MRI ManhattanONE
by MRI Software
MRI ManhattanONE is a corporate real estate led IWMS suite of twelve named modules covering lease accounting, transactions, space, utilisation, projects, facilities maintenance and sustainability for multi country portfolios.
What it is
MRI ManhattanONE is MRI Software corporate real estate and workplace suite, descended from Manhattan Software. The vendor is inconsistent about the name on its own page: the title and image alt text say ManhattanONE while the body copy says MRI Manhattan. Treat ManhattanONE as the product name and be prepared for both in contracts.
The suite is published as twelve named modules: Decision Support, Financials, Transactions, Leasing, Lease Compliance, Space, Room and Desk Booking, Utilization, Projects, Facilities Maintenance, Sustainability and Mobile Apps. That module list is the single most useful fact about the product, because it tells you where the depth actually sits. Four of the twelve are financial or transactional, and the lease compliance story is explicit: FASB ASC 842 and IFRS 16 are both named. Transactions handles acquisition and disposition scenario modelling, which is a genuinely specialised capability that most CAFM products do not attempt at all.
The workplace side is credible rather than leading. Space and Utilization cover space utilisation tracking, and Room and Desk Booking is a separate module. MRI states the platform captures data from sensors and IoT devices and names BMS and ERP as systems it connects to, through what it calls an open architecture. Decision Support provides real time KPI monitoring, alerts, approval controls and workflows. Mobile apps exist for technicians and employees.
Internationalisation is where ManhattanONE separates itself from most of this category. MRI states multi currency, multi language and multi accounting support for global portfolios, and the case studies on the product page are a global retailer, a global bank and a global consultancy. Multi accounting in particular matters: if you report under two accounting regimes in parallel, most systems force a reporting layer workaround and this one claims to handle it natively. Verify the detail, but the claim is the right shape for a multinational buyer.
The disclosure gaps are significant and should temper enthusiasm. MRI states no deployment model on the product page. There is no public documentation. There is no price, no stated trial, and no statement either way about a free version. Several capabilities a CAFM buyer would treat as table stakes are simply not described: asset register and hierarchy, work order management as a described workflow rather than a module name, preventive maintenance scheduling, an FM helpdesk, SLA management, contractor and supplier management, inspections and audits, procurement and purchase orders, and BIM or CAD integration. The Facilities Maintenance module is named but not described. None of that means the capability is absent. It means MRI does not publish it, and you cannot build a requirements matrix from the vendor site alone.
There is a structural point about MRI itself that buyers consistently miss. MRI sells two products into this space. ManhattanONE is the corporate real estate and lease led IWMS. MRI Evolution, the former FSI Concept Evolution, is the FM and CAFM product with the hard maintenance, compliance, SLA and contractor depth. They are separately marketed and separately priced. If an MRI sales conversation starts with ManhattanONE and your real problem is PPM compliance and contractor SLAs, ask to see Evolution instead, or understand what a two product purchase costs.
One pricing warning. A figure of around 1,000 dollars per month circulates for this product on review aggregators. MRI publishes no price. Do not use the aggregator figure for anything.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Strengths and limitations
Strengths
- Lease compliance explicitly covers both FASB ASC 842 and IFRS 16, with multi currency, multi language and multi accounting support for global portfolios. verified source
- A Transactions module handles acquisition and disposition scenario modelling, a corporate real estate capability most CAFM products do not attempt. verified source
Limitations
- The vendor page is internally inconsistent about the product name, using both ManhattanONE and MRI Manhattan, and states no deployment model, price or trial. verified source
- Hard FM depth is not evidenced on the vendor page. Work orders, PPM, helpdesk, permits, contractor SLAs and procurement are not described, and MRI addresses them with a different product, MRI Evolution. editorial
- No public documentation and no named ERP integrations beyond the generic word ERP, which makes pre purchase technical assessment difficult. editorial
Who it suits
Organisation sizes: Enterprise
ManhattanONE fits corporate real estate functions in large multinational organisations. The clearest fit is a group that holds hundreds or thousands of leases across multiple countries and currencies, reports under FASB ASC 842 and IFRS 16, and needs lease compliance, financials and transaction modelling on the same data as space and occupancy. In that scenario the module set is well matched and the multi currency, multi language and multi accounting support is doing real work.
It also fits organisations running a portfolio rationalisation or hybrid work downsizing programme, where Utilization data needs to feed Transactions scenario modelling and then Projects delivery. Having those on one platform is a legitimate advantage over stitching an occupancy tool to a separate lease system.
ManhattanONE does not fit an FM team buying a CAFM system. The vendor publishes no detail on asset hierarchies, work order workflow, PPM scheduling, helpdesk, SLA tracking, contractor management, permits or procurement. Those are the core of day to day FM, and MRI puts them in a different product. Buying ManhattanONE to run hard FM would be buying the wrong half of MRI portfolio.
It does not fit small or mid sized organisations either. Everything about the positioning, the case studies and the sales process is enterprise, and there is no self serve entry.
It is a poor fit for any buyer whose procurement process requires documented technical evidence before shortlisting. With no published deployment model, no public documentation, no named ERP integrations beyond the generic word ERP, and no stated API standard beyond "open architecture", you will be relying entirely on what MRI tells you in a controlled demo. If that is unacceptable, insist on written answers to a written requirements matrix and a reference call with a customer of comparable scale and geography.
Typical use cases. Global lease portfolio administration with dual regime accounting. Lease event and critical date management across jurisdictions. Acquisition and disposition scenario modelling for estate strategy. Space and occupancy measurement driving portfolio decisions. Room and desk booking for a hybrid office estate. Capital project tracking against real estate plans. Sustainability reporting tied to the same building records.
Watch for. The ManhattanONE versus MRI Manhattan naming inconsistency in contract documents. Whether you are being sold ManhattanONE, MRI Evolution, or both. Which of the twelve modules are actually in the quote. Deployment model, data residency and hosting responsibility, none of which MRI publishes. And ignore any price you find on a review site.

Frequently asked questions
Yes. MRI uses both strings on the same product page, with ManhattanONE in the page title and MRI Manhattan in body copy. Expect both in vendor documents and confirm which name appears on the contract.
They solve different problems. ManhattanONE is corporate real estate and lease led. MRI Evolution, formerly FSI Concept Evolution, is the FM and CAFM product with asset registers, PPM, SLA monitoring, contractor management and compliance. If your requirement is day to day maintenance delivery, ask for Evolution.
MRI does not state a deployment model on the product page. The page references hosting and deployment services and an MRI Cloud Status page, but no model is published, so this should be confirmed in writing.
No. The product page offers only a demo or information request. Prices you find on review aggregators are not vendor published and should not be used for budgeting.
