Fiix vs eMaint
Both are industrial CMMS products owned by large automation and instrumentation companies, and both use that ownership in the same way: a supported path from condition data into maintenance work. Fiix leans on Rockwell's plant-floor estate, eMaint on Fluke's sensors. The difference between them is mostly breadth versus accessibility.

Fluke Reliability
Cloud CMMS and EAM from eMaint, part of Fluke Reliability, with asset hierarchies, condition monitoring, fully offline mobile and a documented REST API.
Full profileThe main differences
Capability breadth. eMaint is the more complete product. Contractor management, purchasing and requisitions, global multi-site inventory and a documented REST API are all present, where Fiix leaves contractor management and asset lifecycle costing unverified.
Pricing transparency. Fiix wins decisively. A free plan, USD 45 Basic and USD 75 Professional per user per month are all published. eMaint publishes a currency selector with no amounts behind it, so every evaluation starts with sales contact.
Condition monitoring. Both are strong, differently. Fiix documents sensors, PLCs, SCADA, MES, DCS and HMIs plus FactoryTalk Optix, which is plant-floor OT. eMaint pairs with Fluke wireless sensors and documents condition-based triggers, which is reliability instrumentation. Choose by where your condition data actually lives.
Mobile. Both offer offline. eMaint's is fully offline with sync on native iOS and Android. Fiix includes offline on every tier including the free plan, which is unusually generous.
Regulated industries. eMaint is clearly built for this: audit trails, validation, electronic signatures and Computer Systems Validation as an add-on. Fiix does not make the same claims.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Read the full assessmentWhich to choose
Choose Fiix for manufacturing and plant maintenance, particularly in a Rockwell estate, and whenever you want to pilot before paying. The free plan and published pricing make it the easier product to get started with, and offline mobile on every tier is a real advantage.
Choose eMaint if you are in a regulated industry, if contractor workflows are a genuine requirement, or if you are already a Fluke customer with condition monitoring in place. It is the more capable product and you will pay for that in both licence and sales-cycle terms.
Both will produce poor reliability numbers from poor failure coding. The structure that prevents that is in failure code structure in CMMS.
