What it is

If you are searching for Brightly, this is it. Brightly Software was rebranded into Siemens as Siemens Asset Management Software on 15 July 2026, brightlysoftware.com now redirects, and the product name Asset Essentials was kept. The transition is still visible in the documentation: help page footers still say Brightly, the academy still sits on a Brightly domain, and the Android package name dates from Dude Solutions, the owner before that.

The product's centre of gravity is education and government. The help centre has dedicated sections for Education, Government, Healthcare, Senior Living and Manufacturing, GIS integration and a map view suit distributed infrastructure, and the vendor cites 11,000 organisations. For a school district or a public works department this is a far more natural fit than an industrial CMMS.

It is also one of only two products in this directory with total cost of ownership tracking explicitly evidenced, with repair-versus-replace decision support attached, which matters when capital planning rather than work execution is the reason you are buying.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Work order management Creation, assignment, approval and closure of work orders. Yes Reactive, corrective, preventive and predictive work order workflow, with duplicate work order detection. source
Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. Yes Automated preventive maintenance schedules with automatic work order creation. source
Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. Yes IoT remote monitoring for predictive maintenance. The underlying mechanism is not documented in what we could read. source
Mobile technician app A native mobile app for technicians, with offline capability where stated. Yes Work orders, assets, parts, QR scanning, timers and approvals. Offline support is partial: in the release documented, editing and creating work orders works offline but QR scanning and meter reading updates do not. source
Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. Yes Low-stock alerts, parts recommendations and order creation. source
Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. Yes Purchase order sync with ERP systems is documented. Whether full PO management exists in the product was not verified. source
Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. Yes Total cost of ownership tracking with repair-versus-replace decision support. One of only two products here with TCO explicitly evidenced. source
IoT and BMS integration Sensor, condition or building-management-system data reaching the system. Yes IoT remote monitoring. No building-management-system connector is named, which is notable for a Siemens-owned product. source
Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. Yes Over 100 predefined reports and dashboards, plus advanced analytics. source
Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. Not verified
Multi-site operation Multiple facilities, plants or sites in one instance with separable data. Not verified
Contractor management External contractors and vendor workflows, not just internal technicians. Not verified
Documented API A publicly documented API, which is what makes every other integration possible. Not verified

Strengths and limitations

Strengths

  • Total cost of ownership tracking with repair-versus-replace decision support, which is rare at this tier and directly useful for capital planning. verified source
  • Over 100 predefined reports and dashboards out of the box. verified source
  • A genuine education and government specialism: sector-specific documentation sections, GIS integration and a map view for distributed infrastructure assets. verified source
  • Now backed by Siemens, with the rebrand from Brightly completed in July 2026. verified source

Limitations

  • Offline mobile is partial: in the release documented, QR code scanning and meter reading updates are unavailable offline, although work orders can be edited and created. verified source
  • No published price and no published trial; the only route is a demo request. verified source
  • Branding and documentation are mid-transition: help page footers still say Brightly Software, some links still point to Brightly domains, and the Android package name predates both owners. Expect mixed naming across documentation for a while. verified source

Who it suits

Organisation sizes: Small, Medium, Enterprise

The strongest fit here for education, local government and public works: sector-specific documentation, GIS and mapping for distributed assets, more than 100 predefined reports, and TCO tracking for capital planning cycles that depend on it.

Weaker where you need to self-qualify. No price, no published trial, no API documented anywhere we could find, and multi-site not stated on any vendor page. For an industrial plant with OT integration needs, Fiix or eMaint are better starting points.

Alternatives

FMX FMX The closest competitor for education and government, and stronger on BAS integration, purchase orders and API availability.
Q Ware CMMS Q Ware A smaller, cheaper alternative for the same sectors, with fully transparent per-user pricing and done-for-you asset data onboarding.
Facilio Connected CMMS Facilio The step up for portfolio-scale operation, protocol-level BMS connectivity and contractor compliance.
Limble CMMS Limble Worth considering where an API is essential: Asset Essentials is the one product here whose API position we could not establish at all.
MaintainX MaintainX A cheaper, faster route for a frontline team that does not need public-sector reporting depth.

Frequently asked questions

It became Siemens. Siemens Smart Infrastructure acquired Brightly in 2022 and rebranded it to Siemens Asset Management Software on 15 July 2026, announced at Siemens Transform. The product name Asset Essentials is unchanged, and brightlysoftware.com redirects to the Siemens domain. It has not been folded into Siemens Building X.

We could not establish that it does. Neither the product page, the product overview nor the integrations help page mentions an API, and we found no public API documentation. The only integrations documented are three Siemens-internal ones, with Energy Manager, Event Manager and Capital Forecast. If integration matters to you, make it an explicit question, because this is the one product in this group where we found no API evidence at all.

It can be, but that is clearly where its strength lies: dedicated documentation sections, GIS and mapping, and a reporting library built around public-sector reporting cycles. For a manufacturing plant with condition monitoring needs, Fiix or eMaint fit the problem better. Sector-specific guidance is in CMMS for education and campus facilities.
