Archibus versus MRI ManhattanONE
Archibus by Eptura is one of the longest established IWMS products in the category, covering real estate and lease management, space planning, capital projects, asset management and maintenance. Eptura markets a FedRAMP Authorized government offering and a genuine on premise deployment option, which most competitors no longer offer. Eptura targets enterprise buyers, and the product is sold through a global partner network rather than direct.
MRI ManhattanONE is MRI Software corporate real estate led IWMS suite, presented as twelve named modules spanning lease accounting, transactions, space, utilisation, projects, facilities maintenance and sustainability, aimed at multi country portfolios. It is also, by a wide margin, the thinnest profile in this category.
This comparison is limited by available evidence on one side. Nine of the fifteen capabilities tracked here could not be verified for ManhattanONE from any published source, and MRI states no deployment model at all. What follows compares what each vendor is willing to publish, which is a fair basis for shortlisting but not a substitute for a scripted demo.

Full profileThe main differences
Where they overlap
Both are corporate real estate led IWMS products rather than maintenance first tools, and both are pitched at enterprise portfolios. Space management, property and lease operations, mobile access, reporting and multi-site handling are verified for both. Both address dual-regime lease accounting, Archibus through centralised lease data with automated alerts and a documented Real Property module, ManhattanONE through Leasing, Lease Compliance and Transactions modules that name FASB ASC 842 and IFRS 16 explicitly, with multi currency, multi language and multi accounting support. ManhattanONE also has a Transactions module handling acquisition and disposition scenario modelling, a corporate real estate capability most CAFM products do not attempt at all.
Where the evidence diverges
Archibus has far more published detail. Eleven of fifteen capabilities are verified, including corrective and preventive maintenance, a documented Service Desk, condition assessment, compliance and health and safety modules, offline work logging through OnSite and mobile apps, a BIM Viewer with Autodesk named, and report manager with BIRT reporting and scheduled reports. Three are unverified for Archibus: SLA and KPI management, contractor management and procurement. Those are recorded as unverified, not absent, but their absence from public material is a gap for outsourced FM and service provider use.
For ManhattanONE the unverified list is much longer: asset register, work orders, preventive maintenance, FM helpdesk, SLA management, contractor management, inspections, BIM and procurement. A Facilities Maintenance module is named on the vendor page but its scope is not described. Real time KPI monitoring is stated in the Decision Support module, but SLA management is not, and the two cannot be conflated. Hard FM depth is simply not evidenced on the vendor page, and MRI addresses that ground with a different product, MRI Evolution. If maintenance execution is central to your requirement, the honest reading is that ManhattanONE plus Evolution is the MRI answer, not ManhattanONE alone. Design your asset structure before you choose either, using asset hierarchy design for CAFM and EAM.
Deployment, documentation and integration
Archibus is the only one of the two with a verified deployment answer: cloud and on premise are both stated, with FedRAMP Authorized status marketed for government use. Eptura notes that the FedRAMP authorisation does not automatically extend to global deployments, which may need separate local compliance options. For ManhattanONE, cloud, on premise and hybrid are all unverified, because MRI states none of them. Archibus publishes a module level Knowledge Center without a login, including a stated core release of Archibus V.2026.01. MRI publishes no documentation for ManhattanONE and names no ERP integration beyond the generic word ERP, which makes pre-purchase technical assessment difficult.
Archibus names IoT systems, GIS and Revit or BIM integration. ManhattanONE names BMS as a connected system and captures data from sensors and IoT devices, which is a slightly stronger BMS claim than Archibus makes. Neither claims a REST API in terms this directory will record.
Licensing posture
Neither vendor publishes a figure. Archibus is subscription based; the Eptura pricing page shows comparison tables with no currency amounts, states that agreements run for no less than one year and that annual fees are based on user counts, and at verification still contained unfinished placeholder text. Because Archibus is sold only through partners, the real number is set in a partner quote. ManhattanONE is quote only, with Request Demo and Request Info as the only routes. A figure of roughly one thousand US dollars per month circulates on review aggregators for ManhattanONE; it is not vendor published and is deliberately excluded here. Archibus offers a demo and no trial. MRI makes no statement about a trial or free version either way.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Read the full assessmentWhich to choose
Choose Archibus when you need a single system to carry both the portfolio and the maintenance workload, when on premise or FedRAMP hosting is a requirement, or when your evaluation process depends on reading real documentation before committing. The counterweights are partner-only purchasing with no direct vendor price or self serve entry, an estate that spans legacy Web Central alongside newer SaaS, Workplace and OnSite clients so capability parity across deployment flavours is not uniform, and the unverified status of SLA, contractor and procurement functionality.
Choose MRI ManhattanONE when the problem you are solving is genuinely corporate real estate: multi country lease compliance under both FASB ASC 842 and IFRS 16, transaction scenario modelling, utilisation across a global portfolio. On that ground it is specific and credible. Do not choose it on the assumption that the facilities maintenance side matches a CAFM, because MRI does not describe it, and plan for a second MRI product if you need that depth.
Evidence gaps. ManhattanONE is the weaker evidenced side by a clear margin: nine unverified capabilities, no stated deployment model, no public documentation, no named ERP integration and a vendor page that is internally inconsistent about the product name, using both ManhattanONE and MRI Manhattan. The Manhattan Software lineage, including a 2014 MRI acquisition and earlier Trimble ownership, appears only in third party sources and is excluded here. On the Archibus side, Eptura corporate ownership was not verified on an Eptura owned page. Both profiles should be treated as a floor on capability rather than a ceiling, and a structured demo script is the only way to close the gap. For a wider field, see the CAFM software buyer comparison.
Frequently asked questions
This could not be verified from published sources. MRI names a Facilities Maintenance module on the ManhattanONE page but does not describe work order workflow or preventive maintenance scheduling. This directory records both as unverified rather than absent. MRI addresses that ground explicitly with a different product, MRI Evolution.
Yes. Eptura markets Archibus as a FedRAMP Authorized and on premise IWMS, which is a genuine on premise option that most competitors in this category no longer offer. Eptura also states that the FedRAMP authorisation does not automatically extend to global deployments.
Neither publishes a figure. Archibus is subscription based and sold only through Eptura partners, so the price is set in a partner quote; the Eptura pricing page states annual fees are based on user counts with agreements of no less than one year, but shows no amounts. ManhattanONE is quote only. An aggregator figure for ManhattanONE exists but is not vendor published and is excluded from this directory.
It is a common third name on the same shortlist. We publish a dedicated article on that pair, Archibus versus Planon, which goes further into platform architecture and partner model than a directory page can.
