Archibus by Eptura
by Eptura
Archibus is a long established IWMS, now owned and marketed by Eptura, covering real estate and lease management, space planning, capital projects, asset management and maintenance, with a FedRAMP Authorized government offering and an on premise deployment option.
What it is
Archibus is one of the oldest names in integrated workplace management and is now an Eptura product, marketed as Archibus by Eptura. Eptura nav markup also uses the label "Eptura Archibus", which has led several directories to list two products. There is only one. Eptura maintains a single Archibus product page and a single Archibus Knowledge Center, and the glossary in those docs defines Archibus as an Eptura product that is an Integrated Workplace Management System.
The product is real estate and space led rather than maintenance led. Eptura headlines lease and contract management that centralises lease data, automates alerts and supports cost analysis; space planning and hybrid work with drag and drop layouts; BIM powered asset management covering asset lifecycle, location and condition with a BIM Viewer; and portfolio level analytics. The documentation set is deeper than the marketing page and is the better guide to actual scope. It covers Real Property (Leases, Portfolio, Costs, Chargeback and Invoicing, Forecasting), Space (Space Inventory, Space Chargeback, Occupancy, Space Planning, Moves), Maintenance (Corrective and Preventive Maintenance), Workplace Services including a Service Desk, Assets (Asset Portal, Enterprise Assets, Telecom Inventory Management), Condition Assessment, Compliance, Health and Safety, and a healthcare domain module.
Deployment is the standout commercial fact. Eptura describes Archibus as a FedRAMP Authorized and on premise IWMS. In a market that has moved almost entirely to SaaS only, a genuine on premise option plus FedRAMP authorisation for the government edition is a narrow but valuable differentiator. Eptura is careful to state that the FedRAMP authorisation does not automatically extend to global deployments, which may need separate local compliance options. Read that sentence carefully if you are a non US public sector buyer: the badge may not apply to you.
The product surface is split across several clients: legacy Web Central, the newer Archibus Workplace, OnSite for field work including offline, Mobile Apps, and a Foundations and SaaS deployment flavour. The docs index lists a core release of Archibus V.2026.01 with a separate 2026 July OnSite release, so the components are versioned and shipped independently. That is normal for a product of this age but it means capability parity across deployment flavours is not uniform, and the module list you are shown may not all be available on the client you intend to standardise on.
Reporting uses BIRT, with a report manager and scheduled reports. Named integration partners on the product page are Autodesk and BIM tooling, GIS, IoT systems and "Microsoft" as a generic label. That last one is too vague to treat as a SharePoint, Teams, Outlook or Power BI claim, and this profile does not record those. There is an Autodesk Construction Cloud integration listing maintained by Autodesk.
The sales model matters. Eptura states Archibus is sold through its global partner network. You will usually buy, be implemented by, and be supported by a partner rather than Eptura directly. That can be an advantage if you find a strong regional partner with sector experience, and a liability if you do not. Eptura publishes no price for Archibus. Its general pricing page carries comparison tables with no currency amounts, says agreements are no less than one year and that the annual fee is based on user counts, and at time of verification still contained unfinished placeholder text. There is no trial, only a demo request.
One AI feature is named: a Workplace Experience Agent that recommends workspaces and coordinates team presence.

The Eptura pricing page shows comparison tables with no currency amounts, states agreements are no less than one year and that annual fees are based on user counts, and at verification still contained unfinished placeholder text. Strengths and limitations
Strengths
- Eptura markets Archibus as a FedRAMP Authorized and on premise IWMS, a genuine on premise option that most competitors no longer offer. verified source
- Public documentation is available without a login, including a module level Knowledge Center and a stated core release of Archibus V.2026.01. verified source
Limitations
- Archibus is sold only through Eptura global partner network, so there is no direct vendor pricing or self serve entry. verified source
- Eptura states the FedRAMP authorisation does not automatically extend to global deployments, which may need separate local compliance options. verified source
- The estate spans legacy Web Central plus newer SaaS, Workplace and OnSite clients, so capability parity across deployment flavours is not uniform. editorial
- SLA and KPI management, contractor management and procurement are not stated anywhere public, which is a gap for outsourced FM and service provider use. editorial
Who it suits
Organisation sizes: Enterprise
Archibus fits large organisations whose centre of gravity is real estate and space rather than hard FM. The strongest fits are corporate real estate and portfolio teams that need lease administration, chargeback, forecasting and space inventory on one data model; universities and hospital systems with large, complex space inventories and condition assessment programmes; and capital projects teams that want project planning connected to the same asset and space records.
It is a notably good fit for two specific constraints. First, US federal and adjacent public sector buyers, because of the FedRAMP Authorized government offering. Second, organisations that cannot or will not run FM in a vendor cloud. Very few remaining IWMS products offer a real on premise option, and Archibus does. If your security posture, data residency rules or air gapped environment rules out SaaS, Archibus belongs on your shortlist almost by default.
Archibus does not fit small or mid sized organisations. Nothing on the product page is addressed to them, the entry point is a partner led enterprise sale, and the breadth will be mostly unused. It also does not fit a buyer who wants a maintenance first system. Work order management and preventive maintenance exist and are documented, but Eptura does not lead with them, and SLA and KPI management, contractor and supplier management and procurement are not stated on the pages verified. If contractor SLA tracking is your core requirement, a UK style CAFM such as MRI Evolution or Service Works Global QFM states it explicitly where Archibus does not.
It is also a poor fit for buyers who want a direct vendor relationship. Partner only distribution means pricing, implementation quality and support responsiveness all depend on the partner you pick. Treat partner selection as a separate procurement exercise with its own references.
Typical use cases. Replacing a spreadsheet based lease register with auditable lease data and automated critical date alerts. Running space chargeback across business units from a single space inventory tied to CAD and BIM. Multi year facility condition assessment feeding a capital renewal plan. Government estate management under FedRAMP. Hybrid work space planning where occupancy data needs to change floor layouts rather than just populate a dashboard.
Watch for. Which client you are being demonstrated, Web Central or the newer Workplace and OnSite apps, and whether the modules you need are available on it. Whether FedRAMP actually covers your deployment geography. What the partner, not Eptura, is contractually committing to. And the fact that Eptura also sells Eptura Workplace and Eptura Asset, so clarify early which product the proposal is really for.

Frequently asked questions
No. It is the same product. Eptura maintains one product page headed "Archibus by Eptura" and one Archibus Knowledge Center. The string "Eptura Archibus" appears in Eptura navigation markup, which is why some directories list it twice. There is no separate SKU.
Yes. Eptura describes Archibus as a FedRAMP Authorized and on premise IWMS, and the documentation also covers Foundations and SaaS deployments. This is unusual in the current IWMS market and is one of the clearer reasons to shortlist it.
Through an Eptura partner. Eptura states Archibus is sold via its global partner network and routes visitors to a demo request. No price is published, so your commercial terms come from the partner.
Yes, both are documented modules under Maintenance in the Archibus Knowledge Center, along with a Service Desk under Workplace Services. Eptura marketing does not lead with them, and SLA tracking and contractor management are not stated, so verify depth in a demo if hard FM is your main requirement.
