What it is

Rentec Direct is a long standing US property management platform sold in three editions. Rentec Starter is a flat 25 US dollars a month for up to 10 properties and tenants. Rentec Pro, aimed at landlords managing their own portfolio, starts at 50 US dollars a month with a published starting rate of 2 US dollars per unit. Rentec PM, aimed at professional managers acting for third party owners, starts at the same 50 US dollars a month with a starting rate of 2.50 US dollars per unit and adds trust accounting and owner tools. The important nuance is that Pro and PM combine a minimum monthly fee with a per-unit rate, so the 50 US dollars is a floor rather than the price of a small portfolio, and the quoted per-unit figures are starting rates that the vendor calculator resolves against your actual unit count. Above 2,500 units pricing becomes a conversation rather than a published number.

Functionally this is one of the more complete products at the small and mid market end. The vendor names a full ledger accounting system, online rent payments including free eCheck and ACH to the landlord, a tenant portal, a professional property website, vacancy publishing and syndication, online file management, tenant screening, a reporting system and a mobile app. Operations, accounting, leasing and additional feature pages break these out further, and a Resident Benefit Package is offered on top.

Two things set Rentec Direct apart from most products at this price. First, trust accounting in the PM edition, which matters because a manager holding client money has obligations a simple income and expense tracker cannot discharge. Second, a documented open REST API: the vendor states the API follows RESTful standards, that keys are generated in account settings, that documentation is published for developers, and that API access is included with Pro and PM at no extra cost. That is rare in this bracket and it means a buyer can get data out without paying an integration tax.

The integration list is long and specific rather than generic, covering Plaid for bank sync, Forte for rent payments, PayNearMe for cash, Twilio for messaging, Dropbox Sign for e-signatures, ZInspector for mobile inspections, Bluemoon for lease forms, multiple screening bureaus including TransUnion via Starpoint, and a wide set of listing syndication destinations.

Published priceUSD 25 per month flat, Rentec Starter, up to 10 properties and tenants
NoteThe vendor publishes figures and the structure matters. Rentec Starter: 25 USD per month flat for up to 10 properties and tenants, which is also the minimum monthly fee. Rentec Pro: starts at 50 USD per month, with a starting rate stated on the home page of 2 USD per unit. Rentec PM: starts at 50 USD per month, starting rate 2.50 USD per unit, adding trust accounting and owner tools. SO PRO AND PM ARE A MINIMUM MONTHLY FEE PLUS A PER-UNIT RATE, not a single number; the vendor supplies a calculator from 1 to 2,500 or more units to resolve the exact price, and above 2,500 units you must contact Rentec. The pricing page notes an annual billing saving of 60 USD on Pro and PM, so the 50 USD figures are the monthly floor and not an annual-billing headline. Two week free trial on every edition; no free version. API access is stated to be included with Pro and PM at no extra cost. Currency is INFERRED as USD from bare dollar signs on a US vendor site selling US payment rails and 1099 filing.

Strengths and limitations

Strengths

  • Trust accounting is included in the Rentec PM edition, which matters for managers holding client money on behalf of owners. verified source
  • A documented RESTful open API is published, with keys self-generated in account settings and access included with Pro and PM at no extra cost. verified source
  • Long and specific integration partner list covering bank sync, payments, cash payments, e-signature, mobile inspections, lease forms and multiple screening bureaus. verified source

Limitations

  • Pricing above 2,500 units is not published and requires contacting the vendor, and Pro and PM prices rise with unit count rather than being fixed. verified source
  • Heavily US specific: payments, screening, tax filing and listing syndication partners are all US services, which makes it a poor fit outside the United States. editorial
  • Although the vendor says the software suits commercial as well as residential property, no commercial specific capability such as service charge apportionment or rent review is advertised, so commercial buyers should test this claim. editorial

Who it suits

Organisation sizes: Small, Medium

Who it fits. Rentec Direct is a strong candidate for a professional residential management company in the US that needs real trust accounting, owner statements and a defensible audit trail, but is not large enough to justify an enterprise multifamily platform. It also fits the larger private landlord who has outgrown spreadsheets and wants proper double entry books rather than a rent tracker. The vendor lists single family, small multifamily, apartments, student housing and affordable housing among the property types it serves, and states in its own FAQ that the software suits residential or commercial properties, which is why we classify it as mixed use rather than purely residential. Commercial buyers should still probe this carefully: the marketing weight is clearly residential and we found no commercial specific capability such as service charge apportionment or rent review handling.

Who it does not fit. Non US operators should be cautious, because the payments rails, screening bureaus, 1099 filing and syndication partners are all US specific, and the product is not positioned internationally. Buyers wanting a free tier will not find one; the only free route is a two week trial. Very large portfolios past 2,500 units leave published pricing behind. And anyone whose core requirement is commercial lease administration, service charge budgeting and reconciliation, or short term rental channel management should look at products built for those markets, since none of those are advertised here.

Typical use cases. Running a managed portfolio where rent arrives by ACH, is allocated against a tenant ledger, is reconciled against a trust bank account and then distributed to owners with a statement; publishing vacancies to listing sites and processing applications with integrated screening; dispatching work orders and recording mobile inspections through ZInspector; and extracting ledger and tenancy data through the REST API into a warehouse or reporting stack.

Buying advice. Model the price using the vendor calculator at your real unit count rather than reading the headline, because the minimum fee plus per-unit structure can land well above 50 US dollars a month. Confirm whether the annual saving of 60 US dollars applies to your edition. If the API matters, read the published documentation before signing, since that is the clearest signal of how much of the data model is actually reachable.

Alternatives

Buildium Buildium Comparable buyer and scale, with published plans from 65 per month, no unit minimum, a 14 day trial with no card, and verified inspections, portals, accounting and an Open API. Rentec keeps two advantages: trust accounting in the PM edition and API access included with Pro and PM at no extra cost, against the Buildium Open API appearing in the Premium plan highlights.
Innago Innago The free alternative for landlords who do not need trust accounting. No monthly, yearly or setup fee and no contract, with tenants paying 2 per ACH payment and 2.99 percent on cards and applicants paying 30 to 35 for screening. It is much thinner on evidence: accounting, reporting, portals, inspections and document management are unverified, so a manager holding client money should not treat it as a substitute.
Yardi Breeze Yardi Systems The other mixed use product with published per unit pricing, at 1.00 residential with a 100 monthly minimum and 2.00 commercial with a 200 minimum, and the stronger choice for commercial units because Breeze Premier verifies automated CAM reconciliation and a commercial tenant portal. Breeze documents no open API, where Rentec includes one on Pro and PM.
Propertyware Propertyware, A RealPage Company A close fit on the scattered site single family job, with owner portals, ACH payments to owners, trust accounting and bank reconciliation, at a published 1.00 to 2.00 per unit with 250 to 450 monthly minimums. Two costs to weigh: API access adds a further 1.00 per unit per month and implementation is twice the monthly subscription, both of which Rentec avoids.
TenantCloud TenantCloud Cheaper for landlords with many units under few leases, because it bills flat by lease count with properties and units listed as unlimited rather than a monthly floor plus a per unit rate. It verifies inspections, reporting and separate tenant and owner portals. No documented API was found, and it has no trust accounting equivalent to the Rentec PM edition.
