AppFolio Performance Platform Alternatives

Two things to settle before you compare anything. First, the product you are looking for is now presented by AppFolio as the AppFolio Performance Platform, not AppFolio Property Manager; the old name does not appear on the current homepage or product page, though the Core, Plus and Max plans are unchanged. Second, and more usefully, a great many people search for AppFolio alternatives because AppFolio will not sell to them. Core states that a minimum spend and a 50 unit minimum apply. Below 50 units, this is not a comparison, it is a redirection.

Below 50 units, Buildium is the primary option, with published plans from 65 per month, no stated minimum unit count and a 14 day trial with sample data and no credit card. TenantCloud is cheaper again for landlords with many units under few leases, since it bills flat by lease count with unlimited properties and units. Innago is free to landlords outright, with the cost moving to tenants and applicants, though its accounting, reporting, portals and document management could not be verified from vendor pages and should be tested rather than assumed.

If cost opacity is the problem rather than size, note that AppFolio publishes per unit rates of 1.49, 3.20 and 5.00 but not the minimum monthly spend, and prices none of its value added services. Buildium is the most complete published price in the category. Propertyware publishes 1.00 to 2.00 per unit with stated monthly minimums of 250 to 450, which is at least a number you can model, though API access adds a further 1.00 per unit per month and implementation is twice the monthly subscription.

If you need API access without buying the top tier, look at Rentec Direct, which includes a documented open API with Pro and PM at no extra cost, where the AppFolio database API is a Max only item. And if your portfolio spans asset classes AppFolio does not centre on, Rent Manager covers commercial, manufactured housing, associations, self storage and vacation homes alongside residential, at the price of no published pricing at all.

The alternatives, and why they are here

Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.

Buildium

Buildium

View profile

Buildium is a cloud property management platform for residential managers, community associations and smaller commercial portfolios, with genuinely published tiered pricing starting at 65 per month and a 14 day free trial.

Why consider it: The default alternative, and the only real option below 50 units since AppFolio enforces a 50 unit minimum on Core. Buildium publishes flat plan prices from 65 per month with no unit minimum and a 14 day trial with no card. The trade is metered extras: screening at 17 or 20, eSignatures at 5 per document on Essential, 2.99 percent on card payments, and inspections carrying a setup plus monthly fee on the entry plan.

Entrata

Entrata, Inc.

View profile

Entrata is a cloud platform for US rental housing operators, combining property accounting, leasing, facilities and resident services in one system. The vendor splits it into an operations platform and a resident experience platform, with AI agents layered on top.

Why consider it: The step up for larger US rental housing operators who want more of the stack from one vendor, including budgeting, job costing and procure to pay that AppFolio does not document, plus explicit AI governance with fair housing rules, role based permissions and an audit trail. No published pricing and no self serve entry, so you lose the ability to budget from a page.

OneSite Property Management Software

Realpage

View profile

OneSite is Realpage's core property management system for US rental housing, handling leasing, move-ins and move-outs, applicant screening workflows, portfolio and unit availability, maintenance and month-end automation. It is sold by demo request with no published price.

Why consider it: Comparable scale and the stronger choice for unusual property types, supporting conventional alongside student, affordable, tax credit, military and senior living in one system, with deep verified lifecycle coverage from waitlists to evictions. Quote only, and the general ledger placement is unverified because the page describes integration with separate Realpage financial products rather than a built in ledger.

Propertyware

Propertyware, A RealPage Company

View profile

Propertyware is a Realpage-owned cloud platform for single family and scattered site rental portfolios, covering accounting, owner and tenant portals, maintenance and leasing. It remains available to new customers and publishes per unit pricing with monthly minimums.

Why consider it: The better shape for single family and scattered site portfolios, with owner portals, ACH payments to owners, trust accounting and bank reconciliation rather than multifamily community workflows, and a published rate card of 1.00 to 2.00 per unit with 250 to 450 monthly minimums. API access costs a further 1.00 per unit per month, and Realpage roadmap risk should be covered contractually.

DoorLoop

DoorLoop

View profile

DoorLoop is cloud property management software for landlords, managers and investors, covering rent collection, accounting, maintenance, leasing, screening and tenant communication, with published per unit pricing and mobile apps.

Why consider it: A cheaper per unit route for managers who do not need AppFolio marketing and leasing depth, with a published volume rate as low as 1.50 per unit above 100 units and named QuickBooks Online integration with bank sync. Its minimum spend and minimum unit count are unpublished, and portals, reporting, inspections and API are unverified, so it is a less complete picture than AppFolio offers.

Rent Manager

London Computer Systems

View profile

Rent Manager is property management software from London Computer Systems covering accounting, leasing, maintenance and reporting across residential, commercial, storage, manufactured housing and association portfolios. Pricing is bundle based and quote only.

Why consider it: Worth a look if you have asset classes AppFolio does not centre on, since Rent Manager covers commercial, manufactured housing, associations, self storage, RV parks and vacation homes alongside residential, with a reporting layer of over 450 built in reports plus two report writers. Pricing is quote based by bundle, and its public integrations directory names no general accounting tools such as QuickBooks or Xero.

What this page is not

This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
