Facilio versus Planon

This is a comparison across a classification boundary, and that boundary is the decision. Facilio is a cloud, maintenance-first platform, profiled in this directory under enterprise asset management, built around connected buildings and operational workflows. Planon is a full IWMS: the Planon Integrated Workplace Management Solution, built on the Planon Platform and delivered through the Planon Live continuous release model, covering real estate, maintenance, space and workplace services in one suite. Planon is a Dutch vendor in which Schneider Electric agreed in July 2024 to take a controlling 80 percent stake.

Planon targets medium and large organisations and its verified scope reaches well past maintenance into lease accounting and portfolio planning. Facilio is best understood as the operations layer: work execution, asset condition and building data. If you have not settled which of those two shapes you are buying, CAFM versus CMMS versus EAM versus IWMS is the right place to start, because picking the wrong shape is a more expensive mistake than picking the wrong vendor within a shape.

The main differences

Where they overlap

The overlap is the maintenance core, and it is real. Both platforms are cloud delivered. Both address asset records, work orders, preventive maintenance scheduling, mobile field work, reporting and building data from sensors and controls. For Planon these are all verified: Asset Lifecycle Management and Asset Attribute Management, a Reactive Work Orders module, Preventive Maintenance with a Maintenance Plan Viewer, work orders resolvable from smartphone or tablet, Connect for Analytics, and Connect for Building Advisor which turns building automation data into action. Facilio sits in the same operational territory with a stronger emphasis on connected building data as the starting point rather than as a connector bolted to a records system.

Where they differ

Planon covers ground Facilio is not built for. All fifteen capabilities tracked in this category are verified for Planon, including property and lease operations with a Lease Accounting Solution covering FASB and IASB, space management with floor plans and occupancy presented through a Kiosk, Procurement Management, Contract and SLA Management, Vendor and Warranty Management with vendor SLA adherence tracking, Health and Safety Management, and bidirectional OpenBIM integration alongside Connect for AutoCAD. A maintenance-first platform does not generally carry lease accounting or block and stack space planning, and should not be expected to.

The difference runs the other way too. Planon is an enterprise suite with the implementation weight that implies, and it publishes no public documentation or release notes at all; release information requires a customer portal login, so technical fit cannot be assessed before purchase. Products in the CMMS-first group, Facilio among them, are generally quicker to stand up and easier to evaluate hands-on. If your organisation needs a working work order process inside a quarter rather than a portfolio system inside a year, that difference dominates everything else. Get the work order taxonomy right either way, using work order types in a CMMS.

Deployment and integration

Both are cloud platforms. For Planon, on premise and hybrid availability could not be verified from published sources. Planon productises integration into named, purchasable connectors rather than leaving it to a services engagement: Connect for AutoCAD, Connect for OpenBIM, Connect for Building Advisor and Connect for Analytics, with SAP ERP, BMS, IoT sensors and Revit recorded as verified integration targets. Notably, Planon does not claim a REST API; it describes only web services or XML based integration. Cloud-native CMMS platforms typically lead with an API, so if your integration strategy is API-first, test that assumption against Planon explicitly. Where the building management system is the integration that matters, the BMS to CAFM integration reference architecture sets out the patterns.

Licensing posture

Planon publishes no price figure anywhere on its site. Licensing is quote only, every page routes to a demo request, and no trial is advertised, although Planon also makes no explicit statement that one does not exist. Cloud CMMS vendors more often publish per-user tiers, so check Facilio current published position directly rather than assuming parity. The practical consequence is that a like-for-like cost comparison between these two is not possible from public sources, and any such comparison you are shown in a sales cycle rests on a quote for one side and an assumption on the other.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Which to choose

Choose Planon when the requirement genuinely spans real estate and operations: lease accounting under two reporting regimes, space and occupancy, contractor SLAs, procurement and maintenance in one record set, across a medium or large multi-site estate. It is the broader verified product by a clear margin, and the connector model means integration is something you buy rather than something you build.

Choose Facilio, or another maintenance-first cloud platform, when maintenance execution and building performance are the problem, when speed to a working system matters more than suite breadth, and when you do not need lease accounting or formal space planning in the same tool. Running a CMMS alongside a finance or property system you already own is a legitimate architecture, not a compromise, and it is often the cheaper path for a single campus or a mid-sized portfolio.

Limitations and evidence gaps. Facilio verified facts live in the enterprise asset management category of this directory, not in the CAFM research set, so the claims made about it here are deliberately general. Read its own profile for the capability detail and do not treat anything above as a verified Facilio feature statement. On the Planon side, the Planon Universe brand has effectively been retired in public marketing, so third party reviews keyed to that name describe a product you can no longer buy under that label; on premise availability is unverified; the Planon Platform migration deadlines were seen only in a search snippet and are unverified; and the platform migration that requires customisations to be rebuilt as apps is real project risk for existing customers. Planon publishes no target organisation size bands, so the sizing here is inferred from solution framing.

Frequently asked questions

It is profiled in this directory as a cloud maintenance-first platform in the enterprise asset management category, not as an IWMS. Planon by contrast markets an Integrated Workplace Management Solution with verified lease accounting, space management and procurement alongside maintenance. Read the Facilio profile for its own verified capability list.

Not as a verified claim. Planon describes web services or XML based integration rather than a REST API, so this directory does not record one. Planon does publish named connectors, Connect for AutoCAD, Connect for OpenBIM, Connect for Building Advisor and Connect for Analytics, which is a different integration model from an open API.

No published implementation timeline exists for Planon, and this directory does not estimate one. In general a maintenance-first cloud platform has a narrower scope to configure than a full IWMS, so it tends to reach production sooner. Treat that as a structural expectation to test in a reference call, not as a measured fact about either product.

It is an unusual pairing because the maintenance scope duplicates. A more common architecture is one operations system plus whatever finance or property system already holds the lease and portfolio data. If you go that way, the integration contract matters more than either product feature list.

Sources and review basis

Attribute values come from each product's structured profile rather than being written into this page, so a correction made once appears everywhere. This comparison was last reviewed on 7 November 2026. Assessment of this category is documentation-based, not hands-on testing of every product.

Disclosure

Alongside advisory work I also build a CMMS and CAFM platform, so I have a commercial interest in enterprise software generally. No vendor here has paid for inclusion, placement or wording, and there are no reseller or affiliate arrangements.

Deciding between these?

Independent help scoring them against your actual requirement rather than a feature list, and designing the integration work that follows. No reseller arrangements.
