Facilio versus Archibus
Archibus by Eptura is a long established IWMS covering real estate and lease management, space planning, capital projects, asset management and maintenance, aimed squarely at enterprise estates. It is one of the few products in this category with a genuine on premise option and a FedRAMP Authorized government offering, and it is sold exclusively through Eptura global partner network.
Facilio is profiled in this directory under enterprise asset management as a cloud maintenance-first platform oriented around connected building operations. The two products are not substitutes for each other across their whole scope. They overlap on maintenance and asset records, and diverge sharply on real estate, space planning and procurement model.
The useful way to read this comparison is as a choice between two different purchases: a partner-delivered enterprise suite with a long installed history, or a cloud operations platform you can evaluate and deploy faster. CAFM versus CMMS versus EAM versus IWMS covers that distinction properly.

Full profileThe main differences
Where they overlap
Both cover the operational core. For Archibus, verified capabilities include BIM powered asset management covering lifecycle, location and condition, with Asset Portal, Enterprise Assets and Telecom Inventory Management documented; corrective and preventive maintenance modules; a documented Service Desk; condition assessment, compliance and health and safety modules; work logging from any device including offline through OnSite and mobile apps; and report manager with BIRT reporting and scheduled reports. Facilio operates on the same ground from a cloud-native starting point, with connected building data as a first-class input rather than an integration.
Both are also cloud available. The difference is that Archibus adds a verified on premise option, which matters for government, defence and some healthcare buyers and is increasingly rare in this category.
Where they differ
Archibus carries real estate scope that a maintenance-first platform does not: lease and contract management with centralised lease data and automated alerts, a documented Real Property module, space planning with drag and drop layouts, and a Portfolio module with space inventory, chargeback, occupancy, planning and moves. If your requirement includes chargeback to business units or lease event alerting, that is a straightforward reason to prefer the IWMS.
Three Archibus capabilities could not be verified from published sources: SLA and KPI management, contractor management, and procurement. Those are recorded as unverified, not absent. Capital project vendor handling is implied in the material but never named as contractor or supplier management. For an outsourced FM operation or a service provider running client contracts, that is the first thing to script into a demo, and SLA matrix design for FM operations sets out what a credible answer looks like.
Deployment, documentation and the buying route
Archibus publishes a module level Knowledge Center without a login, with a stated core release of Archibus V.2026.01, which is genuinely useful for pre-purchase assessment and rarer in this category than it should be. Against that, the Archibus estate spans legacy Web Central alongside newer SaaS, Workplace and OnSite clients, so capability parity across deployment flavours is not uniform and you should confirm which client each demonstrated feature belongs to. Verified integration targets are IoT sensors, GIS and Revit or BIM; the generic Microsoft label on the product page is too vague to support SharePoint, Teams, Outlook or Power BI claims, so none are recorded. BMS is not recorded as an Archibus integration because only IoT systems is named.
The procurement route is the sharpest structural difference. Archibus is sold only through Eptura partners, so there is no direct vendor pricing and no self serve entry. A cloud platform such as Facilio is normally bought direct. That changes who you negotiate with, who implements, and who you escalate to when something breaks.
Licensing posture
Archibus publishes no price figure. The Eptura pricing page carries comparison tables with no currency amounts, states that agreements run for no less than one year and that annual fees are based on user counts, and at verification still contained unfinished placeholder text. Only a demo is offered; there is no trial. Because the deal is partner-led, the price you get depends on the partner as well as the product. Cloud CMMS vendors are more likely to publish tiers, so check Facilio own current published position rather than assuming either way. A direct cost comparison is not possible from public sources.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Read the full assessmentWhich to choose
Choose Archibus when the scope is enterprise and genuinely integrated: lease and real property records, space planning and chargeback, capital projects and maintenance in one system; when on premise or FedRAMP hosting is non-negotiable; and when you want public documentation to read before you commit. The counterweights are partner-only purchasing with no direct vendor price, an estate with uneven parity across its client applications, and the unverified status of SLA, contractor and procurement functionality.
Choose Facilio, or another cloud maintenance-first platform, when the problem is maintenance execution and building performance rather than portfolio administration; when you want to buy direct and evaluate hands-on; and when a smaller, faster implementation is worth more than suite breadth. A mid-sized estate with a clear work order problem is usually better served by the narrower tool, with property data left where it already lives.
Limitations and evidence gaps. Facilio verified facts sit in the enterprise asset management category of this directory rather than in the CAFM research set, so everything said about it here is general by design; read its own profile before relying on any capability claim. On the Archibus side, SLA and KPI management, contractor management and procurement are unverified rather than absent; Eptura corporate ownership was not verified on an Eptura owned page; Eptura states the FedRAMP authorisation does not automatically extend to global deployments, which may need separate local compliance options; and the pricing page contained unfinished placeholder text when checked. For the Planon pairing that often sits on the same shortlist, see Archibus versus Planon.
Frequently asked questions
No. Archibus is sold only through the Eptura global partner network, so there is no direct vendor pricing and no self serve entry. The actual price comes from a partner quote, which means the partner is part of the evaluation and not just a delivery detail.
This could not be verified from published sources. Neither SLA and KPI management nor contractor and supplier management is stated on the Eptura product page or the documentation index, so this directory records both as unverified rather than absent. Capital project vendor handling is implied but never named as contractor management. Script it into the demo.
Yes, both cloud and on premise are verified, and Eptura markets a FedRAMP Authorized government offering. Eptura also states that the FedRAMP authorisation does not automatically extend to global deployments, which may need separate local compliance options.
Not answerable from public sources. Archibus publishes no figure and is priced in a partner quote based on user counts with agreements of no less than one year. Any cost comparison presented to you in a sales cycle rests on a quote for one side and an assumption on the other.
