Entrata vs OneSite: two US rental housing platforms, neither with a published price

Both products are classified residential and both are aimed at US rental housing operators at mid market and enterprise scale. Both are quote only. Neither can be budgeted from a vendor page: Entrata offers only Book a demo and Watch demo, and the Realpage OneSite page offers Request a Demo, Book a OneSite Demo and Contact Sales, with paid training proposals coming from an account representative. Expect pricing scoped by unit count, module selection, implementation scope and contract term in both cases. Aggregator figures exist for both and are deliberately not used here.

A naming note for OneSite. The current Realpage product page uses OneSite Property Management Software, and OneSite appears with a registered trademark mark. The Products A to Z catalogue label is simply Property Management, which is a navigation label rather than a rename, and that is the source of most of the confusion about what this product is called.

Evidence quality is uneven, and one gap is a vendor block. Entrata verifies tenant management, lease management, rent collection, accounting, maintenance requests, a resident portal, reporting, a mobile resident app and a documented API. The API is the weak point in that list: the Entrata site footer links to API v1 documentation and a developer marketplace, but the documentation host at api.entrata.com returned HTTP 403 to automated access, so the reference content, versioning and webhook support could not be verified and no specific third party integration could be recorded. That is a vendor blocking automated access, not an absent API. For OneSite, no public API documentation was found on any Realpage domain at all, which is a different and arguably worse finding.

The main differences

Entrata is the broader verified stack. The vendor site covers accounting, budgeting, job costing and procure to pay, leasing and renewals, facilities, business intelligence and reporting, payments and bill pay, plus a resident portal and app carrying payments, insurance verification and rent reporting. Entrata splits this into an operations platform and a resident experience platform with AI agents layered on top, and it is unusually explicit about governance: agent actions are stated to run under configurable rules including fair housing rules, role based permissions and a full audit trail, with selectable autonomy levels. Buyers evaluating the procure to pay side should test it against the discipline described in our note on three way matching across PO, GRN and invoice.

OneSite is the stronger verified residential lifecycle, with a general ledger question mark. Verified on the Realpage page: real time views of buildings, floor plans, units and availability rolled up to regional and portfolio level; prospects, applicants and waitlists, screening, move ins, move outs, transfers, final statements and eviction processes; expiring lease tracking with automated renewals; delinquent account tracking, with the Lumina copilot described as automating rent collection and reminders; a mobile friendly maintenance module with automated work orders and inventory insight; and role based dashboards. It also supports conventional, student, affordable, tax credit, military and senior living property types in one system, which few residential products cover together. Accounting is recorded as unverified, because the OneSite page describes integration with separate Realpage financial management products rather than clearly placing a general ledger inside OneSite itself. That is the first question to ask Realpage.

Both fragment across a catalogue. Realpage lists LOFT Resident Portal, Facilities Management, Document Management and business intelligence as separate catalogue entries, so a buyer who assumes they are included may be wrong. Entrata names an API and a marketplace but no specific third party integrations. Service charge handling, inspections and document management are unverified on both.

Which to choose

Choose Entrata if you want the widest single vendor coverage of the residential operating stack with the ledger clearly inside it, and if AI assisted leasing, renewals, payments and maintenance triage are something you want now with auditability attached. The fair housing rule enforcement, role based permissions and audit trail framing is the most concrete AI governance statement from any vendor in this category, and for a regulated US operator that is worth more than a feature count.

Choose OneSite if your operation spans unusual property types. Conventional alongside student, affordable, tax credit, military and senior living in one system is a genuine differentiator, and the applicant to eviction lifecycle coverage is deep and explicitly documented. Accept that you are likely buying more than one Realpage product, and price the catalogue items you need rather than the platform name.

Run both evaluations the same way, because neither publishes anything you can anchor to. Insist on a written module list with inclusions and exclusions. For OneSite, ask where the general ledger lives and which Realpage financial product is required alongside it. For Entrata, ask for API documentation access during evaluation, since the public documentation host refused automated access and integration breadth could not be verified independently. Ask both for named third party integrations in writing rather than accepting a marketplace reference. And if you are below a few hundred units, note that neither vendor offers a self serve entry point, so your realistic comparison set is AppFolio, Buildium or Yardi Breeze rather than either of these.

Frequently asked questions

Neither vendor publishes a figure. Entrata offers only demo calls to action and the OneSite page offers demo and contact sales routes. Pricing will be scoped by unit count, modules, implementation and term. We do not reproduce aggregator figures for either.

Unverified. The Realpage OneSite page describes integration with separate Realpage financial management products rather than clearly placing a general ledger inside OneSite, so we record accounting as unverified rather than present or absent. Ask Realpage which product holds the ledger.

Entrata links API v1 documentation and a developer marketplace from its own site footer, so an API exists. The documentation host returned HTTP 403 to automated access, so the reference content, versioning and webhook support are unverified. Request documentation access during evaluation.

On published evidence OneSite, which names affordable and tax credit among the property types it supports in one system alongside conventional, student, military and senior living. Entrata is positioned for US rental housing generally without that property type breakdown on the pages read.

Sources and review basis

Attribute values come from each product's structured profile rather than being written into this page, so a correction made once appears everywhere. This comparison was last reviewed on 7 November 2026. Assessment of this category is documentation-based, not hands-on testing of every product.
