just internal technicians. | Not verified |

| Note | No price is published. The pricing page is a quote-request form with no plan names, figures, currency or unit, and the English pricing URLs return 404. The footer mentions educational licences without detail. Note also that API access is plan-gated, with some write operations requiring a paid "Advanced APIs" add-on, though we could not read that page directly. |

Prices move and discounting is common. Treat anything here as a starting point and confirm with the vendor before budgeting.
Strengths and limitations
Strengths
- An offline-capable mobile field app. verified source
- Its own IoT sensor line, Fracttal Sense, alongside the CMMS, so condition data to work order is a product path rather than an integration project. verified source
- An explicitly documented visual asset hierarchy and real-time multi-location inventory, both of which several better-known competitors leave undocumented. verified source
- Named SAP, Oracle and Microsoft Dynamics integrations plus a published API and an MCP integration for AI tooling. verified source
Limitations
- No published price and no stated trial: the pricing page is a quote-request form, and the English pricing URLs return 404. verified source
- API access is gated by plan, and some write operations such as creating work orders require a paid "Advanced APIs" add-on. We could not read that page directly, so confirm it before designing an integration. editorial
- The product is Spanish-first. The site redirects to Spanish, English pricing pages are missing, and documentation is organised around Spanish-speaking markets, which is friction for an English-only procurement process. verified source
Who it suits
Organisation sizes: Small, Medium, Enterprise
A natural first choice for operations in Latin America, Spain and Portugal, or any Spanish-speaking maintenance team, where language support and regional presence outweigh the larger English-language ecosystems. Food and beverage, renewable energy, facility management, hotels, manufacturing, oil and gas and healthcare are the sectors named.
Harder to recommend for an English-only organisation with no regional tie, simply because the equivalent English-language products publish more, document more and can be evaluated faster.

Frequently asked questions
The product is, and parts of the site are, but the site defaults to Spanish and the English pricing pages return 404. If you are evaluating in English, expect to work through a sales contact rather than self-serve, and confirm the language coverage of support and documentation for your region.
The vendor's own IoT sensor hardware, sold alongside the CMMS. It matters because owning both ends makes the path from condition reading to work order a supported product feature rather than something you build. Only eMaint, with Fluke sensors, and UpKeep, with Edge, do the same here. The general pattern is in IoT integration with CMMS.
A public API is published and the vendor states a REST requirement for integrations, but access depends on your plan and advanced write operations appear to need a paid add-on. We could not read the API documentation directly during this review, so treat the detail as unconfirmed and ask for the specification during evaluation.
