Entrata

by Entrata, Inc.

Entrata is a cloud platform for US rental housing operators, combining property accounting, leasing, facilities and resident services in one system. The vendor splits it into an operations platform and a resident experience platform, with AI agents layered on top.

What it is

Entrata is a single-vendor platform for operators of US rental housing. On its own site the company presents the product in two halves: an Operations Experience Platform covering accounting, budgeting, job costing, procure-to-pay, bill pay, utility management, leasing, facilities, business intelligence and reporting; and a Resident Experience Platform covering the resident portal and app, rent reporting, renters insurance, deposit alternatives, insurance verification and a rewards programme. The commercial pitch is that the ledger, the leasing funnel and the resident-facing services sit on one data model rather than being stitched together from separate vendors.

The newer layer is AI. Entrata markets AI agents for leasing, renewals, maintenance and payments, plus an ontology layer and configurable autonomy levels running from assisted suggestions to fully autonomous workflows. The site states that agent actions are constrained by configurable rules, including fair housing rules, role-based permissions and a full audit trail. That governance framing matters in US multifamily, where automated leasing decisions carry regulatory exposure, but buyers should treat the autonomy claims as something to test in a pilot rather than accept from a web page.

Entrata lists dedicated solution areas for multifamily, student, affordable, military, commercial and manufactured housing. The gravity of the product is clearly multifamily residential, which is why this directory classifies it as residential rather than mixed-use, but the commercial and manufactured-housing lines exist and are worth asking about if your portfolio is genuinely blended.

On extensibility, the site footer links to API v1 documentation and a Marketplace described as carrying docs and guides for connecting Entrata to third-party systems, alongside a partners page and a theme gallery for property websites. The homepage names no specific third-party products, so this directory records no named integrations for Entrata: there is an API and a marketplace, but nothing we could cite for a specific connector. The API documentation host returned HTTP 403 to automated access during research, so the contents of the API reference are unverified here.

Ownership is worth stating plainly because it affects roadmap risk. Entrata was founded in 2003 in Lehi, Utah and remains privately held. Silver Lake led a large minority round and press coverage describes it as the principal institutional backer; Blackstone took a reported 200 million US dollar minority stake at a 4.3 billion US dollar valuation in 2025. The company filed publicly for a New York Stock Exchange listing in May 2026 under the intended ticker ENT. We found no evidence that the offering had priced at the time of writing.

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

NoteEntrata publishes no pricing on its own site. The only calls to action are Book a demo and Watch demo, so pricing is quote-only and almost certainly scoped by unit count and module selection. No figure is recorded here because none appears on a vendor page, and review-aggregator figures were deliberately not used.

Prices move and discounting is common. Treat anything here as a starting point and confirm with the vendor before budgeting.

Strengths and limitations

Strengths

  • Covers the full residential operating stack from the vendor's own site: accounting, budgeting, procure-to-pay, leasing, facilities, business intelligence, plus a resident portal and app with payments, insurance and rent reporting. verified source
  • Explicit AI governance framing: the vendor states agent actions run under configurable rules including fair housing rules, role-based permissions and a full audit trail, with selectable autonomy levels. verified source

Limitations

  • No published pricing and no self-serve entry point, so small portfolios cannot assess affordability without entering a sales process. editorial
  • The homepage names an API and a marketplace but no specific third-party integrations, and the API documentation host refused automated access, so integration breadth could not be verified independently. editorial

Who it suits

Organisation sizes: Medium, Enterprise

Who it fits. Mid-market and large US multifamily owner-operators and third-party managers who want one vendor for the general ledger, leasing, facilities and resident services, and who have enough scale to justify a configuration-heavy platform. It suits organisations that already run centralised accounting and want the leasing funnel and resident payments reporting into the same system. Operators of student, affordable or military housing are explicitly catered for, which matters because those segments carry compliance requirements that generic rent-ledger products do not handle.

Who it does not fit. Small landlords and small third-party managers. Nothing on the site suggests a self-serve tier, there is no published price, and the only calls to action are to book or watch a demo. A manager with a few hundred units is better served by a product with transparent per-unit pricing. It is also a poor fit for buyers whose portfolio is predominantly commercial or retail leasing: the commercial line exists, but the product centre of gravity is residential and you would be buying the smaller half of the platform. Non-US buyers should be cautious, since the compliance, screening and payments modules are built around US practice.

Typical use cases. Replacing a legacy multifamily property management system plus a separate CRM, insurance programme and resident portal with one stack. Centralising month-end close and budgeting across a large portfolio. Adding AI-assisted leasing response and renewal outreach on top of an existing operations team without changing the system of record.

What to probe in evaluation. Ask for total cost broken out by module and by transaction fee, because platforms of this shape commonly derive significant revenue from payments, screening and insurance rather than the software subscription alone. Ask which AI agents are generally available versus in early access, and what the audit trail actually records. Ask for API rate limits and whether the integrations you need are first-party, marketplace-partner or custom build. Finally, factor in the pending IPO: a listing changes reporting incentives and sometimes pricing discipline, and it is reasonable to ask for multi-year price protection in writing.

Alternatives

OneSite Property Management Software Realpage The most direct rival: both are quote only US rental housing platforms at mid market and enterprise scale, both fragment across a catalogue. OneSite is stronger on verified lifecycle coverage and property type breadth, covering conventional, student, affordable, tax credit, military and senior living. Entrata is stronger on verified accounting, budgeting and procure to pay, where OneSite ledger placement is unverified.
ResMan Inhabit A US multifamily and affordable housing alternative, sold in Start, Scale and Thrive tiers for conventional and affordable portfolios, with a dedicated affordable product covering HUD including RAD conversions, Rural Development, Tax Credit and state and local rental assistance. Also quote only. Be warned that no individual capability could be verified from vendor pages, so it belongs on a shortlist as a demo candidate rather than a documented comparison.
AppFolio Performance Platform AppFolio, Inc. The option if you want published starting rates rather than a pure sales process, with Core at 1.49, Plus at 3.20 and Max at 5.00 per unit per month and a broad verified residential feature set. You give up the budgeting, job costing and procure to pay depth Entrata documents, and the AppFolio database API is a Max only item while minimum monthly spend is unpublished.
Yardi Voyager Yardi Systems An enterprise alternative that reaches beyond rental housing: Yardi states Voyager covers residential, commercial, affordable housing, senior living and coworking, so it suits a portfolio Entrata residential focus would not. Also quote only, and far less verifiable because yardi.com returned HTTP 403 to automated access, leaving accounting, portals and API unverified.

Frequently asked questions

Entrata remains a privately held US company founded in 2003 and based in Lehi, Utah. Silver Lake is reported as its principal institutional backer, and Blackstone took a reported 200 million US dollar minority stake at a 4.3 billion US dollar valuation in 2025. Entrata filed publicly for a New York Stock Exchange listing in May 2026 under the intended ticker ENT. We found no confirmation that the offering had priced.

No. The vendor site offers only a demo booking. Expect quote-based pricing scoped by unit count and selected modules, and ask for transaction fees on payments, screening and insurance to be itemised separately from the subscription.

Entrata lists Commercial as one of its solution areas, alongside Multifamily, Student, Affordable, Military and Manufactured Housing. The product is residential-led, so a predominantly commercial or retail portfolio should compare it against purpose-built commercial lease accounting systems rather than assume parity.
