Propertyware Alternatives

Most searches for Propertyware alternatives start from a rumour, so deal with it first. Propertyware is still sold to new customers. Its own live site carries three purchasable tiers, a demo, a free trial, sales and support numbers and a 2026 copyright under Propertyware, A RealPage Company, and no Realpage end of life notice was found. The counter signals are real and worth recording: Propertyware does not appear in the Products A to Z list on realpage.com, realpage.com/propertyware returns HTTP 404, Realpage owns competing products aimed at the same buyer, and some customers have reportedly been steered toward Buildium, though we could not verify the scale or status of those migrations. The right response is contractual, not panic: ask Realpage for a written support and development commitment with notice periods, and for migration assistance terms.

If you are leaving on cost, the structure is probably what hurt. Basic is 1.00, Plus 1.50 and Premium 2.00 per unit per month, but the monthly minimums are 250, 350 and 450, and there is an implementation fee of twice the monthly subscription. At Basic you pay 250 per month until roughly 250 billable units. API access is not included in any tier and adds a further 1.00 per unit per month. Below a few hundred units Buildium at 65 per month with no unit minimum, or TenantCloud billing flat by lease count with unlimited units, will be far cheaper per door. Rentec Direct avoids the API uplift entirely, including a documented open API with Pro and PM at no extra cost.

If you are staying in single family and scattered site work, keep that requirement in the foreground. Propertyware is built for it, with owner portals, ACH payments to owners, trust accounting and bank reconciliation rather than multifamily community workflows. The AppFolio Performance Platform addresses the same job at larger scale with published starting rates and verified inspections and unit turns, subject to its 50 unit minimum. Rentec Direct covers the owner facing side well with trust accounting in the PM edition. A multifamily platform such as OneSite is a different product shape and will not fit a scattered site book.

The alternatives, and why they are here

Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.

Buildium

Buildium

View profile

Buildium is a cloud property management platform for residential managers, community associations and smaller commercial portfolios, with genuinely published tiered pricing starting at 65 per month and a 14 day free trial.

Why consider it: The most commonly considered move, and reportedly where some Propertyware customers have been steered, though we could not verify the scale or status of those migrations. Buildium publishes plans from 65 per month with no unit minimum and a 14 day trial with no card, and verifies inspections, portals, accounting and an Open API. It is built around residential and association management rather than scattered site single family specifically.

AppFolio Performance Platform

AppFolio, Inc.

View profile

AppFolio's property management platform, now marketed as the AppFolio Performance Platform rather than AppFolio Property Manager, sold in Core, Plus and Max plans with published starting per unit rates and a 50 unit minimum on Core.

Why consider it: A like for like on single family and scattered site work at larger scale, with verified inspections, unit turns, owner and resident portals, marketing and leasing and unified accounting, plus published starting rates of 1.49, 3.20 and 5.00 per unit. The 50 unit minimum on Core and an unpublished minimum monthly spend are the limits, and the database API sits on the top Max tier.

Rentec Direct

Rentec Direct

View profile

US property management software for landlords and professional managers, with double-entry and trust accounting, online rent payments, tenant and owner portals, screening, a documented REST API and a published minimum monthly fee plus per-unit pricing.

Why consider it: Strong on exactly the things a scattered site manager needs, with trust accounting in the PM edition, a verified owner portal and document management, and a documented open API included with Pro and PM at no extra cost rather than the 1.00 per unit per month uplift Propertyware charges. Structure is a 25 or 50 monthly floor plus a per unit rate, and it is heavily US specific.

DoorLoop

DoorLoop

View profile

DoorLoop is cloud property management software for landlords, managers and investors, covering rent collection, accounting, maintenance, leasing, screening and tenant communication, with published per unit pricing and mobile apps.

Why consider it: A cheaper per unit route for a smaller single family book, with a published rate as low as 1.50 per unit above 100 units and no implementation fee equivalent to the Propertyware charge of twice the monthly subscription. The offsetting risks are an unpublished minimum spend and unit count, and unverified portals, reporting, inspections and API.

TenantCloud

TenantCloud

View profile

Cloud property management software for residential landlords and small to mid-sized property managers, covering listings, screening, online leases, rent collection, maintenance requests and accounting, sold on flat monthly plans tiered by lease count.

Why consider it: The option for a small scattered site landlord who finds the Propertyware 250 per month Basic minimum and doubled implementation fee indefensible at their size. TenantCloud bills flat by lease count with unlimited properties and units and verifies inspections plus separate tenant and owner portals. It is residential only, has no free tier, and its Starter monthly price is shown inconsistently on its own page.

OneSite Property Management Software

Realpage

View profile

OneSite is Realpage's core property management system for US rental housing, handling leasing, move-ins and move-outs, applicant screening workflows, portfolio and unit availability, maintenance and month-end automation. It is sold by demo request with no published price.

Why consider it: Relevant mainly because it is the sibling product inside the same owner, so if your concern is Realpage roadmap direction rather than Propertyware itself, this is where multifamily investment appears to sit. It is a multifamily community platform, not a scattered site single family system, so owner portals and ACH payments to owners are not its centre of gravity, and it publishes no pricing at all.

What this page is not

This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
