What it is

Serraview is Eptura space and portfolio management product, and it is still separately marketed. Eptura current platform page lists it under Specialized Solutions alongside Archibus, distinct from the platform apps Eptura Workplace, Eptura Engage, Eptura Asset and Eptura Visitor. It retains its own product page, its own call to action, and its own knowledge base. No vendor or press source was found announcing a sunset, a rename or a merge into Eptura Workplace. The 2026 documentation is live and describes current work, including an early access Serraview and Eptura Engage integration in which Serraview is the source of truth for team and neighbourhood groupings.

The positioning is portfolio rather than booking. The product page tagline is "Make every square foot count for your business", and Eptura markets it as helping organisations manage, adapt and right-size a portfolio using real-time workplace insights. The page claims Serraview can reduce portfolio size by up to 25 percent and cut desk search time by up to 40 percent. Those are vendor claims with no methodology published and should be treated as marketing, not benchmarks.

The documentation index is a better guide to what the product actually does than the marketing page. It lists a Spaces module with floorplan navigation and tools for editing, measuring and tagging space, plus space types and layers. It lists Block and Stack, referred to internally as VBS, which assigns fixed and flexible teams, neighbourhoods and "villages" to floors and blocks. It lists chargeback and space charge rules. It lists accommodation and occupancy reporting covering people, allocations, workstation audits and variance in desk allocation. It lists two separate utilisation report families, one driven by SVLive data and one by badge swipe data, with views by building, floor, space type and organisational unit. It lists a Workplace Portal supporting a monthly validation cycle where occupants confirm occupancy and workpoints. It lists BOMA reports and area calculations, automated and custom reporting, and cross-building moves and region summaries.

Desk booking appears in Serraview reports, booking rules and reservable space settings, but the documentation index does not describe a booking experience in its own right, and Eptura sells Engage for that. Treat Serraview booking as administrative configuration supporting space data rather than as a competitor to a booking app.

No pricing is published. The only pricing reference on the Serraview page is the generic site navigation link.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Documented API A publicly documented API for integration. Yes Two documented APIs. Serraview Public API with OrgUnits and People endpoints, and Serraview Core API with enumerated endpoints including graphql, buildings, floors, spaces, spacetypes, people, reporting, servicerequests, locationrequest, manualoccupancytypes, retentionstatuses, snapshot, Instance, WhoAmI and oauth2. A separate Utilization API and Occupancy Sensor API are also listed. SFTP and file-based import and extract routes are documented alongside. The docs do not use the word REST. source
Multi-site support Managing many locations, time zones and policies. Yes Region summaries, portfolio-level utilisation, building and floor reports and cross-building moves. source
Outlook and Teams integration Booking and cancelling correctly from Outlook or Teams. Yes Calendar connectors are documented: Serraview-Engage Calendar Integration covering Integrate Office 365 Calendar Using Graph API, Integrate Microsoft Exchange Calendar and Activate Exchange Connector in Serraview, plus a Locator Calendar Integration with Microsoft Exchange Configuration. An FAQ asks why a room timeline range does not match Microsoft Outlook or Google Calendar, which implies room availability is reflected against Outlook. Two caveats: MICROSOFT TEAMS IS NOT SUPPORTED HERE, the only Teams reference found is a Search for a person and use MS Team to connect link inside the Engage sections, not Serraview; and this is calendar connector integration, not evidence that bookings can be created, cancelled or made recurring from inside Outlook. source
Utilisation reporting Reporting on space utilisation for real estate decisions. Yes Two report families, one from SVLive data and one from badge swipe data, with views by building, floor, space type and org unit. source
Sensor integration Integrating occupancy or environmental sensors. Yes The Integrations section names Occupancy Sensors as an integration alongside Badge Swipe, and the documentation also lists an Occupancy Sensor API and a Maintain Sensors page. Utilisation reporting additionally draws on SVLive and badge swipe data. Eptura is not stated to supply sensor hardware itself; this is sensor data ingestion. source
Occupancy analytics Analysing how space is actually occupied over time. Yes Accommodation and occupancy reports covering people, allocations, workstation audits and desk allocation variance. source
Space allocation and planning Allocating space to teams and planning moves and chargeback. Yes Block and Stack (VBS) assigns fixed and flexible teams, neighbourhoods and villages to floors and blocks. Chargeback and space charge rules included. source
Interactive floor plans Interactive plans for finding and selecting space. Yes Spaces module with floorplan navigation and tools to edit, measure and tag space. source
Mobile app A mobile application for booking and workplace services. Not verified No statement found.
Wayfinding Helping people navigate to a space, desk or colleague. Not verified No statement found.
Workplace experience app An employee-facing app aggregating workplace services. Not verified A Workplace Portal exists but is described as an occupancy validation cycle, not an employee experience app.
Hybrid work scheduling Coordinating who is in the office on which days. Not verified No statement found.
Visitor management Visitor registration, hosting and sign-in. Not verified Not found. Eptura sells Eptura Visitor separately.
Meeting room booking Reserving meeting rooms, with calendar integration. Not verified Not described in the documentation index.
Desk booking Reserving desks, including hot desking and neighbourhoods. Not verified Booking rules, reservable spaces and desk booking reports appear in the documentation index, but no booking experience is described. Eptura positions Eptura Engage for booking.

