Rent Manager
by London Computer Systems
Rent Manager is property management software from London Computer Systems covering accounting, leasing, maintenance and reporting across residential, commercial, storage, manufactured housing and association portfolios. Pricing is bundle based and quote only.
What it is
Rent Manager is the long-running property management product from London Computer Systems, a privately held developer based in Cincinnati, Ohio. Its distinguishing characteristic in this category is breadth of asset type. Where most competitors are built around either residential letting or commercial lease accounting, Rent Manager's own site lists residential, commercial, manufactured housing, associations, student housing, RV parks and campgrounds, self storage, affordable housing and vacation homes as served segments, and describes itself as suited to real estate portfolios of every type and size. For a manager whose portfolio is genuinely blended, that removes the usual compromise of running two systems or forcing storage units and commercial suites into a residential rent roll.
The functional modules are grouped on the vendor site as follows. Accounting covers receivables and payables, payments, electronic reconciliations, tax tooling and budgeting. Reporting is unusually prominent: the site cites over 450 built-in reports plus a report writer, a separate financial report writer, report automation and custom reports. Marketing and leasing covers a prospect and tenant portal, resident screening, a resident app, guest cards, websites, internet listing service advertising and web chat. Business operations covers communication tools, a mobile app, renters insurance, a call centre, project management and owner tools. Maintenance covers service issues, scheduling, work orders and billing, inspections, make-ready boards and utility management. There is also an AI line branded Orion, with a writing assistant, Smart AP, Smart AR, instant insights and an MCP interface.
Customisation and integration are treated as a first-class part of the pitch. The site has a software customization section covering an API and open access, maintains a public integrations directory split into built-in, featured and newly added partners, and provides a form for API support requests. The directory is heavily weighted toward US property-sector specialists rather than general business software: built-in partners listed include AmRent, Anequim, AvidXchange, LeaseTrack, Rentable Security Deposit and Zego, with internet listing service connections to Zillow, Apartments.com, Apartment List, Zumper and Rentable. Notably, the integrations page does not name general accounting or productivity tools such as QuickBooks, Xero, DocuSign or Zapier, which is consistent with Rent Manager positioning its own accounting module as the ledger rather than a front end to someone else's.
What the site does not provide is a public developer portal. The API is referenced and supported through a request form, but we found no openly browsable reference documentation on a vendor domain, so this entry records no docs URL and marks a documented API as unknown rather than yes.

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Strengths and limitations
Strengths
- Serves an unusually wide range of asset classes on one system, including residential, commercial, manufactured housing, associations, student housing, RV parks and campgrounds, self storage, affordable housing and vacation homes. verified source
- Deep reporting layer: the vendor cites over 450 built-in reports plus a report writer, a separate financial report writer, report automation and custom reports. verified source
Limitations
- The public integrations directory is dominated by US property-sector specialists and names no general accounting or workflow tools such as QuickBooks, Xero, DocuSign or Zapier, so finance-stack integration needs confirming with the vendor. verified source
- No public developer documentation portal was found on a vendor domain: the API is referenced and backed by a support request form, which means integration feasibility cannot be assessed before engaging sales. editorial
Who it suits
Organisation sizes: Small, Medium, Enterprise
Who it fits. Independent and mid-market property management companies in the United States with mixed portfolios, especially any combination of residential units with commercial space, self storage, manufactured housing communities or association management. It fits teams who want deep reporting and are prepared to use a report writer rather than accept fixed dashboards. It also fits organisations that want to keep accounting inside the property system rather than syncing to an external ledger.
Who it does not fit. Buyers who need to see a price before talking to anyone. Rent Manager links to a bundles page but publishes no figures, so evaluation starts with a demo request. It is probably also the wrong choice for a landlord with a handful of units who wants to self-serve in an afternoon: the module count and configurability that make it strong for a management company are overhead for a very small portfolio. Buyers outside the United States should check carefully, because the screening, insurance, call centre and listing-service integrations are US-oriented, and nothing on the pages read addressed non-US tax or tenancy handling. Teams that have standardised their finance function on QuickBooks or Xero and want the property system to feed it should confirm that path explicitly, since neither product appears in the public integrations directory.
Typical use cases. A third-party manager running several hundred to several thousand doors across asset classes on one ledger. A manufactured housing or RV park operator needing lot-level billing and utility pass-through. A self storage or mixed commercial operator wanting work orders, inspections and make-ready tracking against the same asset records as the lease. Organisations with reporting obligations to multiple owners, where the owner portal and financial report writer carry real weight.
What to probe in evaluation. Ask for the bundle definitions in writing and establish which of accounting, leasing, maintenance, the resident app, the call centre and the Orion AI features are in your tier versus chargeable additions. Ask what API access costs and what it requires: third-party reporting suggests Rent Manager gates API use behind customer enablement and a partner programme, and while we did not verify that on a vendor page it is a direct question worth asking before planning any integration work. Ask whether deployment is cloud-only for new customers, since the product has a long history and the site did not state on-premise availability either way. Finally, if your portfolio mixes asset classes, insist on seeing a demo environment configured with your actual mix rather than a residential-only walkthrough, because the quality of multi-asset handling is exactly what you are buying.

Frequently asked questions
London Computer Systems, Inc., a privately held software developer based in Cincinnati, Ohio. Rent Manager is its flagship product and is marketed on its own domain at rentmanager.com.
Yes. The vendor lists commercial alongside residential, manufactured housing, associations, student housing, RV parks and campgrounds, self storage, affordable housing and vacation homes. This makes it one of the more credible options for a genuinely mixed portfolio, though you should ask to see a demo configured with your own asset mix.
The vendor site lists an API under software customization and open access, and provides a form for API support requests. We did not find openly browsable developer documentation on a vendor domain, so confirm access terms, any additional cost and partner programme requirements directly with London Computer Systems.
