eFACiLiTY versus CAFM Explorer
These two sit in the same bracket: modular CAFM products for medium and large estates, both priced on request, both aimed at in-house FM teams and service providers rather than at corporate real estate departments.
eFACiLiTY is a modular CAFM and IWMS suite from SIERRA ODC Private Limited in India, with 34 published modules spanning maintenance, helpdesk, space, visitor and tenant management and sustainability, plus a full HR, time and attendance and payroll layer. It has a strong Middle East presence and aligns sustainability reporting to Estidama Pearl, GSAS, DEWA Green Building and LEED.
CAFM Explorer is a UK CAFM product from Idox covering helpdesk, planned and reactive maintenance, asset register, space and occupancy, property and tenant data, room booking and stock control, available on premise or in the cloud.
This comparison is limited by available evidence on the Idox side. The Idox product pages are JavaScript rendered and return only a title tag to a plain fetch, so all CAFM Explorer capability evidence comes from an Idox hosted brochure carrying a 2021 copyright. That is not a block, but it means feature currency cannot be confirmed.

Full profileThe main differences
Where they overlap
The overlap is wide and genuine. Both verify asset register, work orders, preventive maintenance, FM helpdesk, SLA management, contractor management, space management, property operations, inspections, mobile access, procurement, reporting and multi-site handling. That is thirteen of fifteen in common, which makes this one of the closest pairings in the category on paper.
Both also include things that tend to be chargeable extras elsewhere. CAFM Explorer has room and resource booking and stock control with automated reordering in the core product, and Idox claims a comprehensive range of modules all in one package with no hidden extra costs or need to purchase additional functionality, which is unusual in a category built on modular upsell. eFACiLiTY goes further on breadth, with permit to work in a dedicated Risks and Work Permits Management module, patrol management, key management, pest control, tenant billing, cafeteria and mail room, plus the HR and payroll layer. If permit to work is a compliance requirement for you, eFACiLiTY states it and Idox does not; see work order types in a CMMS for how that classification should hang together.
Where they differ
The smart building side is the clearest divide. eFACiLiTY verifies a BMS and BAS Interface plus Smart Building Controls as named modules, and BIM integration via Autodesk Forge and xBIM viewers, although Revit itself is not named. For CAFM Explorer, neither BIM nor BMS and IoT capability is stated anywhere in readable Idox material. AutoCAD drawing linkage is stated for space and occupancy, but that is CAD, not BIM. Both are recorded here as unverified rather than absent, precisely because the non-readable pages could state them. Still, if your project depends on building automation data flowing into the CAFM, eFACiLiTY is the side with a published claim. The BMS to CAFM integration reference architecture covers what to validate.
Property scope differs the other way. CAFM Explorer verifies tenant, lease and rental data. For eFACiLiTY, property management and a Tenant Billing System are stated but lease administration and lease accounting are stated nowhere, so property operations is recorded as unverified. Neither is an IWMS substitute for formal lease accounting.
Deployment and integration
CAFM Explorer verifies both cloud and on premise, with implementation services covering installation, data migration, configuration and third party integration. eFACiLiTY verifies cloud; on premise and hybrid are unverified, and the enquiry form asks for a preferred deployment model without naming options.
eFACiLiTY has by far the more specific published integration set, and this is its strongest practical differentiator: SAP ERP, Oracle ERP, BMS and BAS, IoT sensors, REST API, SAML single sign on with Azure AD, and Excel. For CAFM Explorer only a REST API is recorded. A SharePoint integration claim appeared in a search snippet quoting an Idox page that could not be opened, and is deliberately not recorded here.
Data residency is a real differentiator for European buyers. eFACiLiTY hosting is stated as multi tenant Azure in the Central India region, and GDPR is not mentioned on its compliance page. For an EU or UK public sector buyer that is a question to settle before anything else. CAFM Explorer is a UK product with an on premise option, which sidesteps it entirely.
Licensing posture
Neither vendor publishes a figure, and neither has a pricing page. eFACiLiTY is quote only, routing to Book Demo or Contact Sales, with no trial. CAFM Explorer is quote only, with the brochure call to action being an email address for the Idox marketing team; no trial offer was found on any readable page but Idox makes no statement either way, so a trial is unverified. One eFACiLiTY route that might have shown transactable plan pricing, a Microsoft AppSource SaaS listing, returned HTTP 403 and was not worked around.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Read the full assessmentWhich to choose
Choose eFACiLiTY when functional breadth and named integrations are what you are buying: permit to work, patrol and key management, tenant billing, BMS and BAS interfacing, SAP or Oracle ERP connectivity, Azure AD single sign on, and Gulf certification regimes in the sustainability reporting. For a Middle East estate or a service provider needing a very wide module set from one vendor, it is a strong fit and its integration documentation is more concrete than most competitors publish.
Choose CAFM Explorer when you want a UK rooted CAFM with a genuine on premise option, an all-in package claim rather than modular upsell, and room booking and automated stock reordering included at a mid tier. For a UK estate with data residency constraints and no BMS integration requirement, it is a sensible shortlist entry.
Evidence gaps. CAFM Explorer is the thinner evidenced side. The Idox product site renders only a title to a plain fetch, so all capability evidence comes from a brochure carrying a 2021 copyright and current feature detail cannot be verified independently. The FMx origin of the product is corroborated by an independent trade report of an October 2012 acquisition rather than confirmed by Idox. Idox moved from a listed UK plc to private ownership by funds managed by Long Path Partners in 2026, which removes the public reporting that previously made vendor financial due diligence straightforward, and two UK G-Cloud listings now return 404, indicating expired frameworks. On the eFACiLiTY side, ownership could not be verified beyond the vendor site, with no parent or investor named, so independence is apparent rather than confirmed; the SOC 2 Type II and ISO/IEC 27001:2022 claims are vendor stated and not independently confirmed; the app store badges on the vendor EAM page were non functional placeholder links at verification, so mobile app presence cannot be checked from the vendor site; and the commonly cited efacility.com domain is a parked lander with no vendor content, as is sierraodc.com, which is a brand confusion risk worth noting in a procurement paper. For a wider field, see the CAFM software buyer comparison.
Frequently asked questions
This could not be verified. No BMS or IoT capability is stated anywhere in readable Idox material, and the Idox product pages render only a title tag to a plain fetch, so a statement could in principle exist on a page that could not be read. It is recorded as unverified rather than absent. eFACiLiTY, by contrast, publishes a BMS and BAS Interface as a named module.
The vendor states multi tenant Azure hosting in the Central India region, and GDPR is not mentioned on its compliance page. For EU and UK buyers that is a data residency question to settle before any functional evaluation. On premise availability for eFACiLiTY is unverified.
eFACiLiTY publishes 34 modules, including permit to work, patrol management, key management, pest control, tenant billing, cafeteria and mail room, plus a full HR, time and attendance and payroll layer. Idox does not publish a module count but claims a comprehensive range all in one package with no need to purchase additional functionality, which is a different commercial promise rather than a smaller product.
Neither offers one that could be verified. eFACiLiTY routes to Book Demo or Contact Sales with no trial. For CAFM Explorer no trial offer was found on any readable Idox page, but Idox makes no statement either way, so it is recorded as unverified.
