CAFM Explorer
by Idox
CAFM Explorer is a UK CAFM product from Idox covering helpdesk, planned and reactive maintenance, asset register, space and occupancy, property and tenant data, room booking and stock control, available on premise or in the cloud.
What it is
CAFM Explorer is a UK CAFM product now owned by Idox. One correction to the common assumption first: Idox did not acquire CAFM Explorer from FSI. Idox acquired FMx Limited in October 2012, and FMx built CAFM Explorer. FSI was a different company and was acquired by MRI Software in August 2021, with its Concept Evolution product becoming MRI Evolution. Conflating the two is a common error in FM software comparisons.
Idox ownership has itself changed recently and this matters for anyone signing a multi year contract. Idox plc was taken private: an offer at 71.5 pence per share was agreed in October 2025 by Frankel UK Bidco, indirectly owned by funds managed by Long Path Partners; the structure switched in January 2026; AIM cancellation was applied for in April 2026; acceptances reached 90.2 percent by May 2026 followed by compulsory acquisition; and Idox plc was renamed Idox Ltd. The vendor is therefore now a privately held, US investor backed company rather than a listed UK plc, with no public reporting obligations. Idox has confirmed a new CEO following the AIM delisting.
On the product itself there is a practical verification problem that buyers should know about. The Idox CAFM Explorer product pages render only a title and an empty or truncated body to a plain fetch. They are JavaScript rendered rather than blocked, so this is not a 403, but it means the public product information is not machine readable and the most substantive Idox authored collateral available is a hosted PDF brochure carrying a 2021 copyright. Every capability in this profile comes from that brochure. Treat feature detail as current as of that document, not as of today.
The brochure describes a complete, conventional CAFM. Asset register with barcode capture from mobile devices into a single database. Work order generation. Reactive and planned maintenance with a work planner displaying schedules. A help desk application issuing alerts, plus a self service web portal for logging work orders. Activity tracked against SLAs. Tracking and management of engineers and contractors in the field. Space and occupancy management linked to AutoCAD drawings. Tenant, lease and rental data. Dynamic risk assessments plus survey and health and safety. Purchasing and invoicing, with stock control that can automate reordering. Customised web dashboards. Portfolio level real estate visibility. Room and resource booking.
Two things stand out. First, the all inclusive bundling claim: Idox states a comprehensive range of modules all in one package, with no hidden extra costs or need to purchase additional functionality. In a category where almost every competitor sells modules separately, that is a meaningful commercial difference if it holds, and worth getting in writing. Second, both on premise and cloud deployment are offered, with implementation services including installation, data migration, configuration and third party integration. Very few remaining CAFM products offer a real on premise option.
Integration disclosure is thin. The brochure names a CAFM web services API enabling data such as job requests to flow from third party systems. A SharePoint integration claim appears in search results quoting an Idox page that could not be opened, so it is not recorded here. No BIM capability and no BMS or IoT capability is stated anywhere in Idox controlled material that could be read, which distinguishes it from Service Works Global QFM, MRI Evolution and Spacewell. No price is published; the brochure call to action is an email address.

No trial offer was found on any readable Idox page, but Idox also makes no statement either way, so free_trial is unknown. Note the Idox product pages do not render to a plain fetch, so a price or trial statement could in principle exist on a page that could not be read. |

Strengths and limitations
Strengths
- Idox claims a comprehensive range of modules all in one package, with no hidden extra costs or need to purchase additional functionality, which is unusual in a category built on modular upsell. verified source
- Available as an on premise or a cloud based solution, with implementation services covering installation, data migration, configuration and third party integration. verified source
- Room and resource booking and stock control with automated reordering are in the core product, which is uncommon at this tier. verified source
Limitations
- No BIM capability and no BMS or IoT capability is stated anywhere in Idox controlled material that could be read, unlike several competitors in this category. verified source
- The public product site renders only a title to a plain fetch, and the primary readable collateral carries a 2021 copyright, so current feature detail is hard to verify independently. editorial
- Idox moved from a listed UK plc to private ownership by funds managed by Long Path Partners in 2026, which removes the public reporting that previously made vendor financial due diligence straightforward. editorial
Who it suits
Organisation sizes: Medium, Enterprise
CAFM Explorer fits UK mid sized and larger organisations that want a complete, conventional CAFM without a modular upsell path. Named customers in the vendor collateral include the University of Salford, SSS Management Services and The Hippodrome Casino, which is a fair spread: higher education, an FM service provider and a leisure venue. Public sector is clearly a focus, consistent with Idox wider business in local government software.
The strongest reasons to shortlist it are commercial rather than technical. The all inclusive module bundling claim, if contractually confirmed, removes the usual CAFM problem of discovering that the module you need is a separate line item two years in. And the genuine on premise option matters for organisations whose security posture or procurement rules preclude a vendor cloud. Together those make it a pragmatic choice for a buyer who wants predictable cost and control rather than a platform story.
It also fits estates that need room and resource booking and stock control as part of the core product. Both are included, and at this tier they are often either absent or chargeable extras.
CAFM Explorer does not fit smart building programmes. No BIM capability and no BMS or IoT capability is stated anywhere in readable Idox material. If your direction of travel is condition based maintenance driven by building systems data, or a digital twin tied to Revit models, this product does not publish evidence that it supports that, and competitors in this category do.
It is a poor fit for buyers who require current, detailed, verifiable product information before shortlisting. The product website is not machine readable, and the most substantive collateral carries a 2021 copyright. You cannot build a confident requirements matrix from public sources; you will need a structured written response to your own requirements document.
Buyers signing long contracts should also weigh the ownership change. Idox moving from a listed UK plc to a privately held company backed by US investment funds removes the public reporting that previously made vendor financial health easy to assess. That is not a judgement on the new owner, but it does change your due diligence method: ask for accounts and product roadmap commitments directly.
Typical use cases. University or college estate maintenance with helpdesk, PPM and space occupancy in one system. Local authority property and maintenance management with tenant and rental data. FM service provider contract delivery with contractor tracking and SLA reporting. Leisure and hospitality venue maintenance with room and resource booking. Replacing an ageing on premise CAFM where a cloud migration is not yet acceptable.
Watch for. Written confirmation of the all inclusive bundling claim. Current feature detail, since the public brochure is dated 2021. Whether BIM, BMS or IoT connectivity exists at all, which no readable Idox page confirms. The new ownership structure and what roadmap commitments survive it. And do not accept any claim that CAFM Explorer came from FSI, because it did not.

Frequently asked questions
No. This is a common error. Idox acquired FMx Limited in October 2012, and FMx built CAFM Explorer. FSI was a separate company whose Concept Evolution product was acquired by MRI Software in August 2021 and renamed MRI Evolution.
Idox was taken private in 2026. An offer at 71.5 pence per share was agreed in October 2025 by Frankel UK Bidco, indirectly owned by funds managed by Long Path Partners. Yes. Idox states CAFM Explorer is available as an on premise or a cloud based solution, and offers implementation services including installation, data migration and configuration. This is now unusual in the CAFM market.
Idox collateral claims a comprehensive range of modules all in one package, with no hidden extra costs or need to purchase additional functionality. No price is published, so get that bundling claim confirmed in the contract rather than relying on the brochure.
