What it is

MRI Evolution is the product UK facilities managers still call Concept Evolution. FSI built it, MRI Software acquired FSI in August 2021 and announced the rename in June 2022. The rebrand is now complete, which creates a practical problem: a buyer searching for Concept Evolution finds no current product page, only a 2022 announcement, and the MRI Evolution pages never mention FSI. If your incumbent system is Concept Evolution, this is it.

Unlike MRI ManhattanONE, this is a genuine CAFM product and the vendor describes the operational detail. There is an asset register tracking equipment from purchase to disposal with alerts for hazardous assets. Maintenance covers both planned and reactive, with locked PPM schedules and SLA targets. The helpdesk escalates critical calls, and there is self service maintenance request raising. Contract management and SLA monitoring are first class, as is supplier management, with a dedicated contractor management capability including contractor portals and mobile access.

The compliance story is the strongest in this profile and the reason Evolution keeps winning in regulated UK estates. MRI describes checklists, inspection scheduling, certificate management and audit trails, and critically states that tasks stay open until required documents are confirmed. That is a hard enforcement mechanism rather than a reporting view, and it is exactly what an auditor asks for when testing statutory compliance on fire, water, lifts or electrical safety. The hazardous asset alerting sits in the same family.

Mobile is a suite rather than a single app. The field application is Evolution GO, offline capable with barcode and QR scanning, photo upload and real time sync back to the asset database. MRI also describes role specific apps for cleaners, porters and security, which suits a soft services operation as well as hard FM. BIM is supported through upload of IFC files into an interactive 3D building model, in product rather than as a partner add on, which is unusual at this tier. Smart building and IoT connectivity goes through an MRI Energy Management and IoT Hub.

A feature that matters disproportionately for FM service providers: role based data segregation by facility, contract or region. If you are a managing agent or an outsourced FM provider running multiple clients on one tenancy, that is the control you need and most CAFM products handle it badly. MRI states 60,000 plus MRI Evolution users and 400 plus FM clients worldwide.

The gaps are clear and consistent. Space and floor plan management, property and lease operations, and procurement and purchase orders are not stated for Evolution. MRI sells those in separate products, so a full IWMS scope here is a multi product purchase. On integrations MRI names almost nothing specific: "Open APIs" in a comparison table, IoT and smart building technologies at category level, and ERP, finance, property management and reporting tools referenced generically with no vendor named. Deployment model, price and trial are all unpublished. A 5,000 dollar starting figure circulates on review aggregators and is not vendor published.

Strengths and limitations

Strengths

  • Compliance enforcement is built into task workflow: MRI states tasks stay open until required documents are confirmed, alongside certificate management and audit trails. verified source
  • Role based data segregation by facility, contract or region suits FM service providers running multiple client contracts on one system. verified source
  • BIM support is in product through IFC file upload into an interactive 3D building model, rather than requiring a partner add on. verified source

Limitations

  • MRI names no specific third party integration anywhere for this product, only open APIs and generic categories, and publishes no deployment model, price or trial. verified source
  • Space and floor plan management, lease operations and procurement are not stated for Evolution, so a full IWMS scope requires buying a second MRI product and integrating the two. editorial
  • The Concept Evolution name has been fully retired in marketing, which leaves long standing customers and the wider FM market using a product name that no longer resolves to any vendor page. editorial

Who it suits

Organisation sizes: Medium, Enterprise

MRI Evolution fits in house FM teams and outsourced FM service providers managing multi site estates where statutory compliance is the dominant risk. It is particularly strong for UK and Irish buyers: the product grew up against UK FM practice, the compliance and certificate model reflects it, and the London sales and support presence is real. NHS trusts, local authorities, education estates, retail and leisure chains and managing agents are the natural constituency.

The single best reason to shortlist it is the compliance enforcement. If you need to prove to an auditor or an insurer that statutory tasks cannot be signed off without the certificate attached, Evolution states that behaviour explicitly where most competitors offer only a report that someone has to read. Combine that with inspection scheduling, audit trails and hazardous asset alerting and it is a coherent compliance platform rather than a set of features.

