FMX
by FMX
Cloud facilities and maintenance management platform with work orders, preventive maintenance, purchasing, capital planning, facility scheduling and genuine building automation integration, aimed largely at schools and government.
What it is
FMX is the strongest building-automation integration in this directory apart from Facilio, and it comes from an unexpected direction. EventSync connects to Tridium Niagara, Trane, Siemens, Johnson Controls, Automated Logic and Delta, and creates a work order when an alarm state occurs. For a facilities team whose faults originate in the BMS rather than on a plant floor, that is the integration that matters and most CMMS products in this tier do not have it.
The second surprise is Capital Planner: cost per asset over twelve months and on average annually, multi-year replacement forecasting, and maintenance-cost-to-replacement-value benchmarks for repair-versus-replace decisions. That is capital planning capability you would normally pay enterprise prices for, and it is unusual at this tier.
The orientation is clearly education and public sector. K-12, higher education, government and non-profit lead the industry list, and K-12 public schools get enrolment-based pricing with unlimited users rather than per-seat licensing, which transforms the economics for a school district.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Work order management Creation, assignment, approval and closure of work orders. | Yes | source |
| Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. | Yes | source |
| Mobile technician app A native mobile app for technicians, with offline capability where stated. | Yes | An FMX Work List app exists for iOS and Android, although the Work Manager page describes a web app rather than a native one. Offline support is not documented and the vendor's own pages conflict, so offline is unverified. source |
| Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. | Yes | source |
| Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. | Yes | Purchase orders emailed to vendors, receiving restocks inventory, and approval chains based on dollar thresholds. source |
| Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. | Yes | Capital Planner gives last-12-month and average annual cost per asset, multi-year replacement forecasting and maintenance-cost-to-replacement-value benchmarks. source |
| Multi-site operation Multiple facilities, plants or sites in one instance with separable data. | Yes | Multi-site visibility, filtering work, reports and assets by building, campus or region. source |
| Contractor management External contractors and vendor workflows, not just internal technicians. | Yes | External vendor management with controllable access to what vendors can see and do. source |
| IoT and BMS integration Sensor, condition or building-management-system data reaching the system. | Yes | EventSync supports Tridium Niagara, Trane, Siemens, Johnson Controls, Automated Logic and Delta, creating a work order on an alarm state. IoT sensors via Monnit and Samsara. source |
| Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. | Yes | source |
| Documented API A publicly documented API, which is what makes every other integration possible. | Yes | A documented REST API with endpoints for equipment, work requests, work tasks, users and buildings. Note it is a paid add-on rather than included. source |
| Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. | Not verified | |
| Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. | Not verified |

Licensing and pricing

| Note | No price is published. The pricing page states that pricing is a personalised quote based on the number of users and the number of features or custom workflows, with a one-time implementation fee, extra fees for in-person implementation, a possible monthly autopay fee, and annual renewal. The page genuinely contains no amounts; this is not a JavaScript-rendering problem. K-12 public schools are offered enrolment-based pricing with unlimited users, which is a materially different model and worth asking about. |

Prices move and discounting is common. Treat anything here as a starting point and confirm with the vendor before budgeting.
Strengths and limitations
Strengths
- Genuine BAS and BMS integration with named major vendors, including automatic work order creation on an alarm state. In this tier that is rare. verified source
- Capital planning with per-asset lifecycle cost and maintenance-cost-to-replacement-value benchmarks for repair-versus-replace decisions, which is normally an enterprise-tier capability. verified source
- A purchase order module with dollar-threshold approval chains and receiving that restocks inventory. verified source
- Education-tailored commercials: enrolment-based pricing with unlimited users for K-12 public schools, rather than per-seat licensing. verified source
Limitations
- No published pricing at all, plus a mandatory one-time implementation fee and a possible monthly autopay fee, which makes the product hard to budget without a sales conversation. verified source
- The REST API is a separately purchased add-on rather than included, so an integration plan carries an extra licence cost. verified source
- Offline mobile capability is not documented and the vendor's own messaging conflicts: it markets a mobile app while the Work Manager page says it provides a web app instead of a native one. We are not asserting offline is absent, only that it cannot be relied on without confirmation. verified source
Who it suits
Organisation sizes: Small, Medium
The best fit here for school districts, campuses, local government and non-profits, especially where the building management system is the source of faults and where capital planning cycles drive the budget. The enrolment-based pricing model for K-12 public schools is worth asking about specifically.
Less suited to industrial plant maintenance, where plant-floor OT connectivity matters more than BAS, and to anyone who needs the API included rather than purchased separately.

Frequently asked questions
Yes, and specifically. EventSync supports Tridium Niagara, Trane, Siemens, Johnson Controls, Automated Logic and Delta, and creates a work order when an alarm state occurs. That is a named, documented connector list rather than a generic claim, and it is the main reason FMX appears on facilities shortlists. The architecture pattern is in BMS and CAFM integration.
The vendor publishes no figure. Pricing is quoted on the number of users and the number of features or workflows, with a one-time implementation fee on top and extra cost for in-person implementation. If you are a K-12 public school, ask about the enrolment-based model with unlimited users, which is a different and often far better deal than per-seat.
We could not establish it, and the vendor's pages contradict each other: there is a mobile app in the app stores, but the Work Manager page says FMX provides a web app rather than a native one, and offline is not documented either way. If your technicians work in plant rooms or basements without signal, make this a hard question before committing.
