What it is

FAMIS 360 is Accruent cloud based facility management platform. The name is literal: Accruent merged two formerly separate product brands, FAMIS and 360Facility, into one brand on 26 October 2020. That history is still visible in the product, most obviously in the documentation, which is served under a /360facility/ path. It is worth asking an Accruent sales engineer which lineage your tenant would actually run, because two merged code lines rarely converge completely.

Capability wise this is a solid, broad CAFM rather than a full IWMS. Accruent states an asset register, work order management, preventive maintenance scheduling, an FM service request function it brands Service Assist, space and floor plan management, inspections and audits, procurement and purchase orders, reporting and dashboards, and portfolio visibility. Beyond the core there are some genuinely distinctive modules: utilities and energy metering and billing, room reservations, projects and budgets, and incident tracking. Utility metering and tenant billing inside the CAFM is unusual and valuable if you recharge energy to occupiers.

Mobile is covered by a FAMIS 360 mobile offering including a request flow and an asset assistant. The API is a FAMIS 360 API with OData, documented in release notes rather than in a dedicated API reference, which is thinner than it should be for an enterprise product. AutoCAD is named in the product page FAQ. Revit and BIM are not named, so this profile records CAD but not BIM.

Three capabilities a CAFM buyer would expect are not stated anywhere public: SLA and KPI management, contractor and supplier management, and BMS and IoT integration. That combination is a meaningful gap. If you run outsourced FM where contractor performance against SLA is the contract mechanism, FAMIS 360 does not publish evidence that it handles it. Accruent sells occupancy sensing and digital twin capability as a separate product, Accruent Space Intelligence, so smart building functionality is an additional SKU rather than part of FAMIS 360.

Release management is a real consideration. Accruent applies quarterly auto upgrades, with the 24.04 release applied automatically on 20 April 2024 as the documented example. You get current functionality without an upgrade project, and you get limited control over timing. For a regulated estate with validation requirements, confirm what notice and what regression window you are contractually given.

Ownership is stable and verifiable. Accruent is a Fortive Corporation company, named in Fortive Intelligent Operating Solutions segment in the Fortive Form 10-K for FY2025 filed 25 February 2026. Importantly, the 2025 Fortive spin off of Ralliant was the precision hardware business, not software, and the subsequent Fortive 10-Q for the quarter ended 2 October 2026 still shows two segments and announces no software divestiture. So Accruent ownership is current, not stale.

Pricing deserves specific attention because Accruent does something unusual. It does publish figures, but only for its self serve products: Maintenance Connection, RedEye and Space Intelligence. FAMIS 360 routes to a personalised quote with no figure. Likewise, Accruent offers a trial for Maintenance Connection but not for FAMIS 360. If you see a price or a trial attached to FAMIS 360 anywhere, check which Accruent product it actually belongs to.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Strengths and limitations

Strengths

  • Public product documentation is available without a login, which is rare in this category and allows real pre purchase assessment. verified source
  • Utilities and energy metering and billing sit inside the same product as the asset register and work orders, which is unusual for a CAFM. verified source
  • Ownership is current and verifiable: Accruent is named in Fortive Intelligent Operating Solutions segment in the Fortive FY2025 Form 10-K, and the 2025 Ralliant spin off was hardware, not software. verified source

Limitations

  • Accruent publishes prices and a trial for other products in its portfolio but neither for FAMIS 360. verified source
  • SLA and KPI management, contractor and supplier management and BMS or IoT integration are not stated anywhere public, which is a material gap for outsourced FM and smart building use cases. editorial
  • The API is documented only through release notes rather than a proper public API reference, and the product is a merger of two formerly separate code lines whose convergence is not described. editorial

Who it suits

Organisation sizes: Medium, Enterprise

FAMIS 360 fits large, multi site, in house facilities operations where the estate is owned or long leased and the problem is operational throughput rather than lease accounting. Accruent positions it at public sector, corporate real estate and higher education, and those are the right fits. State and local government portfolios, school districts, university campuses, hospital systems and large corporate estates all map well onto the module set.

