What it is

The product name and owner are unchanged: the product is OfficeSpace and the company is OfficeSpace Software Inc., per the footer on its own site. No rename or acquisition was found. What has changed is positioning. The site no longer leads with space management; it leads with an "AI operating system" for workplace and facilities teams, and introduces a newer offering called Studio alongside an OfficeSpace MCP feature. Buyers who evaluated OfficeSpace two or three years ago will find the marketing substantially rewritten even where the underlying capability set is familiar.

The capability set as stated on the vendor site covers desk booking, room booking with real-time availability, floor plans with space planning, stack plans and asset views, moves adds and changes, visitor management, wayfinding, a mobile app, and reporting and analytics branded Workplace Intelligence with real-time utilisation. Microsoft Teams integration is named directly. This is a fairly complete workplace and space management footprint, and notably it spans both sides of the category: self-service booking for employees and planning tools such as stack plans and move management for the workplace team. Many competitors do one side well and the other thinly.

Two things are not stated on the site pages read. The word sensor does not appear, so sensor-based occupancy counting could not be verified, and OfficeSpace does not name a public API on its homepage, although it does reference integrations generally and the OfficeSpace MCP feature. On Microsoft support the site names Teams, Microsoft and Office 365 integrations but does not name Outlook specifically, which for a booking product is a real gap in the published material. It is recorded here as partially verified.

Pricing is not published. The homepage links to a Plans page and invites a demo, but no figures appear, and the pricing URL tried during this pass returned HTTP 404. OfficeSpace is a quote-only purchase.

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Strengths and limitations

Strengths

  • Covers both employee booking and workplace team planning in one product: desk and room booking alongside stack plans, space planning and moves adds and changes. verified source

Limitations

  • The site leads with an AI operating system framing and names Studio and an MCP feature without detail that could be verified. Ask for a demonstration against your own data rather than taking the positioning at face value. editorial
  • No published pricing and no advertised trial, so cost comparison against per-user or per-space priced competitors requires a sales cycle. editorial

Who it suits

Organisation sizes: Medium, Enterprise

OfficeSpace fits organisations that need both employee booking and workplace team planning in one tool. The combination of stack plans, moves adds and changes, and asset views on floor plans with ordinary desk and room booking is the distinguishing feature. If your workplace team is doing quarterly reorganisations and your employees are also hot-desking daily, a single product covering both reduces the integration burden compared with pairing a booking app with a separate space planning tool.

It is a weak fit if you want something cheap and self-serve for one office. There is no published price, no free tier and no advertised trial, which means a sales cycle before you can even compare cost against Skedda or deskbird. Organisations whose entire need is room booking will find this heavier than necessary.

Be careful with the AI positioning. The site leads with an AI operating system framing and names Studio and an MCP feature, none of which was verifiable in depth during this pass. Treat the AI claims as unevaluated and ask for a demonstration against your own data rather than accepting the framing. Also establish Outlook behaviour explicitly, since the site names Teams but not Outlook.

Typical use cases: multi-floor corporate offices with regular team moves, hybrid desk booking with floor plan selection, visitor management and wayfinding on a single campus, and utilisation reporting to inform lease decisions.

Alternatives

Robin Robin Powered, Inc. Stronger on the booking half and clearer on Microsoft: Robin names Outlook and Teams explicitly where OfficeSpace names Teams, Microsoft and Office 365 without naming Outlook. Robin also books lockers and parking and monitors room display fleets with calendar health alerts. What does not carry over is planning: Robin has nothing published equivalent to stack plans, space chargeback rules or BOMA reporting, so a workplace team running quarterly moves would lose capability. Also quote only, annual billing.
Kadence Kadence The closest match on covering both halves in one product. WorkOps brings booking, visitor management, Move Manager and HRIS integration with Workday, BambooHR and HiBob; SpaceOps brings stack and scenario planning to seat level with plans publishable into booking. Billing is per active user, which helps where attendance is uneven. No figures are published, there is no trial, several items including editable floor plans are paid add-ons, and Outlook is not named.
Serraview Eptura Deeper on the space management half if that is the real requirement: block and stack planning, space charge rules, workstation audit and allocation variance reporting, BOMA reports and a monthly occupancy validation cycle. What does not carry over is booking. No self-service booking experience is described for Serraview, and Eptura positions Engage for that, so employees would need a second product. Enterprise scale only, and quote only.
Spacewell Smart Building Suite Spacewell, a Nemetschek company Workplace booking and sensor-driven occupancy analytics inside a wider FM platform, which suits buyers whose scope includes facility operations rather than workplace alone. Its verified profile lives in the facility management category of this directory. What does not carry over is focus: a platform module typically means a heavier implementation and, commonly, a less polished employee booking experience than a dedicated product.
Envoy Workplace Envoy A simpler and more budgetable option if booking and visitor management is the real scope. Published per-module USD prices, Reservations at USD 5 per bookable resource per month annually, plus a genuine free Visitors Basic tier, against OfficeSpace which publishes nothing and whose pricing URL returned HTTP 404. What does not carry over is space planning: Envoy does not describe space allocation at all, so stack plans and moves are out of scope. Module prices exclude an undisclosed platform fee.
