OneSite Property Management Software
by Realpage
OneSite is Realpage's core property management system for US rental housing, handling leasing, move-ins and move-outs, applicant screening workflows, portfolio and unit availability, maintenance and month-end automation. It is sold by demo request with no published price.
What it is
OneSite is Realpage's property management system, and it is still called OneSite. That needed checking: Realpage has reorganised its catalogue around solution names rather than legacy product brands, and the A to Z product list on realpage.com now carries an entry called simply Property Management. Open that entry and the page describes OneSite Property Management Software and uses OneSite with a registered trademark mark. So the navigation label has changed while the product name has not. In this directory we record the official name as it appears on the vendor's own product page.
Functionally the page describes a conventional multifamily system of record. Core operations cover move-ins, move-outs, transfers and final statements, with tracking for expiring leases and delinquent accounts. Leasing covers prospects, applicants and waitlists, with screening, appointment scheduling and eviction processes. Portfolio views give real-time visibility of buildings, floor plans, units and availability, rolled up to regional and portfolio level, with role-based dashboards. A mobile-friendly maintenance module handles automated work orders and inventory insight. Realpage also claims automation of month-end close, renewals and move-outs, citing a seven-minute task dropping to thirty seconds and an 83 percent reduction in staff time for some processes. Those are vendor figures with no methodology attached and should be read as marketing claims, not benchmarks.
The newer element is Lumina, an AI copilot the page says can answer how-to questions, recommend vendors, automate rent collection and send reminders. Realpage's wider catalogue also lists a set of AI agents and a Lumina AI suite as separate line items, which suggests the AI capability is partly bundled and partly sold alongside. Clarify which parts are included in a OneSite subscription.
Property-type coverage is broad within residential: conventional, student, affordable, tax credit, military and senior living. The affordable and tax credit support is a genuine differentiator, since compliance reporting for those programmes is specialist work. Integrations are described as connections to other Realpage products, such as financial management, spend management and resident experience tooling. That is the strategic shape of the offer: OneSite is the ledger and leasing core of a much larger Realpage estate covering payments, screening, utilities, procurement, marketing and analytics. The upside is breadth from one supplier. The downside is concentration, and the page names no third-party integrations, so this directory records none.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

| Maintenance requests Logging, assigning and tracking maintenance requests. | Yes | Mobile-friendly maintenance module with automated work orders and inventory insight. source |

| Mobile app A mobile application for managers, tenants or inspectors. | Not verified | The maintenance module is described as mobile friendly, which is not the same as a published mobile app, so this is left unverified. |
| Documented API A publicly documented API for integration. | Not verified | No public API documentation found on a Realpage domain. |
| Listing and channel management Distributing listings to booking channels and syncing availability. Relevant to short-term rental products. | Not verified | No statement found on the vendor product page. |
| Document management Storing leases, certificates and correspondence against records. | Not verified | No statement found on the OneSite page. Realpage lists Document Management as a separate catalogue product. |

| Owner portal A portal for property owners to view statements and performance. | Not verified | No statement found on the vendor product page. |
| Inspections Property inspections and condition reports with evidence. | Not verified | No statement found on the vendor product page. Realpage lists Facilities Management as a separate catalogue product. |

Strengths and limitations
Strengths
- Supports conventional, student, affordable, tax credit, military and senior living property types in one system, which few residential products cover together. verified source
- Full residential lifecycle in the core product: prospects, applicants and waitlists, screening and eviction processes, move-ins, transfers, final statements, expiring lease and delinquency tracking, plus automated month-end close. verified source
Limitations
- Heavy module fragmentation across the Realpage catalogue means capabilities a buyer may assume are included, such as facilities management, document management, business intelligence and the AI agents, appear as separate catalogue entries and may be separate purchases. editorial
- The product page names only Realpage-to-Realpage integrations and documents no public API, so third-party interoperability has to be established during the sales process rather than assessed up front. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Who it fits. US multifamily owners and third-party managers of meaningful scale, particularly those running mixed conventional, affordable and student portfolios where compliance requirements rule out lighter products. It suits organisations that are willing to standardise on Realpage more broadly, since the stated integration story is with other Realpage modules. Realpage also points portfolios under 2,000 units toward a separate packaged offer called Realpage Essentials, which is a useful signal about where the OneSite sales motion starts.
Who it does not fit. Small landlords and small managers. There is no published price, no trial, and the entry points are Request a Demo, Book a OneSite Demo and Contact Sales. The page also notes that paid training proposals come from an account representative, which tells you implementation and enablement are chargeable line items rather than included onboarding. Buyers outside the United States should look elsewhere: the screening, eviction and affordable-housing workflows are built around US regulation. Commercial and retail lease accounting is not what this product is for.
Typical use cases. Running a large conventional multifamily portfolio as the system of record, with leasing, renewals and delinquency management in the same place as the ledger. Managing affordable and tax credit assets where certification and compliance tracking must sit inside the operating system. Consolidating a fragmented estate of point tools onto a single supplier's platform.
What to probe in evaluation. First, pin down naming and packaging in the contract. Because Realpage sells many adjacent modules under solution-style names, it is easy to assume a capability is in OneSite when it is a separate purchase: facilities management, document management, business intelligence, payments, screening and the AI agents all appear as distinct catalogue entries. Ask for an explicit list of what the OneSite subscription includes. Second, ask about the cost of exit. A system of record that is tightly coupled to a single vendor's payments, screening and analytics creates switching cost that is not visible in year one. Third, ask for the data extract and API arrangements in writing, since the public product page does not document either. Fourth, treat the published efficiency claims as hypotheses and ask for a reference customer of similar size and mix who will discuss month-end close time before and after.
One further note for buyers doing due diligence: Realpage has been the subject of significant US legal and regulatory attention in recent years relating to revenue management and rent pricing. That activity concerns pricing products rather than the OneSite property management system, and we have not verified its current status here, but it is a reasonable topic to raise with procurement and legal before signing a multi-year platform commitment.

Frequently asked questions
No. The product name on Realpage's own product page is still OneSite, written as OneSite Property Management Software with a registered trademark mark. What changed is the navigation: Realpage's A to Z product list now labels the entry Property Management rather than OneSite, so searches for the old brand can appear to come up empty.
Realpage does not publish a price. The product page routes to a demo request or Contact Sales. It also mentions a separate packaged offer, Realpage Essentials, for portfolios under 2,000 units, and notes that training proposals are chargeable and come from an account representative.
They are presented as different offers. The OneSite page points portfolios under 2,000 units toward Realpage Essentials, which indicates Essentials is the smaller-portfolio packaging and OneSite is the system aimed at larger operators. Confirm the functional differences in writing before choosing between them.
