QFM
by Service Works Global
QFM is the CAFM platform from Service Works Global, part of Sweden listed Addnode Group since 2017. Strong in SLA and contract performance, PPP and PFI contracts, with QFM Space, QFM BIMi and the Senslinc IoT platform alongside it.
What it is
QFM is the CAFM platform from Service Works Global, a UK vendor with roughly thirty years of trading history. Ownership is clear and stable: SWG has been part of Addnode Group AB, listed on Nasdaq Stockholm, since 2017, and says so on its own site, referencing the financial and operational backing of its parent. A listed Swedish parent with public reporting is a genuine due diligence advantage over the private equity owned alternatives in this category.
The product family is wider than QFM alone. SWG markets QFM as the core CAFM, QFM Space for space and move management, QFM BIMi for BIM including plan to BIM and scan to BIM workflows, P3rform as a separate performance management product for PPP contracts, Geminus as a building data platform, and Senslinc as an IoT platform for real time energy and asset monitoring. Significantly, SWG also resells Archibus as an IWMS alongside QFM. That means an SWG sales conversation can legitimately end up with either product, and you should establish early which one is being proposed and why.
Where QFM distinguishes itself is contract and performance management. SWG states real time tracking against contractual SLAs and KPI monitoring, contractor performance tracking, and allocation of work by skills, location and availability. The PPP and PFI heritage is the reason: P3rform exists specifically to manage performance and payment mechanisms on public private partnership contracts, where service failure points translate directly into financial deductions. If your contract has an availability and performance payment mechanism, this is a vendor that has built for that problem rather than adapted to it.
Core CAFM is complete: asset lifecycle management and monitoring, work order management, a graphical PPM scheduling tool, helpdesk and service requests, inspections, an FM mobile app that works with limited or no reception, stock and inventory management, and reporting including Power BI. Property and lease operations has a dedicated feature page. Space and move management and space reporting and visualisation are stated, though the phrase floor plans is not used. BIM is covered properly through QFM BIMi, and IoT through Senslinc.
The sector list tells you the real target market: service providers, healthcare, higher education, stadia and venues, transport and infrastructure, and justice and defence, with SWG describing scope from a large hospital to a sprawling transport network. That is infrastructure and public estate work, not corporate office portfolios.
Two gaps. Procurement and purchase orders are not stated, which for an estate that wants requisition to invoice inside the CAFM is a real omission; stock and inventory management is present but that is not the same thing. And no on premise option is stated, only cloud hosting as a service. Asset hierarchy specifically is not stated either, only asset lifecycle management, which is worth probing if deep parent child asset structures matter to you. SWG publishes no price and offers a demo rather than a trial. Note also that a UK G-Cloud listing found for SWG now returns 404, indicating an expired framework rather than current public sector availability through that route.

Strengths and limitations
Strengths
- Deep PPP and PFI contract performance capability, including P3rform as a separate performance management product, which almost no other CAFM vendor offers. verified source
- Owned since 2017 by Addnode Group AB, listed on Nasdaq Stockholm, so vendor financial health can be assessed from public reporting. verified source
- A genuine smart buildings line rather than a single integration claim: QFM BIMi for plan to BIM and scan to BIM, Senslinc for IoT energy and asset monitoring, and Geminus as a building data platform. verified source
Limitations
- Procurement and purchase order capability is not stated anywhere on the product page, only stock and inventory management. verified source
- No on premise option is stated, only cloud hosting offered as a service. verified source
- SWG also resells Archibus as an IWMS alongside QFM, so a buyer may be steered between two products with different architectures, pricing and partners. editorial
Who it suits
Organisation sizes: Medium, Enterprise
QFM fits organisations whose FM is governed by a contract with teeth. That is the single clearest signal. If you operate or hold a PPP or PFI contract, a concession, or an outsourced FM contract with an availability and performance payment mechanism, SWG has built specifically for that, and P3rform exists as a dedicated performance management product alongside QFM. Very few CAFM vendors can say the same, and none of the US originated products in this category address it at all.
The sector fit follows from that: healthcare, particularly NHS estates and PFI hospitals; transport and infrastructure; justice and defence; higher education; and stadia and venues. It also fits FM service providers who need to evidence SLA performance to clients, with contractor performance tracking and skills based allocation.
Buyers who want BIM done seriously should also look. QFM BIMi is a named product with plan to BIM and scan to BIM workflows, which is a more substantial offering than the IFC import several competitors describe. Combined with Senslinc for IoT energy and asset monitoring, and Geminus as a building data platform, SWG has an actual smart buildings line rather than a single integration claim.
The Addnode Group parentage makes it a comparatively low risk vendor choice. Public reporting means you can assess financial health without asking, which is more than can be said for the privately held alternatives.
QFM does not fit buyers who need procurement and purchase order handling inside the CAFM. SWG does not state it. Stock and inventory management is present, but if you want requisitions, approvals and purchase orders raised against work orders, verify that explicitly or plan an ERP integration.
It does not fit organisations that require on premise deployment. SWG states cloud hosting as a service and no on premise option, so buyers with that constraint should look at CAFM Explorer or Archibus instead.
It is also a weaker fit for corporate real estate led requirements. Property and lease operations exists, but SWG does not lead with lease accounting, multi currency portfolios or transaction modelling the way MRI ManhattanONE or IBM Maximo Real Estate and Facilities do. And it does not fit small single site operations: the positioning is mid market and enterprise throughout.
Typical use cases. PFI hospital FM with performance deduction management through P3rform. Transport network asset maintenance across dispersed sites with poor connectivity, using the offline capable mobile app. University campus PPM and helpdesk with graphical schedule planning. Stadium and venue event readiness inspections. FM service provider contract delivery with SLA evidence and contractor performance scoring. BIM enabled handover from construction into operational maintenance via QFM BIMi.
Watch for. Whether you are being sold QFM or SWG resold Archibus, and why. Which of QFM, QFM Space, QFM BIMi, P3rform, Geminus and Senslinc are in the quote, because they are distinct products. Procurement, which is not stated. Asset hierarchy depth, which is not explicitly stated. And the absence of an on premise option if that is a constraint.

Frequently asked questions
Addnode Group AB, listed on Nasdaq Stockholm. SWG states on its own site that it joined Addnode in 2017 and references the financial and operational backing of its parent. No later ownership change was found.
P3rform is a separate SWG product for performance management on public private partnership contracts, where service failures translate into financial deductions. If your FM is delivered under a PPP, PFI or concession payment mechanism, it addresses a problem QFM alone does not. Otherwise you do not need it.
Not as far as can be verified. SWG states stock and inventory management but does not state procurement or purchase order handling. If requisition to invoice inside the CAFM matters, get a written answer or plan an ERP integration.
No. They are different products from different vendors. SWG resells Archibus, an Eptura IWMS, alongside its own QFM CAFM. Establish early which product an SWG proposal actually covers.
