Fiix CMMS Alternatives
Fiix is a well-rounded industrial CMMS with a free tier and published pricing, so buyers usually look elsewhere for one of three reasons: custom API integrations are Enterprise-only and cost extra; contractor management and lifecycle costing are not documented; or the enterprise-systems integration list is thin compared with its plant-floor one.
If the reason is simply price, note that Fiix already offers more at its entry tier than most, including offline mobile on every plan. Check you are not trading that away.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
eMaint CMMS
Fluke Reliability
Cloud CMMS and EAM from eMaint, part of Fluke Reliability, with asset hierarchies, condition monitoring, fully offline mobile and a documented REST API.
Why consider it: The natural step up: contractor management, purchasing, global multi-site inventory, a documented REST API and regulated-industry features. Condition monitoring pairs with Fluke sensors from the same owner. No published price.

MaintainX
MaintainX
AI-assisted CMMS and asset management platform for frontline maintenance teams, with a free tier, published per-user pricing and multi-site reporting on the enterprise plan.
Why consider it: The step sideways for a frontline team: a free forever tier, USD 20 entry pricing with annual and monthly rates published, and free requester accounts. Weaker on plant-floor OT.
- Cloud
- Freemium
- Hybrid EAM and CMMS
- USD 20 per user per month (Essential plan, billed annually; free Basic tier available)
Limble CMMS
Limble
Cloud CMMS and asset management platform with unlimited assets, work orders and PM schedules on every tier, an OpenAPI-documented REST API and named ERP and IoT integrations.
Why consider it: The better answer where asset and work order volume is high: unlimited assets, work orders and PM schedules on every tier, plus the best-documented API in the tier.

Fracttal One
Fracttal
Cloud CMMS from Fracttal covering a visual asset hierarchy, work orders, multi-location inventory and KPIs, with an offline mobile app and its own IoT sensor line.
Why consider it: Worth considering for Spanish-speaking operations, or where a first-party sensor line matters: Fracttal Sense makes sensor to work order a product path rather than an integration.

UpKeep
UpKeep
AI-native CMMS and asset operations platform covering work orders, preventive maintenance, parts, safety and its own Edge IoT sensors, with a documented REST API.
Why consider it: Relevant where first-party condition monitoring without an integration project is the requirement, via UpKeep Edge sensors, and where a documented asset hierarchy helps your design work.
- Cloud
- Commercial
- Hybrid EAM and CMMS
- USD 24 per user per month (Essential plan; billing cadence not stated by the vendor)
Accruent Maintenance Connection
Accruent
Accruent's multi-site CMMS and EAM for work orders, preventive maintenance, inventory and mobile technician access, available as SaaS or on-premises.
Why consider it: The alternative when on-premises deployment is required, which Fiix does not document. It publishes a starting price, though mobile is a separate per-user add-on.
- Cloud, On-premises
- Commercial
- Hybrid EAM and CMMS
- USD 110 per user per month (Professional plan, 3-user minimum; mobile is a USD 58 add-on)
What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
Prefer a direct head-to-head? Build a side-by-side comparison.
