Propertyware
by Propertyware, A RealPage Company
Propertyware is a Realpage-owned cloud platform for single family and scattered site rental portfolios, covering accounting, owner and tenant portals, maintenance and leasing. It remains available to new customers and publishes per unit pricing with monthly minimums.
What it is
Propertyware is a cloud property management platform aimed at single family and low density, scattered site rental portfolios. It was acquired by Realpage in 2009 and the site footer still reads Propertyware, A Realpage Company, with a 2026 copyright line. Because this product has been the subject of repeated shutdown rumours, the availability question is worth answering directly: as of November 2026 Propertyware is still sold to new customers. The vendor runs a live product site with a live pricing page carrying three current tiers, offers both a free demo and a free trial, and publishes sales and support phone numbers. We found no end-of-life notice from Realpage. The one widely circulated claim that Realpage was shutting the product down came from a competitor newsletter in late 2024 and was subsequently corrected by that newsletter.
The nuance behind the rumour is real, though, and buyers should understand it. Realpage owns more than one product serving small and mid-sized residential managers, including Buildium, and some Propertyware customers have been moved toward Buildium. Propertyware also appears as a product brand on its own domain rather than in the Products A to Z list on realpage.com, and realpage.com/propertyware returns a 404. A product that is actively sold but not surfaced in its parent's main catalogue is a product worth asking pointed roadmap questions about.
On function, the platform centres on the operational realities of scattered single family stock: portfolio level accounting and reporting including receivables, payables, bank reconciliations and ACH payments to owners, owner and tenant portals, online payments, electronic signatures, work orders and trust accounting, with hosted marketing websites available as an add-on service. Recent additions publicised on the product site include AI screening for single family applicants, a new application portal, utility billing via SimpleBills and a redesigned money-in workflow. An open API for two-way data exchange is part of the offer and is priced as an explicit uplift rather than being included.
Pricing is published, which sets Propertyware apart from most of this category, and the structure matters more than the headline. The site leads with Starts at 1 dollar per unit, per month plus start up, and then lists three tiers: Basic at 1.00 per unit per month with a 250 monthly minimum, Plus at 1.50 per unit per month with a 350 monthly minimum and Premium at 2.00 per unit per month with a 450 monthly minimum. Every tier adds an implementation fee of twice the monthly subscription price. Enterprise and API access adds a further 1.00 per unit per month to any package. The monthly minimum is the number that actually governs affordability: at Basic you pay the 250 floor until you pass roughly 250 billable units, so a 60 unit portfolio is effectively paying over 4 dollars per unit. Optional services are priced separately, including a maintenance contact centre, a leasing contact centre, professional websites and an insurance product, each with its own setup fee. The currency is inferred as US dollars: the page prints a bare dollar sign, and Propertyware is a US product sold by a US company with US phone numbers.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Documented API A publicly documented API for integration. | Yes | The pricing page states that Enterprise and API access adds 1.00 per unit per month to any package, so an API exists but is a paid uplift. No public developer documentation was found. source |
| Reporting Portfolio, financial and occupancy reporting. | Yes | Global Customization and Reports listed as an included feature. source |
| Tenant portal A portal for tenants to pay rent and raise requests. | Yes | Tenant Portals listed as an included feature in all three tiers. source |
| Owner portal A portal for property owners to view statements and performance. | Yes | Owner Portals listed as an included feature in all three tiers. source |
| Inspections Property inspections and condition reports with evidence. | Yes | Inspections listed as an included feature. source |
| Maintenance requests Logging, assigning and tracking maintenance requests. | Yes | Maintenance, Maintenance Projects and Vendor Portals listed as included features. source |
| Accounting and general ledger Property accounting, trust or client money and a general ledger. | Yes | Accounting listed as an included feature in all three tiers. source |
| Rent collection and payments Collecting rent, handling arrears and payment processing. | Yes | Payments listed as an included feature in all three tiers. source |
| Tenant management Tenant records, screening and communications. | Yes | Screening, Two-Way Text Messaging and Tenant Portals listed as included features in all three tiers. source |
| Mobile app A mobile application for managers, tenants or inspectors. | Not verified | No mobile app was named on the vendor pages read. |
| Listing and channel management Distributing listings to booking channels and syncing availability. Relevant to short-term rental products. | Not verified | No statement found on the vendor site. |
| Document management Storing leases, certificates and correspondence against records. | Not verified | The pricing page lists Unlimited Storage, which is not the same as document management, so this is left unverified. |
| Service charges and recoveries Apportioning service charges and recovering costs from tenants. | Not verified | No statement found on the vendor site. Propertyware targets single family rentals, where service charges are not the usual model. |
| Lease management and renewals Lease terms, rent reviews, break clauses and renewals. | Not verified | The pricing page lists Marketing, Property Management and eSignature but does not describe lease records or lease lifecycle management, so this is left unverified. |
| Portfolio and unit management Properties, buildings and individual units with attributes. | Not verified | No explicit statement about unit level portfolio records found on the vendor pages read. |

