ResMan
by Inhabit
US multifamily and affordable housing property management platform, branded ResMan by Inhabit after its 2021 acquisition by Inhabit. Sold in Start, Scale and Thrive tiers for conventional and affordable portfolios, with pricing by quote only.
What it is
ResMan is a cloud property management platform for the US multifamily market. The vendor describes it as an industry leading property management platform for multifamily and affordable housing managers, and splits its offering into a Multifamily product for conventional communities and an Affordable Housing product covering HUD including RAD conversions, Rural Development, Tax Credit and state and local rental assistance programmes. That affordable housing compliance work is the clearest differentiator: it is specialised, regulated and expensive to build, and it is the reason agencies and owners with mixed conventional and subsidised portfolios shortlist ResMan.
Ownership. ResMan is no longer independent. Inhabit, formerly styled Inhabit IQ, acquired ResMan from Mainsail Partners in August 2021, and the product now carries the ResMan by Inhabit branding, which appears in the footer of its own site and in Inhabit press announcements including the 2026 ResMania user conference. Mainsail lists ResMan as a former portfolio company. ResMan itself had previously acquired Razz Interactive in January 2020 for websites and marketing and Investor Deal Room in June 2021. We found no evidence of a subsequent change of ownership, so Inhabit is the current owner. For a buyer this matters in two ways: roadmap priorities now sit inside a larger residential and vacation rental software group, and cross-selling of sibling Inhabit products is likely to feature in any sales conversation.
Pricing is not published. ResMan maintains a pricing page, but it lists Start, Scale and Thrive tiers for both Conventional and Affordable with Get Pricing buttons that lead to a demo request form. No dollar amounts appear anywhere on it, and Marketing Packages are handled the same way. This is normal for enterprise multifamily software, where price depends on unit count, module selection, implementation scope and contract length, but it does mean there is no published figure to compare against the per-unit products in this category. Expect an implementation project and an annual contract rather than a card payment.
Integration posture is a partner directory rather than open developer documentation. The vendor claims the most robust and open API of any property management platform and advertises hundreds of technology and service partners across tiers, including Blue Moon for lease forms, AvidXchange, Zego, SafeRent Solutions, ScreeningOne, SmartRent, HappyCo and Apartments.com among many others. What it does not publish, at least not publicly, is API documentation, endpoints or developer access details.

| Note | NO PRICING PUBLISHED. The vendor maintains a pricing page listing Start, Scale and Thrive tiers for both Conventional and Affordable portfolios, but every tier shows a Get Pricing button that links to a demo request form, and no dollar amount appears anywhere on the page. Marketing Packages are handled the same way with a Learn More button to the same form. This is quote-only enterprise software, where price will depend on unit count, module selection, implementation scope and contract term. We did not find any vendor statement of a free version or a free trial, and the demo-request buying process implies neither. We deliberately did not record any figure from a review aggregator. Strengths and limitations
Strengths
- Dedicated affordable housing product covering HUD including RAD conversions, Rural Development, Tax Credit and state and local rental assistance programmes, alongside conventional multifamily. verified source
- Large integration and service partner directory with hundreds of technology and service partners across tiers, including lease forms, payments, screening, access control and resident experience vendors. verified source
Limitations
- No pricing is published: all tiers route to a demo request form, so there is no figure to compare against per-unit products and no self-serve purchase path. verified source
- Not an independent vendor. Inhabit, formerly Inhabit IQ, acquired ResMan from Mainsail Partners in August 2021 and the product is now branded ResMan by Inhabit, so roadmap control sits with a larger software group. verified source
- The vendor claims the most robust and open API of any property management platform but publishes no API documentation, endpoints or developer access details, so that claim cannot be assessed. editorial
- Multifamily and affordable housing only. Commercial and retail leasing are not mentioned in vendor positioning, and short term rental is out of scope. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Who it fits. ResMan is for mid-market and enterprise US multifamily operators, particularly those with affordable housing in the portfolio. If you are running conventional communities alongside HUD, Tax Credit or Rural Development properties and need compliance handled inside the same system as the general ledger, that combination narrows the market considerably and ResMan belongs on the list. The large partner directory is a genuine asset for an operator who has already standardised on screening, utility billing, access control or resident experience vendors, because the odds of an existing connector are good.
Who it does not fit. Small landlords should not be here. There is no published price, no self-serve signup, no free tier and no evidence of a trial, so the buying process alone rules out anyone with a handful of units; the per-unit products elsewhere in this category are the right comparison for that buyer. Commercial and retail landlords are also poorly served: ResMan's own positioning names multifamily and affordable housing only, and commercial leasing is not mentioned, so service charge apportionment and commercial rent review should be assumed absent until proven. Short term rental operators are out of scope entirely. Buyers outside the United States should note the affordable housing modules are built around US federal programmes and carry no value elsewhere.
What we could not verify. We were not able to confirm individual capabilities from ResMan's own pages at the level this directory requires. The product sheet we retrieved was not machine readable, the multifamily product page URL we tried did not resolve, and most capability lists we found were on review aggregators, which we do not treat as evidence. Accounting, work orders, inspections, resident and owner portals, reporting, document management and a mobile app are all plausible for a platform of this class, but plausible is not verified, so they are recorded as unknown. One reviewer claim that ResMan has no mobile version was also unverified and we have not recorded it either way. Ask for a capability matrix in writing during the demo.
Typical use cases. Running a portfolio of conventional and affordable communities on one general ledger with programme compliance and certification workflows, feeding resident screening, utility billing and resident experience partners through the integration directory, and consolidating reporting across sites for owners and investors.

Nothing in ResMan's own positioning mentions commercial leasing. It markets to multifamily and affordable housing managers, so commercial buyers should look elsewhere.
