What it is

Fiix is the CMMS that Rockwell Automation bought in December 2020, and the ownership shows in the right place: industrial and OT connectivity. Sensors, PLCs, SCADA, MES and DCS integration are first-class concerns here in a way they are not for most of this tier, and FactoryTalk Optix gives a route into the Rockwell estate specifically.

Commercially it is one of the more honest products in the category. There is a genuinely free plan, the paid tiers carry published figures, and the offline mobile app is included on every tier rather than held back for the top one, which is unusual and worth noting when comparing against competitors that gate it.

What is gated is integration. Custom API integrations are Enterprise-only and carry additional cost, as does SSO, and multi-site, purchasing, custom reports and advanced analytics all sit at Professional. The free plan is capped at 25 active PM schedules, so it is a real evaluation tier rather than a long-term home for a working maintenance programme.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. Yes Regions, sites and facilities down to equipment, tools and parts, with parent, child and grandchild assets. source
Work order management Creation, assignment, approval and closure of work orders. Yes source
Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. Yes Scheduled by date, meter reading or event and alarm trigger. Capped at 25 active PMs on the free plan, unlimited from Basic. source
Mobile technician app A native mobile app for technicians, with offline capability where stated. Yes Fiix Mobile works without an internet connection, and is included on every tier including the free plan. source
Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. Yes Parts and inventory on every tier; cycle counts from Professional. source
Multi-site operation Multiple facilities, plants or sites in one instance with separable data. Yes Professional and Enterprise tiers. The vendor describes "one or one hundred facilities". source
IoT and BMS integration Sensor, condition or building-management-system data reaching the system. Yes Sensors, PLCs, SCADA, MES, DCS and HMIs, plus FactoryTalk Optix. A building-management-system connector is not named. source
Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. Yes Asset and work order insights with dashboards; standard reports from Basic, custom reports and advanced analytics on Professional. source
Documented API A publicly documented API, which is what makes every other integration possible. Yes Open API with a developer guide, client API reference and SDK. Custom API integrations are Enterprise-only and cost extra. source
Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. Not verified
Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. Not verified
Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. Not verified
Contractor management External contractors and vendor workflows, not just internal technicians. Not verified

Licensing and pricing

ItemValue

Free versionYes

Published priceUSD 45 per user per month (Basic plan; Professional is USD 75, free plan available)
NoteFiix publishes a free plan at USD 0 with limited users, Basic at 45 and Professional at 75 per user per month, read from its own pricing page on 7 November 2026. Two caveats the vendor leaves open: the page prints "$" without an ISO currency code, so USD is inferred from a US vendor, and it does not state whether the per-user figures assume monthly or annual commitment, though it mentions both. Enterprise is quoted. The Lite operator licence and the Fiix MAX AI add-on are also quote-only, and custom API integrations and SSO carry additional cost.

Strengths and limitations

Strengths

  • A genuinely free plan plus published tiered pricing, so the product can be evaluated and budgeted without a sales conversation. verified source
  • The offline mobile app is included on every tier, including the free plan, rather than gated to a premium tier as it is with several competitors here. verified source
  • Documented open API with an SDK, plus an app exchange and Rockwell OT ecosystem links including FactoryTalk Optix. verified source
  • Industrial and OT connectivity is a first-class concern here, which matters more in a plant than any amount of dashboard polish. editorial

Limitations

  • Custom API integrations are Enterprise-only and carry additional cost, and SSO also costs extra. verified source
  • Multi-site, purchasing and RFQs, custom reports and advanced analytics are all gated to Professional, and the free plan is capped at 25 active PM schedules. verified source
  • The pricing page does not say whether its per-user figures assume monthly or annual commitment, and prints no currency code, so a budget built from the published numbers carries real uncertainty. verified source

Who it suits

Organisation sizes: Small, Medium, Enterprise

The natural choice for manufacturing and plant maintenance, especially in a Rockwell automation estate, where the OT connectivity turns condition data into work orders without a custom integration project. The free plan also makes it genuinely easy to pilot before committing budget.

Less suited where the integration requirement is enterprise systems rather than plant floor: custom API work lands in the Enterprise tier at extra cost, and no SAP, Oracle or Dynamics connector is named. Also check the price basis before budgeting, because the vendor does not say whether its figures assume annual commitment.

Alternatives

eMaint CMMS Fluke Reliability The natural step up: contractor management, purchasing, global multi-site inventory, a documented REST API and regulated-industry features. Condition monitoring pairs with Fluke sensors from the same owner. No published price.
MaintainX MaintainX The step sideways for a frontline team: a free forever tier, USD 20 entry pricing with annual and monthly rates published, and free requester accounts. Weaker on plant-floor OT.
Limble CMMS Limble The better answer where asset and work order volume is high: unlimited assets, work orders and PM schedules on every tier, plus the best-documented API in the tier.
Fracttal One Fracttal Worth considering for Spanish-speaking operations, or where a first-party sensor line matters: Fracttal Sense makes sensor to work order a product path rather than an integration.
UpKeep UpKeep Relevant where first-party condition monitoring without an integration project is the requirement, via UpKeep Edge sensors, and where a documented asset hierarchy helps your design work.
Accruent Maintenance Connection Accruent The alternative when on-premises deployment is required, which Fiix does not document. It publishes a starting price, though mobile is a separate per-user add-on.

Frequently asked questions

For a small site, briefly. It has limited users and is capped at 25 active PM schedules, which a real preventive programme will exceed quickly. Treat it as a proper evaluation tier, which is more than most competitors offer, rather than a permanent home.

The OT integration story. Fiix documents connectivity to sensors, PLCs, SCADA, MES, DCS and HMIs, and FactoryTalk Optix gives a specific route into a Rockwell estate. If your condition data lives on the plant floor rather than in a building management system, that is the practical difference. The pattern is described in SCADA and CMMS integration.

Fiix leans industrial and OT; MaintainX leans frontline mobile and has the lower entry price; Limble sits between them with unlimited assets on every tier. Our side-by-sides are Fiix vs MaintainX and Fiix vs eMaint, and the practitioner view is in introduction to Fiix CMMS.