| Published price | USD 1 per unit per month, tiered, monthly minimum applies, plus implementation fee |
| Note | The pricing page headline reads Starts at 1 dollar per unit, per month plus start up, and the three tiers are Basic 1.00, Plus 1.50 and Premium 2.00 per unit per month with monthly minimums of 250, 350 and 450 respectively, each plus an implementation fee of 2x the monthly subscription price. The monthly minimum dominates cost for small portfolios: at Basic you pay 250 until roughly 250 billable units. Optional services are priced separately with their own setup fees: a maintenance contact centre and a leasing contact centre per unit per month with a 300 setup fee, professional websites per month with a setup fee as low as 500, and an insurance product per policy per month with no setup fee. Currency is INFERRED as USD: the page prints a bare dollar sign with no ISO code, and Propertyware is a US product sold by a US company with US sales and support numbers. Exact decimal values for the optional services could not be read reliably from the converted page text and are therefore not recorded as figures. |

Strengths and limitations
Strengths
- Publishes real per unit pricing with named tiers and stated monthly minimums, which is rare in this category and lets a buyer model cost before contacting sales. verified source
- Purpose built for single family and scattered site portfolios, with owner portals, ACH payments to owners, trust accounting and bank reconciliation rather than multifamily community workflows. verified source
Limitations
- The monthly minimum and the implementation fee of twice the monthly subscription make small portfolios expensive per door: at the Basic tier the 250 per month floor applies until roughly 250 billable units. verified source
- API access is not included in any tier: Enterprise and API access adds a further 1.00 per unit per month on top of the chosen package. verified source
- Roadmap risk is real and should be handled contractually: Propertyware is absent from the Realpage Products A to Z catalogue, realpage.com/propertyware returns a 404, Realpage owns competing products for the same buyer, and some customers have been steered toward Buildium. editorial
Who it suits
Organisation sizes: Small, Medium
Who it fits. Single family rental operators and scattered site managers in the United States with a few hundred units or more, where the per unit economics work and the owner-reporting and trust accounting features earn their keep. It suits managers who answer to many individual owners rather than a handful of institutions, since owner portals and owner disbursement handling are central rather than bolted on. It also suits buyers who value seeing a price list before engaging sales.
Who it does not fit. Small landlords. The 250 dollar monthly minimum plus an implementation fee of twice the monthly subscription makes a sub-100 unit portfolio expensive per door compared with products that price linearly from the first unit. It is not an apartment-community product either: the design centre is low density and scattered stock, so large conventional multifamily operators are the wrong buyer and Realpage would point them to OneSite. Commercial and retail leasing is out of scope. Non-US buyers should treat it as a US product.
The roadmap risk, stated plainly. This is the main reason to think twice. Propertyware sits inside a parent company that owns competing products for the same buyer, it is not listed in that parent's main product catalogue, some customers have been migrated toward a sibling product, and it has already attracted one round of public shutdown speculation. None of that is evidence of discontinuation, and the live pricing page and trial offer are evidence against it. But the sensible response is contractual rather than attitudinal: ask Realpage in writing for the committed support horizon, ask what happens to your contract if the product is sunset, ask whether migration to Buildium or another Realpage product would be funded, and confirm your data export rights and formats before you pay an implementation fee. Given that the implementation fee is twice a month's subscription, a short initial term with a clear exit is worth negotiating for.
Typical use cases. A single family rental management company handling owner trust accounting, maintenance dispatch and owner statements across geographically dispersed homes. A manager scaling past the point where spreadsheets and a general ledger stop working but who does not need multifamily community features. Operators who want applicant screening, online applications and utility billing in the same system as the rent roll.
What to probe in evaluation. Confirm the current tier prices and minimums yourself on the pricing page, since published prices change. Model the real cost at your unit count including the minimum, the implementation fee and the API uplift if you need integrations. Ask which of the contact centre, website and insurance services you are being quoted for, as those carry separate setup fees. Ask what the API covers and its rate limits, since it is a paid uplift and worth validating before you build against it.

Generally no. It is built for single family and low density scattered site portfolios. Large conventional multifamily operators are the target market for Realpage OneSite instead.