It is a notably strong fit where utility recharging matters. Utilities and energy metering and billing inside the same system as the asset register and work orders is rare. If you bill energy to tenants, departments or campus units, that alone can justify shortlisting, because the alternative is usually a separate billing system reconciled by hand.

The projects and budgets plus incident tracking modules make it a good fit for organisations that want capital work and operational maintenance in one place, and for estates with a safety incident reporting obligation. Room reservations cover light workplace needs without buying a separate booking tool.

FAMIS 360 does not fit outsourced FM delivery or managing agent models. With no stated SLA and KPI management and no stated contractor or supplier management, the contract mechanisms that service providers live by are undocumented. A UK style CAFM such as MRI Evolution or Service Works Global QFM, or a contractor first platform such as ServiceChannel or Corrigo, is a better starting point for that model.

It does not fit smart building programmes either, at least not alone. BMS and IoT integration is not stated for FAMIS 360, and Accruent puts occupancy sensing and digital twin work in Space Intelligence as a separate purchase. Budget for two products if that is your direction.

It is also a weak fit for small organisations. There is no published price and no trial, and the positioning is multi site. Accruent own Maintenance Connection is the lighter, self serve, published price option in the same portfolio, and for a small team that is the more honest comparison.

Typical use cases. Consolidating campus or district wide maintenance onto one work order system with a single asset register. Preventive maintenance compliance across hundreds of buildings. Utility metering and recharge to departments or tenants. Space inventory and floor plan management tied to the same building records. Capital project and budget tracking alongside operational maintenance. Service request intake from occupants through Service Assist.

Watch for. Which lineage, FAMIS or 360Facility, your tenant runs. The quarterly auto upgrade policy and what control you have over timing. Whether SLA tracking and contractor management can actually be configured, since neither is published. Whether Space Intelligence is needed and what it adds to the cost. And do not confuse Accruent published prices for its other products with FAMIS 360.

Alternatives

MRI Evolution MRI Software A comparable CAFM for multi-site estates and the better evidenced option where contracts and service levels drive the requirement, since Evolution verifies SLA monitoring, contractor portals and compliance certification, all unverified for FAMIS 360. No public documentation on the MRI side.
QFM Service Works Global Another cloud CAFM at the same tier, with verified contractual SLA and KPI tracking, contractor performance and property and lease operations, plus a genuine smart buildings line. Procurement is unverified for QFM, where FAMIS 360 verifies purchase order handling.
eFACiLiTY SIERRA ODC Private Limited A modular CAFM with wider verified coverage, notably BMS and BAS interfacing, SLA and KPI management, vendor management and named ERP and single sign on integrations, all of which are unverified for FAMIS 360. Data residency in Central India is the main constraint to check.
AiM AssetWorks The more specialised alternative for higher education and large institutional estates, with campus specific solutions and a lighter 1FM edition for smaller institutions. Thinly evidenced: AssetWorks publishes no deployment model, no named integrations and no documentation.
FMS:Workplace FM:Systems, a Johnson Controls company An IWMS alternative when space and portfolio scope grows beyond CAFM. Verifies SLA and KPI management, contractor management, lease operations and bidirectional Revit integration, against which FAMIS 360 offers public documentation and in-product utilities metering and billing that FM:Systems does not.

Frequently asked questions

They were two separate Accruent product brands. Accruent merged them into a single brand, FAMIS 360, on 26 October 2020. The 360Facility heritage is still visible in the documentation URL path. Ask Accruent which lineage your tenant would be provisioned on.

Fortive Corporation. Accruent is named in Fortive Intelligent Operating Solutions segment in the Fortive Form 10-K for FY2025 filed on 25 February 2026. Fortive 2025 spin off of Ralliant covered precision hardware, not software, so Accruent remains inside Fortive.

No. Accruent publishes figures for Maintenance Connection, RedEye and Space Intelligence on its pricing page, but FAMIS 360 routes to a personalised quote. There is also no FAMIS 360 trial; the trial on that page is for Maintenance Connection.

Accruent applies quarterly auto upgrades. The documented example is release 24.04 applied automatically on 20 April 2024. If you need change control or a validation window, raise it contractually before signing.
