Asset Essentials vs FMX

The two strongest education and public sector products in this directory, and a genuinely close comparison. Both do work orders, preventive maintenance, parts and capital planning, both target school districts and local government, and both publish no price. The differences are sharper than the overlap suggests.

Note the branding: Asset Essentials is now a Siemens product. Brightly Software was rebranded into Siemens Asset Management Software on 15 July 2026, with the product name retained.

The main differences

Building automation. FMX wins decisively, which is a surprising result for a comparison involving a Siemens-owned product. FMX's EventSync names Tridium Niagara, Trane, Siemens, Johnson Controls, Automated Logic and Delta, and creates a work order on an alarm state. Asset Essentials documents IoT remote monitoring but names no BMS connector at all.

Capital planning and lifecycle cost. Both have it, which is rare at this tier. Asset Essentials documents total cost of ownership tracking with repair-versus-replace support. FMX's Capital Planner gives per-asset annual cost, multi-year replacement forecasting and maintenance-cost-to-replacement-value benchmarks. FMX's is the more specific.

API. FMX documents a REST API with named endpoints, though it is a paid add-on. For Asset Essentials we found no API mentioned on the product page, the overview or the integrations help page, and no public documentation anywhere. That is the single biggest gap between the two.

Reporting. Asset Essentials wins: over 100 predefined reports and dashboards out of the box, which suits public-sector reporting cycles well.

Offline mobile. Both are qualified. Asset Essentials documents partial offline, with QR scanning and meter readings unavailable offline in the release documented. FMX's own pages conflict about whether it has a native app at all. Neither can be relied on without confirmation.

Pricing model. Neither publishes figures. FMX offers K-12 public schools enrolment-based pricing with unlimited users, which is a materially different and often better model than per-seat for a district.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Strengths and limitations

Drawn from each product's own profile, where every item is labelled a verified fact or an editorial judgement.

Which to choose

Choose FMX if your faults come from the building management system, if you want documented capital planning with repair-versus-replace benchmarks, if you need an API, or if you are a K-12 public school where enrolment-based pricing with unlimited users changes the economics.

Choose Asset Essentials for reporting depth, for GIS and mapping across distributed infrastructure, and for the reassurance of Siemens behind it. Be aware you may be buying a product whose API position you cannot establish in advance.

Ask both about offline mobile specifically. It is the capability both are least clear about and the one your technicians will notice first.

Sources and review basis

Attribute values come from each product's structured profile rather than being written into this page, so a correction made once appears everywhere. This comparison was last reviewed on 7 November 2026. Assessment of this category is documentation-based, not hands-on testing of every product.

Disclosure

Alongside advisory work I also build a CMMS and CAFM platform, so I have a commercial interest in enterprise software generally. No vendor here has paid for inclusion, placement or wording, and there are no reseller or affiliate arrangements.

Deciding between these?

Independent help scoring them against your actual requirement rather than a feature list, and designing the integration work that follows. No reseller arrangements.
