What it is

Spacewell is the current brand for what the FM market knew for thirty years as MCS. The company history on its own site is unusually clear: founded as MCS in Antwerp in 1989, joined the Nemetschek Group in August 2018, rebranded to Spacewell in 2019, acquired Axxerion in January 2019 and DEXMA in December 2020, unified the product line as Spacewell Workplace in March 2022, and launched its maintenance product in 2023 with DEXMA becoming Spacewell Energy.

Three brand names that still circulate are retired, and a buyer should know it. MCS IWMS is gone: the old spacewell.com IWMS solution page now returns 404 and no current product carries the MCS name. Axxerion and Cobundu are also retired, folded into Spacewell Workplace in March 2022. Spacewell has not cleaned up after itself, and a legacy MCS IWMS brand page is still live quoting Axxerion and Cobundu as though current, which is genuinely misleading. If you are shopping for any of those three names, you are shopping for the Spacewell products instead.

The current line is a suite of separately branded products rather than one monolithic IWMS: Spacewell Workplace, the asset and maintenance product (named as Spacewell Asset in the main navigation and as Spacewell Maintenance in the company history), Spacewell Energy, plus Spacewell AI with a Workplace AI Assistant and AI anomaly detection. Published modules across those products include Space and Floorplan Management, Space Simulations, Service Requests and helpdesk ticketing, Reservations and Visitors, Occupancy and IAQ Sensors, Asset Management, Maintenance Planning, Facility Management, Vendor Management, Compliance covering inspections, certifications and audits, and Energy Reporting and Analysis. There is a mobile Asset App and a Workplace mobile app.

The sensing story is the real differentiator. Occupancy and indoor air quality sensors are a first party product line, not an integration, and VergeSense was named as a 2026 partner. Combined with Space Simulations and the AI anomaly detection, Spacewell is better positioned than most of this category for hybrid work and healthy building programmes where measurement has to drive a decision rather than fill a dashboard. Named integrations are concrete: SAP ERP, Oracle ERP, BMS platforms, IoT sensors, REST APIs and Revit.

Compliance credentials claimed for 2026 are specific and unusual: Cyber Essentials Plus in the UK, AIVD certification as a secure software supplier to the Dutch government, and EcoVadis Committed. Delivery includes distribution through Google Cloud Marketplace. Spacewell also claims Verdantix leadership in IWMS and IoT for smart buildings and inclusion in a 2026 Verdantix buyer guide; those are vendor reported.

The disclosure problems are significant. Several capabilities a CAFM buyer treats as fundamental could not be confirmed on any readable vendor page: work order management as described workflow, asset register and hierarchy beyond the module name Asset Management, SLA and KPI management, property and lease operations, BIM and CAD as a capability rather than an integration, and procurement. Some of these appeared in search snippets of get.spacewell.com pages that returned 404. There is no public documentation site. And Spacewell pricing page is the odd one out in this whole profile: it shows tiered plans with real feature and quantity limits, including a stated 500 data point allowance, but no currency amounts at all. You get the shape of the commercial model without a single number.

NoteUnusually, Spacewell publishes a tiered plan page with real feature and quantity limits, including a stated allowance of 500 data points, but no currency amounts at all. Every call to action is Contact sales. Only a tailored demo is offered, and no trial statement was found either way, so free_trial is unknown. Open API is noted as an Advanced plan feature.

Strengths and limitations

Strengths

  • Occupancy and indoor air quality sensing is a first party product line rather than a third party integration, with VergeSense named as a 2026 partner. verified source
  • Named, concrete integrations including SAP ERP, Oracle ERP, BMS platforms, IoT sensors, REST APIs and Revit, which is more specific than most competitors publish. verified source
  • Owned by the Nemetschek Group, a publicly listed holding company, and listed among its portfolio brands. verified source

Limitations

  • A legacy MCS IWMS brand page is still live and quotes Axxerion and Cobundu as if current, although both were folded into Spacewell Workplace in March 2022, which can mislead buyers. verified source
  • The pricing page publishes plan tiers and quantity limits but no currency amounts at all, and there is no public documentation site. verified source
  • Work order management, asset register detail, SLA and KPI management, lease operations and procurement could not be confirmed on any readable vendor page, which is a notable gap given these were present in the legacy MCS positioning. editorial

Who it suits

Organisation sizes: Medium, Enterprise

Spacewell fits workplace and space led programmes in large, multi site organisations, particularly in Europe. The clearest fit is a hybrid work or portfolio rationalisation programme where you need to measure actual occupancy with your own sensors, model alternative layouts with Space Simulations, and act on the result. Having the sensors, the space model and the simulation from one vendor removes a difficult integration that most competitors leave to you. Orsted standardising workplace and facility management across 173 global sites is the reference case Spacewell publishes, and that is the right shape of buyer.

