Archibus by Eptura Alternatives
Archibus by Eptura is one of the longest established IWMS products in the market, and two of its characteristics are genuinely hard to replace. It is marketed as a FedRAMP Authorized and on premise IWMS, a real on premise option that most competitors no longer offer, and it publishes a module level Knowledge Center without a login, with a stated core release of Archibus V.2026.01. If either of those is a requirement, your alternatives list is short.
Buyers look elsewhere for three reasons. The first is the buying route: Archibus is sold only through the Eptura global partner network, so there is no direct vendor pricing and no self serve entry, and the partner becomes part of the evaluation. The second is published capability gaps. SLA and KPI management, contractor management and procurement are not stated anywhere public, which this directory records as unverified rather than absent, but it is a real problem for outsourced FM and service provider contracts where SLA tracking is the core requirement. The third is consistency: the Archibus estate spans legacy Web Central alongside newer SaaS, Workplace and OnSite clients, so capability parity across deployment flavours is not uniform and you need to confirm which client each demonstrated feature belongs to.
The nearest alternatives in the same class are Planon, which verifies all fifteen tracked capabilities including the SLA, contractor and procurement functions Archibus does not publish, and IBM Maximo Real Estate and Facilities, which matches Archibus on public documentation and on premise hosting while bringing Maximo Application Suite licensing context into the decision. FMS:Workplace is the better evidenced option where SLA and KPI management and contractor management are non-negotiable. Nuvolo Connected Workplace suits regulated and healthcare estates, with FedRAMP High authorisation and a ServiceNow foundation. For higher education specifically, AssetWorks AiM is purpose-built, though thinly evidenced, and zLink matches Archibus on public API documentation and CAD and BIM drawing handling at a smaller scale.
The Planon pairing comes up often enough that we treat it separately in Archibus versus Planon. Whichever way you go, no vendor in this category publishes a price figure, so comparison means parallel quotes against one written requirement.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
Serraview
Eptura
Serraview is Eptura space and portfolio management software for large corporate real estate estates. It covers floor plan management, block and stack planning, team and neighbourhood allocation, chargeback, occupancy validation and utilisation reporting from badge and sensor data.
Why consider it: The direct Eptura sibling and the comparison nobody can avoid: both sit under Specialized Solutions, both address complicated estates and portfolio planning, and Eptura publishes no decision rule separating them. Serraview is profiled in this category with its documented block and stack planning, chargeback rules, workstation audits, BOMA reports and occupancy validation cycle. Expect to resolve the choice in a sales conversation rather than from published material.

Planon Integrated Workplace Management Solution
Planon
Planon is a Dutch IWMS vendor, now majority owned by Schneider Electric, selling a broad integrated workplace management suite covering real estate, maintenance, space and workplace services on the Planon Platform.
Why consider it: The nearest non-Eptura platform comparison, marketing workplace and space management as modules of a single IWMS, which is a simpler portfolio to scope than the Eptura spread across Workplace, Engage, Visitor, Archibus and Serraview. Verified profile lives in the facility management category of this directory. Decided on platform breadth and data model, not on workplace features.

FMS:Workplace
FM:Systems, a Johnson Controls company
FMS:Workplace is the IWMS from FM:Systems, acquired by Johnson Controls in July 2023 and now being rebranded under the OpenBlue name. Covers space, real estate portfolio, maintenance, assets, occupancy sensors and workplace experience.
Why consider it: Space management as a named module of an FM platform rather than an application area of an enterprise space product. Verified profile lives in the facility management category. Likely a lighter purchase, with the usual trade that a general module may not match specialist depth on chargeback rules, workstation audits or BOMA area calculations.

OfficeSpace
OfficeSpace Software Inc.
OfficeSpace is workplace and space management software covering desk and room booking, interactive floor plans, stack plans, moves adds and changes, visitor management, wayfinding and workplace analytics. The vendor now positions it as an AI operating system for workplace and facilities teams.
Why consider it: A dedicated product rather than an enterprise platform, and the better choice when the buyer is a workplace team rather than corporate real estate: booking, floor plans, stack plans, moves adds and changes, visitor management, wayfinding and utilisation reporting. What does not carry over is portfolio machinery. Nothing published shows chargeback rules, BOMA area reporting or an occupancy validation cycle, and no pricing is published.

What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
