IBM Maximo Real Estate and Facilities versus MRI ManhattanONE
Both of these are corporate real estate led IWMS products for enterprise portfolios, and both are strongest where lease accounting and portfolio planning are the real workload rather than maintenance execution.
IBM Maximo Real Estate and Facilities is the successor to IBM TRIRIGA, delivered inside IBM Maximo Application Suite. IBM describes it as the evolution of TRIRIGA, and the documentation carries a dedicated migration section covering database, user, license and file migration for existing TRIRIGA customers. It covers real estate and lease accounting, space and move management, capital planning and facilities maintenance, with cloud, on premises and hybrid deployment all verified.
MRI ManhattanONE is MRI Software corporate real estate IWMS suite, presented as twelve named modules spanning lease accounting, transactions, space, utilisation, projects, facilities maintenance and sustainability for multi country portfolios.
This comparison is limited by available evidence on the MRI side. Nine of the fifteen capabilities tracked here are unverified for ManhattanONE and MRI publishes no deployment model. IBM has five unverified. So this is a comparison of two partially documented products, one considerably better documented than the other.

Full profileThe main differences
Where they overlap
The verified overlap is the real estate core. Both have space management, property and lease operations, mobile access, reporting and multi-site portfolio handling. Both name the dual accounting regimes that make or break a corporate real estate purchase: IBM offers lease creation and accounting with journal entries alongside AI powered lease abstraction that extracts key dates, financial terms and clauses from lease documents, and cites leadership in the IDC MarketScape for AI enabled lease administration 2026. MRI names FASB ASC 842 and IFRS 16 explicitly in its Lease Compliance module, with multi currency, multi language and multi accounting support for global portfolios.
Both also address IoT. IBM states IoT integration and connected IoT data without separately naming building management system integration. MRI states that ManhattanONE captures data from sensors and IoT devices and names BMS as a connected system, which is marginally the more specific BMS claim of the two.
Where the evidence diverges
IBM publishes considerably more. Ten of fifteen capabilities are verified, including an asset register covering locations, organizations, people, assets, specifications and geography; work orders described as mobile optimised; maintenance and operations with a Gantt scheduler in the documentation; space management with layout planning, dynamic space planning, moves, reservations and ghost booking removal; and capital planning with procurement and project workflows. Five are unverified for IBM: FM helpdesk, SLA management, contractor management, inspections and BIM. The documentation refers to a requesters role and documents CAD including CAD user roles and drawing management, but neither a helpdesk module nor BIM or Revit is named, so both stay unverified.
For ManhattanONE the unverified set is wider and sits almost entirely on the hard FM side: asset register, work orders, preventive maintenance, FM helpdesk, SLA management, contractor management, inspections, BIM and procurement. A Facilities Maintenance module is named but its scope is not described. Real time KPI monitoring is stated in the Decision Support module while SLA management is not, and this directory will not conflate the two. MRI itself addresses maintenance depth with a different product, MRI Evolution, which is the clearest available signal about where ManhattanONE is meant to stop.
On the distinctive side, ManhattanONE has a Transactions module handling acquisition and disposition scenario modelling, a corporate real estate capability most products in this category do not attempt. That is a genuine differentiator against IBM, whose capital planning covers project and procurement workflow rather than transaction modelling.
Deployment and integration
This is where the two separate decisively. IBM verifies cloud, on premises and hybrid, and offers three commercial routes: AWS Marketplace Essentials SKUs for Space Management, Lease Management and Capital Planning, cloud SaaS Standard or Premium within MAS, and customer managed cloud, on premises or hybrid within MAS. IBM publishes detailed documentation without a login, including database specific preparation and tuning guidance for Db2, Oracle and SQL Server. MRI states no deployment model at all for ManhattanONE, publishes no documentation, and names no specific ERP integration beyond the generic word ERP. Verified IBM integrations are IoT sensors and single sign on; Oracle is explicitly a supported database rather than an integration and is not recorded as one.
Licensing posture
Neither publishes a figure. IBM is subscription based and offers a price estimator and a quote request; AWS Marketplace listings for the Essentials SKUs may carry figures but were not opened, so no amount is recorded. There is no trial, only a product tour, an interactive demo and a booked live demo. MRI is quote only with Request Demo and Request Info as the sole routes, and makes no statement about a trial or free version. An aggregator figure of roughly one thousand US dollars per month circulates for ManhattanONE; it is not vendor published and is excluded here.

Read the full assessmentWhich to choose
Choose IBM when you need the real estate scope and also need to answer hosting, database and integration questions before you sign. The published documentation, the three deployment models and the three commercial routes make this the more assessable purchase by a wide margin, and the lease abstraction capability is a real advantage where you have a large, messy document estate. The counterweights are that you are taking on Maximo Application Suite licensing context, so the decision is larger than the facilities requirement, and that existing TRIRIGA customers face a documented platform migration with post migration tasks.
Choose MRI ManhattanONE when your requirement is specifically multi country corporate real estate and the transaction side is part of it: lease compliance under both FASB ASC 842 and IFRS 16, acquisition and disposition scenario modelling, utilisation across a global portfolio, with multi currency and multi accounting support. On that ground it is credible and specific. Do not choose it expecting CAFM grade maintenance depth, because MRI does not describe it, and budget for a second MRI product if you need that.
Evidence gaps on both sides. ManhattanONE is the weaker evidenced side: nine unverified capabilities, no stated deployment model, no documentation, no named ERP integration, no stated price or trial, and a vendor page that is internally inconsistent about the product name, using both ManhattanONE and MRI Manhattan. The Manhattan Software lineage, including a 2014 MRI acquisition and earlier Trimble ownership, appears only in third party sources and is excluded. On the IBM side, five capabilities are unverified, exact 9.2 release dates could not be confirmed, and naming is ambiguous across ibm.com where the TRIRIGA product URL serves a Maximo branded page while a separate TRIRIGA support hub persists. Frequently asked questions
Both are credible and they emphasise different things. IBM offers lease creation and accounting with journal entries plus AI powered lease abstraction from lease documents. MRI names FASB ASC 842 and IFRS 16 explicitly with multi currency, multi language and multi accounting support for global portfolios. If you report under two regimes across many countries, test both against your own lease population rather than choosing on the published wording.
This could not be verified. MRI states no deployment model for ManhattanONE, so cloud, on premise and hybrid are all recorded as unverified in this directory. IBM, by contrast, states cloud, on premises and hybrid explicitly.
IBM has verified work orders and maintenance with a Gantt scheduler, though helpdesk, SLA management, contractor management and inspections are unverified. For ManhattanONE the whole maintenance execution set is unverified, and MRI sells a separate product, MRI Evolution, for that ground. Neither should be assumed to cover a service provider SLA operation without a demonstration.
Neither publishes a figure. IBM offers a price estimator and a quote request. MRI is quote only. An aggregator price exists for ManhattanONE and is deliberately excluded from this directory because it is not vendor published.