It fits healthy building and sustainability programmes well. Indoor air quality sensing as a first party capability, an Energy product descended from DEXMA with its own reporting and analysis, and AI anomaly detection together make a coherent story for a buyer whose driver is energy cost, carbon reporting or occupant wellbeing rather than maintenance throughput.

Two credentials make it a strong candidate for specific European public sector buyers: AIVD certification as a secure software supplier to the Dutch government, and Cyber Essentials Plus in the UK. Those are narrow but they are exactly the kind of requirement that eliminates every other shortlisted vendor.

Spacewell does not fit a buyer whose primary requirement is hard FM execution. Work order management as a described workflow, SLA and KPI management and procurement could not be confirmed on any readable vendor page. For an FM team whose core problem is PPM compliance and contractor SLAs, MRI Evolution, Service Works Global QFM or eFACiLiTY publish far more convincing evidence.

It does not fit buyers who need lease administration and accounting either; property and lease operations is not stated for the current products, even though it was part of the legacy MCS positioning.

It is a difficult fit for a buyer who needs one SKU. Scope has to be assembled from three separately branded products, and the Spacewell OneUI rollout of a new design language across the portfolio in late 2026 implies the three products still look and behave differently today. Ask to see the actual combined experience rather than three separate demos.

And it is a poor fit for procurement processes that need a price to proceed. The pricing page publishes plan structures and quantity limits but not one currency amount, which is arguably more frustrating than publishing nothing.

Typical use cases. Hybrid work occupancy measurement across a global office estate, feeding space simulation and portfolio decisions. Indoor air quality monitoring and reporting for a wellbeing or certification programme. Energy monitoring, reporting and anomaly detection across a multi site portfolio. Employee service request and helpdesk ticketing with QR code and floorplan based issue reporting. Reservations and visitor management on the same space data. Dutch or UK public sector deployments where AIVD or Cyber Essentials Plus is a gate.

Watch for. That MCS IWMS, Axxerion and Cobundu are retired names, and that a legacy Spacewell page still presents two of them as current. Which of the three products are in the quote. Written confirmation of work order, SLA and procurement capability, none of which is publicly stated. Whether the Nemetschek scale figures you are shown are group figures rather than Spacewell figures, because the about page mixes them.

Alternatives

Planon Integrated Workplace Management Solution Planon The nearest platform-level alternative, marketing workplace and space management as modules of one IWMS. Verified profile lives in the facility management category of this directory. Both are platform purchases decided on breadth and data model rather than on workplace features, so compare the full profiles there rather than on this page.
OfficeSpace OfficeSpace Software Inc. A dedicated workplace and space product instead of a platform module, covering desk and room booking, floor plans with stack plans and asset views, moves adds and changes, visitor management, wayfinding and real-time utilisation reporting. What does not carry over: no facility operations platform, and sensor support could not be verified from the OfficeSpace material, since the word sensor does not appear on the pages read. No pricing is published either.
Robin Robin Powered, Inc. A booking-first alternative for the workplace half only: desks, rooms, lockers and parking, team-day hybrid policies, visitor management, wayfinding, utilisation and forecasting analytics, and explicit Outlook and Teams naming. What does not carry over is the platform: no maintenance or asset management, no sensor-driven occupancy analytics verified, and no portfolio planning equivalent. Robin also publishes no pricing and bills annually only.
Eptura Workplace Eptura The comparable workplace-and-space app inside a different vendor platform, formerly iOFFICE. Verified profile lives in the facility management category. Worth comparing if you are choosing between vendor ecosystems rather than between point products, but note the Eptura portfolio overlap across Eptura Workplace, Engage, Visitor, Archibus and Serraview, which takes more scoping than a single platform with modules.

Frequently asked questions

It is a retired name. The vendor was founded as MCS in Antwerp in 1989, joined the Nemetschek Group in August 2018 and rebranded to Spacewell in 2019. The old spacewell.com IWMS solution page now returns 404 and no current product carries the MCS name. The successors are Spacewell Workplace, the asset and maintenance product, and Spacewell Energy.

No. Both were folded into Spacewell Workplace in March 2022 and are absent from current navigation. Be aware that a legacy Spacewell brand page is still live and quotes both as though current, which is a documentation problem rather than a product offering.

Partly, and oddly. Spacewell publishes a tiered plan page showing feature and quantity limits, including a 500 data point allowance, but no currency amounts anywhere. Every route is Contact sales.

Verify this carefully. Maintenance Planning, Vendor Management and Compliance are named modules, but work order management as a described workflow, SLA and KPI management and procurement could not be confirmed on any readable Spacewell page. Spacewell leads on workplace, space, sensing and energy. Get hard FM capability confirmed in writing.
