What it is

eFACiLiTY, correctly styled with that capitalisation, is a modular CAFM and IWMS suite built in house over more than two decades by SIERRA ODC Private Limited of Coimbatore, India. Group entities include SIERRA Infosys Inc. in Houston and SIERRA ODC (M) Sdn. Bhd. in Cyberjaya, Malaysia. No parent or investor is named, so it appears independently held, though that could not be confirmed beyond the vendor site.

A practical warning before anything else. The product is at efacility.global and efacility.in. The commonly cited efacility.com is a parked lander with no vendor content, as is sierraodc.com. The corporate site is sierratec.com. That domain confusion is a procurement risk in itself: verify you are dealing with the right entity, and be cautious about any third party that cites the parked domain as the vendor.

The module count is the headline. eFACiLiTY publishes 34 named modules, and the list is far broader than CAFM: Enterprise Asset Management, Stores and Inventory, File and Drawing Management, Capital Project Management, Risks and Work Permits Management, Key Management, Pest Control, BMS and BAS Interface, Helpdesk and Knowledgebase, Incident Management, Facility Booking, Space Management, Visitor Management, Tenant Billing, Mail Room Management, Instant Feedback, Cafeteria Management, Patrol Management, Smart Facility App, Smart Building Controls, Environmental Sustainability, GHG Carbon Accounting, Sustainability Dashboards, Waste Management, Occupant Health and Well-being App, plus a complete HR layer covering Human Resource Management, onboarding and offboarding workflow, Skills and Training, Time and Attendance, Card Management, Payroll Management, Travel Requests and Travel Expense Reimbursement.

Some of those deserve specific attention from an FM buyer. Risks and Work Permits Management means permit to work is a first class module, which many Western CAFM products treat as a configuration exercise. Patrol Management, Key Management and Pest Control reflect a soft services and security operation. Tenant Billing covers recharge. And the HR, payroll and time and attendance modules mean eFACiLiTY can run an entire in house FM workforce including pay, which is a genuinely different proposition.

Core CAFM capability is well evidenced. The asset model is a configurable multi level asset, facilities and equipment hierarchy with RFID, barcode, NFC, QR and GPS tracking. Maintenance covers preventive, predictive and corrective. Vendor Management includes SLA monitoring, and there is a KPI Builder. BIM integration is via Autodesk Forge and xBIM viewers, so Revit itself is not named. Mobile is a Smart EAM and CMMS App working online and offline.

Platform and compliance detail is unusually specific. Hosting is Microsoft Azure, multi tenant, in the Azure Central India region. eFACiLiTY claims SOC 2 Type II and ISO/IEC 27001:2022, and Microsoft Gold Certified Partner status. The sustainability module aligns to Estidama Pearl, GSAS, DEWA Green Building and LEED, which is a Gulf oriented set; BREEAM and WELL are not mentioned. GDPR is not mentioned anywhere, and the Central India hosting region is a real data residency question for EU buyers.

Integrations named by the vendor include SAP ERP, Oracle ERP, BMS and BAS, IoT sensors, REST API, SAML single sign on including Azure AD, and Excel export with a pivot grid builder. Lease administration and accounting is not stated anywhere, only property management and tenant billing, so this is not a lease accounting platform. There is no public documentation portal, no published price and no trial.

Strengths and limitations

Strengths

  • Exceptional functional breadth: 34 published modules including permit to work, patrol management, key management, pest control, tenant billing, cafeteria and mail room, plus a full HR, time and attendance and payroll layer. verified source
  • Specific named integrations including SAP ERP, Oracle ERP, REST API and SAML single sign on with Azure AD, which is more concrete than most competitors in this profile publish. verified source
  • Sustainability reporting aligns to Estidama Pearl, GSAS, DEWA Green Building and LEED, matching Gulf certification regimes rather than only Western ones. verified source

Limitations

  • Hosting is stated as multi tenant Azure in the Central India region and GDPR is not mentioned on the compliance page, which is a data residency issue for EU buyers. verified source
  • The app store badges on the vendor EAM page are non functional placeholder links, so mobile app presence and ratings cannot be verified from the vendor site. verified source
  • Domain and brand confusion is a procurement risk: the commonly cited efacility.com is a parked lander with no vendor content, as is sierraodc.com. editorial

Who it suits

Organisation sizes: Medium, Enterprise

eFACiLiTY fits buyers in the Gulf, wider Middle East, India and Southeast Asia particularly well, and the vendor go to market reflects that: the global homepage currently serves a Middle East landing page covering the UAE, Saudi Arabia, Qatar, Kuwait, Bahrain and Oman. The sustainability module aligning to Estidama Pearl, GSAS and DEWA Green Building is the clearest signal that this product was built for that market rather than localised into it.

