Rent Manager vs Propertyware: breadth of asset class against single family focus
Start with the rumour, because it affects this comparison. Propertyware is still sold to new customers. Its own live site carries three purchasable tiers, a free demo and a free trial, sales and support numbers, and a 2026 copyright under Propertyware, A RealPage Company. No Realpage end of life notice was found. The counter signals are recorded honestly: Propertyware does not appear in the Products A to Z list on realpage.com, realpage.com/propertyware returns HTTP 404, Realpage owns competing products aimed at the same buyer, and some customers have reportedly been steered toward Buildium. We could not verify the scale or current status of those migrations, nor obtain any Realpage statement on the support horizon. That makes roadmap risk a contractual question, not a reason to exclude the product.
The two products sit in different places. Rent Manager, from London Computer Systems, is classified mixed use and serves an unusually wide range of asset classes on one system: residential, commercial, manufactured housing, associations, student housing, RV parks and campgrounds, self storage, affordable housing and vacation homes. Propertyware is classified residential and is purpose built for single family and scattered site portfolios, with owner portals, ACH payments to owners, trust accounting and bank reconciliation rather than multifamily community workflows.

Full profilePropertyware
Propertyware, A RealPage Company
Propertyware is a Realpage-owned cloud platform for single family and scattered site rental portfolios, covering accounting, owner and tenant portals, maintenance and leasing. It remains available to new customers and publishes per unit pricing with monthly minimums.
Full profileThe main differences
Only one of the two publishes a price. Rent Manager links a Bundles page but publishes no figures on the pages read, so pricing is quote based, scoped by bundle and portfolio, with a demo request as the route in. Propertyware publishes a real rate card: Basic 1.00, Plus 1.50 and Premium 2.00 per unit per month, with monthly minimums of 250, 350 and 450 respectively, each plus an implementation fee of twice the monthly subscription price. The minimum dominates cost at small scale: on Basic you pay 250 per month until roughly 250 billable units, so quoting the 1.00 rate alone to a 60 unit landlord is misleading. Optional services carry their own setup fees, including a maintenance contact centre and a leasing contact centre priced per unit per month with a 300 setup fee, professional websites with a setup fee as low as 500, and an insurance product per policy per month. Currency is inferred as US dollars from a bare dollar sign on a US site, not stated.
On capability the overlap is wide and the gaps differ. Both verify tenant management, rent collection, accounting, maintenance requests and inspections. Rent Manager additionally verifies lease management, a prospect and tenant portal, a mobile app, and a deep reporting layer that the vendor cites as over 450 built in reports plus a report writer, a separate financial report writer, report automation and custom reports. Propertyware additionally verifies owner portals, tenant portals, vendor portals, maintenance projects and an API, with global customisation and reports. Propertyware lease management is unverified, which is an odd gap on a rental platform and worth asking about; Rent Manager owner portal is unverified, since the site names owner tools without stating a portal exists.
API access is a cost on one and an unknown on the other. Propertyware states plainly that Enterprise and API access adds a further 1.00 per unit per month on top of any package, so it is not included in any tier, and no public developer documentation was found. Rent Manager states an API exists under software customization, but no browsable public developer documentation was found on a vendor domain, and its public integrations directory is dominated by US property sector specialists and names no general accounting or workflow tools such as QuickBooks, Xero, DocuSign or Zapier.

Rent Manager

Read the full assessmentWhich to choose
Choose Rent Manager if your portfolio spans asset classes. Nothing else in this category credibly covers residential, commercial, manufactured housing, associations, student, RV parks, self storage, affordable and vacation homes on one system, and if that is your book then the alternative is running two platforms. The reporting layer is the other reason to pick it: over 450 built in reports plus two report writers is the deepest published reporting claim in the category. Accept that you will not know the price until you have had a sales conversation about bundles.
Choose Propertyware if you run single family or scattered site rentals at a few hundred units or more, and you want to model cost before contacting anyone. Owner portals, ACH payments to owners, trust accounting and bank reconciliation are the right shape for a third party manager answering to many individual owners, which is a different job from managing a multifamily community. Below roughly 250 units the monthly minimum plus an implementation fee of twice the subscription makes it expensive per door, so compare against Buildium or TenantCloud at that size.
Handle the roadmap question contractually rather than emotionally. If Propertyware wins on fit, ask Realpage for a written support and development commitment with notice periods, and ask what migration assistance exists if the product is retired. Separately, on either product, ask for API documentation during evaluation: Propertyware will quote you an extra 1.00 per unit per month for access and Rent Manager keeps its API behind a support request form, so integration feasibility is a commercial negotiation in both cases rather than something you can assess up front. Neither product has verified service charge handling, so a commercial led buyer should test that claim hard on Rent Manager and look elsewhere on Propertyware.
Frequently asked questions
No. The Propertyware site is live with three purchasable tiers, a demo, a free trial and a 2026 copyright under Propertyware, A RealPage Company, and no Realpage end of life notice was found. Counter signals exist: Propertyware is absent from the Realpage Products A to Z list and realpage.com/propertyware returns a 404. Treat it as a live product with roadmap risk to cover in the contract.
At the Basic tier you pay the 250 per month minimum until roughly 250 billable units, plus an implementation fee of twice the monthly subscription. The published 1.00 per unit rate only becomes the effective price above that threshold. Currency is inferred as US dollars from a bare dollar sign.
No. Rent Manager links a Bundles page from its site but publishes no figures on the pages read, and directs visitors to request a demo. Pricing is quote based and scoped by bundle and portfolio.
Neither can be confirmed. The Rent Manager public integrations directory names US property sector specialists and no general accounting or workflow tools such as QuickBooks, Xero, DocuSign or Zapier. Propertyware records an API only, charged as a 1.00 per unit per month uplift. Confirm finance stack integration with either vendor before buying.
