Yardi Voyager
by Yardi Systems
Yardi Voyager is Yardi's enterprise property management and accounting platform, positioned by the vendor for companies with complex or customised requirements across residential, commercial, affordable housing and specialist markets such as senior living and coworking.
What it is
Yardi Voyager is the top tier of Yardi Systems' property management line. Yardi positions it as an industry leading enterprise platform for property management companies with complex and custom needs, sitting above the smaller Breeze and Breeze Premier products that the same vendor sells to lighter portfolios. Yardi states that Voyager is designed for every real estate market, naming residential, commercial, affordable housing, senior living and coworking, which is why it is classified here as a genuinely mixed use product rather than a residential or commercial specialist.
On functionality, the vendor points Voyager buyers at capability that Breeze deliberately does not carry. Yardi names asset management, revenue management, multichannel marketing, deal management, facilities management, document management and energy management as reasons a buyer would choose Voyager over the lighter products. In practice Voyager is usually bought as a core platform plus a set of Yardi modules, so what a given customer runs depends heavily on which parts of the wider Yardi suite were licensed alongside it.
Two things buyers should know up front. First, Yardi does not publish Voyager pricing anywhere we could verify, so every figure in the market comes from a sales quote or from a review aggregator, and aggregator figures for this product should not be trusted. Second, this profile is deliberately thin on verified capability detail: yardi.com returned HTTP 403 to automated access throughout this research, so the product detail recorded here comes from Yardi's own yardibreeze.com comparison content rather than from the Voyager product pages themselves. Capabilities that Voyager almost certainly has, general ledger accounting for example, are recorded as unknown rather than asserted, because we could not read a vendor page stating them.

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

| Note | No Yardi published Voyager price could be verified. Yardi's own Breeze comparison content gives pricing only for Breeze and says nothing about Voyager cost, and yardi.com blocked automated access. Third party per unit figures circulating for Voyager were not used because they are aggregator sourced. |

Strengths and limitations
Strengths
- Yardi states Voyager is designed for every real estate market including residential, commercial and affordable housing, plus senior living and coworking, so a mixed portfolio can in principle sit on one platform. verified source
- Yardi advertises an upgrade path from Breeze and Breeze Premier to Voyager without stopping operations or losing data, which lowers the risk of starting on the cheaper product. verified source
Limitations
- Nothing about cost is published. Scope, module mix and price all emerge from a sales process, which makes early budgeting and like for like comparison difficult. editorial
- Yardi's own website refused automated access during research, so several capabilities a buyer would expect to confirm in minutes, including accounting, portals and API detail, had to be left unverified here. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Who it fits. Larger owners and operators who need one system across mixed portfolios, who have in house finance and systems staff, and who expect to configure rather than accept defaults. Yardi's own framing is the clearest guide: if your requirements have outgrown simple per unit software and you need asset management, revenue management or multichannel marketing, Voyager is the product in the Yardi family intended for you. It is also the natural destination for existing Breeze and Breeze Premier customers, since Yardi advertises an upgrade path from Breeze to Voyager without stopping operations or moving data by hand.
Who it does not fit. Small managers with a few hundred residential units. Yardi itself routes that segment to Breeze, which has published per unit pricing and a far shorter implementation. Buyers who need a fixed, knowable software cost before engaging a vendor will also struggle here, because nothing is published: budget, scope and module mix all come out of a sales process. Teams without a project owner for implementation should be cautious; enterprise property platforms of this class are configuration projects measured in months, not sign ups.
Typical use cases. A multifamily owner operator consolidating several regional systems onto one ledger. A diversified landlord running residential and commercial assets that does not want two platforms and two chart of accounts. An affordable housing or senior living operator needing compliance specific handling that general purpose SMB tools do not carry. Specialist operators in coworking and student housing where Yardi has named market editions.
How to evaluate it. Treat the module list as the real scope question and get in writing which modules are included in the quoted price. Ask explicitly about deployment, because we could not verify from a vendor page whether Voyager is sold only as a hosted cloud service or still available in other arrangements. Ask for the integration method you need by name, rather than accepting a general statement that integration is possible. And compare the all in first year cost against Breeze Premier, since Yardi publishes Breeze pricing and the gap between the two products is the actual decision most mid sized buyers are making.

Frequently asked questions
Yes. Yardi continues to position Voyager as its enterprise platform above Breeze and Breeze Premier, and describes an upgrade path from the smaller products into Voyager.
Yardi does not publish Voyager pricing. You have to request a quote. Per unit figures published by review aggregators were not used in this profile because they cannot be traced to Yardi.
Yardi describes Breeze as refreshingly simple software for straightforward portfolios, and Voyager as the enterprise platform for complex and custom needs, naming asset management, revenue management and multichannel marketing as Voyager level capability.
