What it is

Maintenance Connection is the only product in this group with confirmed on-premises deployment alongside SaaS, stated plainly by the vendor in one sentence. In a category that has moved almost entirely to cloud, that single fact will decide some shortlists on its own, particularly in utilities, defence and regulated manufacturing.

It is also one of only two vendors here that publishes a real list price, and the only one that prints an explicit currency. The figures come with an unusual degree of honesty attached: Accruent labels them an indicative estimate that will vary with final configuration, which is more candid than silence.

The thing to catch in a budget is that mobile is a separate add-on. Professional is US$110 per user per month; with mobile it is US$168 by the vendor's own arithmetic. For a technician-heavy deployment that is the real number, and comparing the US$110 figure against competitors whose mobile app is included will mislead you.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Work order management Creation, assignment, approval and closure of work orders. Yes source
Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. Yes source
Mobile technician app A native mobile app for technicians, with offline capability where stated. Yes MC Kinetic is the native app with offline capability, barcode and QR scanning and geolocation; MC Express is web-based. Mobile is a separately priced add-on. source
Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. Yes Centralised spare parts tracking. source
Multi-site operation Multiple facilities, plants or sites in one instance with separable data. Yes Built for single or multi-site operations, with metrics comparable across sites. source
IoT and BMS integration Sensor, condition or building-management-system data reaching the system. Yes SCADA and IoT are named on the product page. A specific building-management-system connector was not verified. source
Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. Yes Reporting and analytics with metrics comparable across sites, plus a Reporter application. source
Documented API A publicly documented API, which is what makes every other integration possible. Yes The vendor states an open API plus a pre-built integration hub. We did not reach a public API reference, so the depth of that documentation is unverified. source
Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. Not verified
Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. Not verified
Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. Not verified
Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. Not verified

Published priceUSD 110 per user per month (Professional plan, 3-user minimum; mobile is a USD 58 add-on)
NoteAccruent publishes US$110 per user per month, or US$1,325 per user per year, for the Professional tier with a three-user and one-year minimum, read from its own pricing page on 7 November 2026. This is the only vendor in the directory that prints an explicit "US $". Mobile is a separate add-on at US$58 per user per month, taking Professional with mobile to the vendor's own combined figure of US$168. Enterprise is quoted, with a five-user minimum. The vendor labels the published figures an "indicative estimate" that will vary with final configuration, so treat them as a starting point rather than a quote.

Strengths and limitations

Strengths

  • Both SaaS and on-premises deployment, the only product in this group with on-premises confirmed by the vendor. verified source
  • Published list pricing with an explicit currency, plus a vendor statement that the figures are indicative, which is more candid than most of this category. verified source
  • A native offline mobile app, MC Kinetic, with barcode and QR scanning and geolocation. verified source
  • Genuinely multi-site in design, with metrics comparable across sites rather than per-instance reporting. verified source

Limitations

  • Mobile is a paid add-on: Professional is US$110 per user per month, or US$168 with mobile, so a technician-heavy deployment costs substantially more than the headline figure suggests. verified source
  • Enterprise publishes no price, the published figures are self-labelled indicative estimates, and both tiers carry one-year and multi-user minimums. verified source
  • We could not reach a public API reference, so although the vendor states an open API, the depth of its public documentation is unverified. Ask to see it during evaluation. editorial

Who it suits

Organisation sizes: Medium, Enterprise

A good fit for multi-site operations that need on-premises deployment or want the option, and for organisations that want a published starting price rather than a discovery call. Food and beverage, pharmaceuticals, life sciences, general manufacturing and utilities are the sectors Accruent names.

Think carefully if your workforce is mostly mobile technicians, because the add-on changes the economics: at US$168 per user per month with mobile, it is the most expensive per-seat product in this group by a clear margin.

Alternatives

eMaint CMMS Fluke Reliability The closest competitor, and likely cheaper for a field-heavy team because its fully offline mobile app is not a separate per-user add-on.
Fiix CMMS Rockwell Automation Published pricing with a free tier and offline mobile on every plan, if the mobile add-on cost is what sent you looking.
IBM Maximo Application Suite IBM The enterprise alternative that also offers on-premises, with far greater reliability and lifecycle capability.
Limble CMMS Limble A modern alternative with unlimited volume and a published API specification, though cloud only.
MPACT CMMS MPulse Software The other product here with a documented local-install option, at a much lower published price point.

Frequently asked questions

Only for users who do not need the mobile app. Mobile is a separate add-on at US$58 per user per month, and Accruent publishes US$168 as the combined figure. For a maintenance team whose technicians work in the field, US$168 is the number to budget. Accruent also notes the published figures are indicative and will vary with final configuration.

Yes. The vendor states it is available as a SaaS solution or an on-premises model, which makes it the only product in this group with on-premises confirmed. If that is your requirement, it and the enterprise EAM platforms are most of your shortlist. The trade-offs are in cloud versus on-premise CMMS.

They are close competitors at the upper end of the CMMS tier. eMaint has the stronger contractor and condition-monitoring story and includes mobile; Maintenance Connection publishes a price and offers on-premises. Our side-by-side is eMaint vs Maintenance Connection.
