AppFolio Performance Platform
by AppFolio, Inc. Rebranded
AppFolio's property management platform, now marketed as the AppFolio Performance Platform rather than AppFolio Property Manager, sold in Core, Plus and Max plans with published starting per unit rates and a 50 unit minimum on Core.
What it is
AppFolio has renamed its flagship. The product most buyers still search for as AppFolio Property Manager is presented on AppFolio's current homepage and product page as the AppFolio Performance Platform, and the Property Manager name does not appear on either page. The plan structure is unchanged: Core, Plus and Max.
Pricing is partly published, which is useful but easy to misread. AppFolio's pricing page shows Core starting at 1.49 per unit per month, Plus at 3.20 and Max at 5.00, each labelled starting at, each with a Get a Quote button. Core carries a footnote stating that a minimum spend and a 50 unit minimum apply, and Plus and Max say minimum spend and units apply without giving numbers. The page prints a bare dollar sign, so US dollars is inferred from it being the US site. The real monthly bill therefore depends on a minimum spend AppFolio does not publish, and on value added services that are priced separately.
Capabilities AppFolio states include unified communication tools, unified accounting with financial reporting, maintenance intake, follow up and vendor coordination with AI automation, work order management, inspections and unit turns, mobile convenience, resident and owner portals, live chat and call requests, and marketing and leasing covering the prospect to resident journey. Plus adds affordable housing tooling, advanced leasing metrics, the AppFolio Stack Marketplace, live phone support and Accounting Performer. Max adds a leasing CRM, leasing signals, custom fields, a database API, dedicated customer success management and budgeting. The API being a Max only item is a material fact for anyone planning integration or a data warehouse.
Markets AppFolio names are single family, multifamily, student housing, affordable housing, community associations, commercial, and investment management through the separate AppFolio Investment Management product. The weight of the offering, and of the resident centred feature set, is residential, which is how it is classified here even though commercial appears on the list.

| Published price | USD 1.49 starting at, per unit per month, plus an unpublished minimum monthly spend |
| Note | Figures are AppFolio's own published starting at rates on appfolio.com/pricing, quoted per unit per month: Core starting at 1.49 per unit per month with a minimum spend and a 50 unit minimum; Plus starting at 3.20 per unit per month; Max starting at 5.00 per unit per month, the latter two with minimum spend and unit conditions that AppFolio does not quantify. Each plan also has a Get a Quote button and a footnote saying minimum spend applies and to contact AppFolio for details, so these are floors rather than final prices, and the 50 unit minimum makes AppFolio unavailable to very small portfolios. The page prints a bare dollar sign, so USD is INFERRED from the US appfolio.com site. Minimum monthly spend amounts widely quoted by review aggregators were excluded because AppFolio does not publish them. |

Strengths and limitations
Strengths
- AppFolio publishes starting per unit rates for all three plans, 1.49 for Core, 3.20 for Plus and 5.00 for Max, which gives buyers a usable floor before entering a sales conversation. verified source
- The platform covers the full residential operating cycle in one place, including marketing and leasing, work orders, inspections and unit turns, resident and owner portals, and unified accounting and reporting. verified source
Limitations
- Core requires a 50 unit minimum and an unpublished minimum monthly spend, so small landlords are excluded and the real cost cannot be calculated from the published rates alone. verified source
- The database API is listed only under the Max plan, so integration and data extraction requirements force buyers to the most expensive tier. verified source
Who it suits
Organisation sizes: Medium, Enterprise
Who it fits. Professional residential managers above the 50 unit floor who want one platform covering marketing, leasing, resident communications, maintenance and accounting, and who value automation over configurability. The product is built around resident and owner experience, so third party managers answering to owners get particular value from the owner portal and reporting. Single family, multifamily, student and affordable operators are all explicitly addressed.
Who it does not fit. Landlords below 50 units, who are excluded from Core by AppFolio's own minimum. Commercial led portfolios, where lease event handling, recoveries and service charges are the core requirement, are better served by a commercial specialist; AppFolio lists commercial but it is not the centre of the product. Buyers who need API access without paying for the top tier will be frustrated, since the database API is a Max feature. And anyone wanting a firm total cost before talking to sales will find the published per unit rates only get them part way, because the minimum spend is not published.
Typical use cases. A 200 to 2,000 unit residential management company consolidating marketing, leasing, maintenance and accounting. A single family rental operator that needs mobile first field work and strong owner reporting. A student housing operator needing by the bed leasing and turn management. A growing manager that wants AI assisted maintenance triage and communications without building the automation itself.
How to evaluate it. Make the minimum spend the first question, not the per unit rate, and get it in writing alongside the term. Price the value added services you will actually use, because the pricing page says you only pay for what you need but does not list those prices. Decide early whether you need the API, since that decision pushes you to Max and changes the economics completely. Check which features are tier gated against your must have list, because affordable housing tooling and leasing CRM sit above Core. Finally, verify any third party figures you have seen: several review sites publish AppFolio rates and minimums that conflict with each other and with AppFolio's own page, so use appfolio.com only.

Frequently asked questions
Not on AppFolio's current site. The homepage and product page present the AppFolio Performance Platform, and the Property Manager name does not appear on either. The plans are still Core, Plus and Max.
AppFolio publishes starting rates of 1.49 per unit per month for Core, 3.20 for Plus and 5.00 for Max. A minimum monthly spend applies to all three and a 50 unit minimum applies to Core, and AppFolio does not publish the minimum spend figures. The dollar amounts are inferred to be US dollars from the US site.
AppFolio lists a database API as a Max plan feature. Core and Plus do not list it, so API access is a tier decision rather than a standard inclusion.