Strengths and limitations

Strengths

  • Confirmed still separately marketed in 2026. Eptura lists Serraview under Specialized Solutions with its own product page and its own live knowledge base, and no sunset or rename announcement was found. verified source
  • Genuine portfolio depth rather than booking features relabelled: block and stack planning, space chargeback rules, workstation audit and allocation variance reporting, BOMA reports, and a monthly occupancy validation cycle. verified source

Limitations

  • Eptura does not publish a clear decision rule for choosing Serraview over Archibus. Both sit under Specialized Solutions and both address complex estates and portfolio planning. editorial
  • The claims of up to 25 percent portfolio reduction and up to 40 percent less desk search time are vendor marketing figures with no published methodology. verified source

Who it suits

Organisation sizes: Enterprise

Serraview suits large corporate real estate and workplace strategy teams with a genuine portfolio problem: many buildings, organisational chargeback, periodic occupancy validation cycles, and scenario planning for moves and consolidation. The block and stack planning, the chargeback rules, the workstation audit reporting and the monthly validation workflow are the kind of machinery that only earns its cost at that scale. BOMA reporting and area calculations point at the same buyer.

It is the wrong product for a single-site organisation that wants employees to book a desk. There is no evidence of a lightweight self-service booking experience, Eptura positions Engage for that, and the Serraview documentation treats booking as configuration feeding space data. Small and mid-sized organisations are not the target.

The main caution is portfolio confusion inside Eptura itself. Archibus and Serraview both sit under Specialized Solutions and both address complicated estates and portfolio planning. Eptura does not publish a crisp decision rule for choosing between them, so expect to work that out in a sales conversation. Equally, if you buy Serraview for space and Engage for booking, you are buying two products with an integration that was still described as early access in the 2026 documentation.

Typical use cases: portfolio right-sizing and lease consolidation analysis, neighbourhood and team allocation across floors, space chargeback to business units, and badge-driven utilisation reporting at portfolio level.

Alternatives

Archibus by Eptura Eptura The nearest equivalent and the one Eptura itself does not help you choose between. Both sit under Eptura Specialized Solutions and both address complicated estates and portfolio planning, with no published decision rule distinguishing them. Archibus is profiled in the facility management category of this directory, where its verified capability rows live, so compare against that profile rather than this page and establish the difference directly with Eptura.
Planon Integrated Workplace Management Solution Planon Planon markets workplace and space management as modules of one IWMS platform, which is a broader purchase than a specialist space product. The trade is depth against breadth: Serraview ships chargeback rules, workstation audits, BOMA area calculations and a monthly occupancy validation cycle, and a general platform module does not necessarily match that. Planon full verified profile lives in the facility management category.
OfficeSpace OfficeSpace Software Inc. A lighter dedicated product covering both halves of this category: stack plans, space planning and moves adds and changes alongside ordinary desk and room booking, visitor management and wayfinding. What does not carry over is portfolio machinery. OfficeSpace published material shows nothing equivalent to space chargeback rules, BOMA area reporting or an occupancy validation cycle, so a real estate team with a chargeback obligation will find it thinner. No pricing is published either.
Kadence Kadence The SpaceOps line is the only dedicated workplace product in this set with genuine planning depth: an AI planning agent, stack and scenario planning, space planning to seat level, floor plan editing, and publishing plans into the booking system. It also brings booking, which Serraview does not. What does not carry over is portfolio reporting depth: no chargeback rules, BOMA calculations or badge-driven utilisation report families were verified for Kadence. Pricing is quote only.
FMS:Workplace FM:Systems, a Johnson Controls company Space management as a named module of an FM platform rather than a specialist product, so your space data sits beside maintenance and asset data with no integration to own. Verified profile lives in the facility management category. The trade is the usual one: a platform module rarely matches a specialist on chargeback rules, workstation audits or BOMA area calculations, and the implementation is a platform implementation.

Compared with other products

Frequently asked questions

No evidence of either was found. Eptura current platform page lists Serraview under Specialized Solutions with its own product page, and its knowledge base is live with 2026 content including an early access Serraview to Eptura Engage integration. Eptura Workplace is a different product, the former iOFFICE.

Not primarily. Booking rules and reservable space settings appear in its documentation, but no self-service booking experience is described. Eptura positions Eptura Engage for desk and room booking, and documents Serraview as the source of truth for team and neighbourhood groupings that Engage consumes.
