FMS:Workplace versus Spacewell
Both of these products come from building-industry parents and both build occupancy sensing in-house rather than buying it as an integration, which makes them unusually direct competitors in the smart workplace segment.
FMS:Workplace is the IWMS from FM:Systems, acquired by Johnson Controls in July 2023 and now being rebranded under the OpenBlue name. It covers space, real estate portfolio, maintenance, assets, occupancy sensors and workplace experience, and FM:Systems claims more than 1,200 customers across more than 80 countries.
Spacewell Smart Building Suite is a Nemetschek Group company, formerly MCS, selling separately named products covering workplace and space, asset and maintenance, and energy, with occupancy and indoor air quality sensing and AI features. It is classified here as workplace FM rather than IWMS, because the three underlying products are separately branded and no single IWMS SKU exists.
This comparison is limited by available evidence on the Spacewell side. Six of the fifteen capabilities tracked here could not be confirmed on any readable Spacewell page, and several Spacewell product paths returned 404 during verification.

Full profileThe main differences
Where they overlap
Both verify space and floor plan management, preventive maintenance, FM helpdesk or service requests, contractor and vendor management, inspections and compliance, mobile apps, reporting and multi-site operation. Both verify BMS and IoT capability with occupancy sensing as a first party product line: FM:Systems with its own workplace occupancy sensor range plus VergeSense integration, Spacewell with occupancy and indoor air quality sensors plus VergeSense named as a 2026 partner. Spacewell adds a reference customer standardising across 173 global sites and a Compliance module covering inspections, certifications and audits. FM:Systems adds bidirectional AutoCAD and Revit integration, which is a stronger claim than one way drawing import and keeps CAD and the space record in sync.
Where the evidence diverges
FM:Systems is the better documented product in this pair by a clear margin, with thirteen of fifteen capabilities verified. Notably, SLA and KPI management and contractor and vendor management are both explicitly stated, which several space led competitors do not state at all, and real estate portfolio and lease operations are verified. Inspections and procurement are unverified for FM:Systems.
For Spacewell, asset register detail, work order management, SLA and KPI management, property and lease operations, procurement and BIM could not be confirmed on any readable vendor page. The asset register case is instructive: Asset Management is named as a module but no register or hierarchy description could be confirmed. Work order management wording was suggested in search snippets of vendor pages that returned 404, and those snippets were deliberately not used. BIM is unverified because Revit and AutoCAD appear on the integrations page but CAD and BIM are not described as product capabilities. None of this means the functions are absent; several of them were present in the legacy MCS positioning. It means Spacewell does not currently publish them, and you cannot assess them before a demo.
If your requirement is contractual service level reporting across an outsourced estate, FM:Systems is the side with a published claim and Spacewell is the side you would have to prove out. SLA matrix design for FM operations and the facility management KPI framework give you the demo script.
Deployment and integration
Both verify cloud; on premise and hybrid are unverified for both. Spacewell has the more specific published integration set: SAP ERP, Oracle ERP, BMS platforms, IoT sensors, REST APIs and Revit, with Open API noted as an Advanced plan feature. FM:Systems verifies SAP ERP, Oracle ERP, BMS, IoT sensors, Revit and Outlook calendar, but a REST API is deliberately not recorded: FMS:Connect is described as an enhanced API without any page stating REST and without a published specification.
Neither has public documentation. FM:Systems offers only a login gated customer portal, and Spacewell has no public documentation site. Both have naming problems that affect procurement. FM:Systems product naming is mid transition with OpenBlue and FMS names on the same page, and the former FMS:Portfolio and FMS:Insight are no longer findable. Spacewell calls its asset and maintenance product Spacewell Asset in site navigation and Spacewell Maintenance in the company history, and a legacy MCS IWMS brand page is still live quoting Axxerion and Cobundu as if current although both were folded into Spacewell Workplace in March 2022. Get the exact SKU names into the proposal in both cases.
Licensing posture
Neither publishes a currency amount, but both pricing pages are more informative than the category norm. FM:Systems names the cost drivers as managed resources, portfolio size, integrations and hardware, and states plainly that trial versions are not offered because of the configuration required, so the absence of a trial is a verified fact rather than an assumption. Spacewell publishes a tiered plan page with real feature and quantity limits, including a stated allowance of 500 data points, but no amounts at all; every call to action is Contact sales and no trial statement was found either way. Support is worth pricing separately on the FM:Systems side: standard support is business hours only, Monday to Friday 08:00 to 20:00 Eastern, with better response on a paid Enterprise Support tier.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

FMS:Workplace

Read the full assessmentWhich to choose
Choose FMS:Workplace when you need the workplace and sensing story but also need the FM operations side to be stated rather than assumed: SLA and KPI management, contractor and vendor management, real estate portfolio and lease operations, and bidirectional CAD so the drawings and the space record do not drift apart. The Johnson Controls relationship is an advantage if you already run their building systems. The counterweights are no trial, no public documentation, business hours only standard support, and a rebranding in progress that makes it hard to be certain what a proposal covers.
Choose Spacewell when occupancy and indoor air quality sensing, energy analysis and AI anomaly detection are the centre of the requirement rather than an add-on, when the Nemetschek relationship or an existing Revit-centred design estate matters, or when the published ERP and REST API integration list is what your architecture needs. Its plan page with real quantity limits is also genuinely more useful for scoping than most in this category.
Evidence gaps. Spacewell is the thinner evidenced side: six unverified capabilities, several vendor paths returning 404, some pages serving WebP binaries rather than HTML to an automated client, and two primary rebrand sources returning HTTP 403. Scale figures on the Spacewell about page are Nemetschek Group figures, not Spacewell, and Spacewell specific headcount, revenue and customer counts are not published. On the FM:Systems side, inspections and procurement are unverified, the founding year is unverified, FMS:Portfolio and FMS:Insight are apparently rather than confirmably retired, and Business Central, Excel, SharePoint, GIS, Power BI, Salesforce, Teams and single sign on are not recorded because they appear only in generic FAQ boilerplate. Treat both capability matrices as the floor, and in Spacewell case ask for the asset register and work order walkthrough first.
Frequently asked questions
This could not be verified. No explicit work order management wording was found on any readable Spacewell page. Search snippets suggested it on vendor pages that returned 404, and those snippets were deliberately not used as evidence. Preventive maintenance planning is verified as a named module. Ask for a work order walkthrough early in any Spacewell evaluation.
Both treat it as a first party product line rather than a third party integration, which is the important point. FM:Systems has its own workplace occupancy sensor range plus VergeSense integration. Spacewell has occupancy and indoor air quality sensors, with VergeSense named as a 2026 partner. Indoor air quality is the Spacewell addition; no performance comparison between the two sensor lines exists in published sources.
FM:Systems states plainly on its pricing page that trial versions are not offered, because of the configuration required. For Spacewell no trial statement was found either way, so it is recorded as unverified. Both offer a tailored demo.
FM:Systems was acquired by Johnson Controls in July 2023, verified on both the Johnson Controls newsroom and independent trade reporting, and the product is being rebranded under the OpenBlue name. Spacewell is a Nemetschek Group company, formerly MCS, and remains a current Nemetschek brand.