It is also the right MRI product for service providers. Role based data segregation by facility, contract or region, contractor portals, contract and SLA monitoring, and role specific mobile apps for cleaning, portering and security together describe a multi client operation. That is a different buyer from ManhattanONE.

MRI Evolution does not fit a corporate real estate team. Space and floor plan management and lease administration are not stated for this product. MRI puts those in ManhattanONE and its Workplace Management line, so an IWMS scope means two purchases, two implementations and an integration between them. Price that honestly before assuming Evolution covers an IWMS brief.

It does not fit small single site operations. MRI itself notes that basic tools may suffice for those, though it does also pitch at growing SMEs. And it does not fit buyers who need procurement and purchase order handling inside the CAFM system, or documented, named ERP integrations before signing. The integration disclosure is genuinely thin: open APIs with no named counterparties is not enough to plan an integration programme.

Typical use cases. Statutory compliance management across a multi site estate with certificate enforcement. Planned preventive maintenance programmes with locked schedules and SLA targets. Reactive helpdesk with escalation of critical calls. Outsourced FM contract delivery with per client data segregation and contractor portals. Mobile field delivery in buildings with poor connectivity, using Evolution GO offline. Replacing a legacy Concept Evolution installation.

Watch for. Which MRI product the proposal actually covers. Whether space, lease or procurement requirements push you into a second product. The deployment model and hosting responsibility, which MRI does not publish. Named integrations in writing rather than "open APIs". And reporting, where MRI claims customisable reports without naming the underlying BI stack.

Alternatives

QFM Service Works Global The closest UK CAFM comparison. Both verify asset lifecycle, PPM scheduling, helpdesk, contractual SLA tracking, contractor performance, inspections, offline mobile and BIM. QFM goes further on PPP and PFI contract performance with a separate product, P3rform, and on IoT through Senslinc.
CAFM Explorer Idox Another UK CAFM at a similar tier, with verified helpdesk, planned and reactive maintenance, SLA tracking, contractor management and procurement, plus a genuine on premise option. Thinly evidenced: all CAFM Explorer capability evidence comes from a 2021 brochure because the Idox product pages do not render to a plain fetch.
eFACiLiTY SIERRA ODC Private Limited A directly comparable modular CAFM with a much wider published module set, including permit to work, and far more specific named integrations covering SAP ERP, Oracle ERP, BMS and BAS and Azure AD single sign on. Hosting is multi tenant Azure in Central India, which is a data residency question for UK and EU buyers.
FAMIS 360 Accruent A cloud CAFM for large multi-site estates with verified work orders, PPM, space and procurement plus public documentation available without a login, which MRI does not provide. SLA and KPI management and contractor management are unverified for FAMIS 360, so it is the weaker fit for service provider contracts.
Planon Integrated Workplace Management Solution Planon The step up in scope rather than a like for like swap. Planon adds verified space management, lease accounting and procurement, which are unverified for Evolution, so it is the alternative when a full IWMS is needed instead of two integrated MRI products.

Frequently asked questions

Yes. MRI Software acquired FSI in August 2021 and announced in June 2022 that Concept Evolution would be known as MRI Evolution. The current product pages use only the MRI Evolution name and do not mention FSI, so searching for Concept Evolution now returns only the 2022 announcement.

This is its strongest area. MRI describes checklists, inspection scheduling, certificate management and audit trails, and states that tasks stay open until required documents are confirmed. There is also alerting on hazardous assets.

Not as stated capabilities of Evolution. MRI covers space, floor plans and lease operations in separate products such as its Workplace Management line and ManhattanONE. Plan for a two product purchase if you need both.

MRI does not state a deployment model on the current product pages. The 2022 announcement described Concept Evolution as cloud based, but that is a statement about the predecessor branding. Confirm hosting and data residency in writing.