It fits organisations that want breadth over depth from a single vendor. If you are running a large campus, airport, mall, hospital or government estate and want maintenance, helpdesk, permits, patrols, visitors, keys, pest control, cafeteria, mail room, tenant billing and your own FM workforce payroll in one system, almost nothing else in this category covers that span. For an estate with a large directly employed FM workforce, the HR, time and attendance and payroll modules remove an entire integration.

Permit to work as a dedicated module makes it a credible fit for industrial, energy and healthcare estates where high risk work authorisation is a compliance obligation rather than a nice to have.

The vendor also segments explicitly to small and medium enterprises alongside corporates, government and airports, which is unusual at this breadth, and claims 200 plus enterprise clients across 31 plus countries.

eFACiLiTY does not fit buyers who need lease administration and accounting. It is stated nowhere. Property management and tenant billing are present, but IFRS 16 or ASC 842 lease accounting is not, and you should not assume it.

It is a difficult fit for EU buyers with strict data residency requirements. Hosting is stated as Azure Central India, and GDPR is not mentioned on the compliance page. Those two facts together mean an EU public sector or regulated buyer needs a specific, written answer on hosting region and transfer mechanism before proceeding. The same caution applies, in reverse, to US federal buyers: there is no FedRAMP claim.

It also does not fit buyers who require public technical documentation or want to validate the mobile apps independently. There is no documentation portal, and the app store badges on the vendor EAM page were non functional placeholder links at verification, so app store presence and ratings cannot be checked from the vendor site.

Typical use cases. Integrated FM for an airport, mall or mixed use development in the Gulf, including tenant recharge and visitor management. Hospital estate management with permits, patrols and incident reporting. Campus FM with cafeteria, mail room and key management. Running a directly employed FM workforce including attendance and payroll from the same system as the work orders. Green building certification reporting against Estidama Pearl, GSAS, DEWA or LEED.

Watch for. That you are on efacility.global, not the parked efacility.com. Written confirmation of hosting region and data residency. Which of the 34 modules are in the quote, since the list is a menu rather than an inclusive bundle. Whether property management meets your lease accounting requirement, which it probably does not. And independent confirmation of the SOC 2 and ISO 27001 certificates rather than the web page claim.

Alternatives

QFM Service Works Global A closely comparable CAFM with verified contractual SLA and KPI tracking, contractor performance, inspections, BIM and IoT. QFM is the stronger fit for UK PPP and PFI contract performance; eFACiLiTY is the broader module set and publishes more specific ERP and single sign on integrations.
CAFM Explorer Idox A UK CAFM at a similar tier with thirteen capabilities in common, a genuine on premise option and verified tenant, lease and rental data that eFACiLiTY does not publish. Thinly evidenced: all its capability detail comes from a brochure carrying a 2021 copyright.
MRI Evolution MRI Software A comparable multi-site CAFM with verified asset register, PPM, helpdesk, SLA monitoring, contractor portals and compliance certification, and role based data segregation by facility, contract or region that suits service providers running several client contracts on one system.
FAMIS 360 Accruent A cloud CAFM for large multi-site estates, and the better option where public documentation and in-product utilities metering and billing matter. Weaker on published evidence for SLA management, contractor management and BMS or IoT, all of which eFACiLiTY verifies.
Planon Integrated Workplace Management Solution Planon The enterprise IWMS step up, relevant when lease accounting under FASB and IASB is required, since property and lease operations are unverified for eFACiLiTY. Both verify the full maintenance, SLA, contractor and BMS set, so the difference is portfolio scope and price tier rather than FM depth.

Frequently asked questions

www.efacility.global is the primary site, with www.efacility.in as a regional variant. The corporate site is sierratec.com. Importantly, efacility.com and sierraodc.com are parked landers with no vendor content, so treat any reference to those as unreliable.

SIERRA ODC Private Limited, based in Coimbatore, India, with group entities SIERRA Infosys Inc. in Houston and SIERRA ODC (M) Sdn. Bhd. in Cyberjaya, Malaysia. No parent company or investor is named, so it appears to be independently held, though this could not be confirmed beyond the vendor own site.

Not as far as can be verified. Property management and a Tenant Billing System are stated, but lease administration and lease accounting under IFRS 16 or ASC 842 are stated nowhere. If lease accounting is a requirement, treat it as absent until the vendor confirms otherwise in writing.

The vendor states a multi tenant Microsoft Azure deployment in the Azure Central India region. GDPR is not mentioned on the compliance page. EU and UK buyers should get hosting region and transfer mechanism confirmed in writing before proceeding.
