What it is

Yardi Breeze is the small and mid portfolio end of Yardi's range, and it is the one Yardi product in this batch with genuinely published pricing. Yardi lists Breeze at 1 dollar per unit per month for residential with a 100 per month minimum, and 2 dollars per unit per month for commercial with a 200 per month minimum. Breeze Premier, the upper tier, is listed at 1 dollar per unit per month for residential and 3 dollars for affordable housing and 1 dollar for associations, each with a 400 per month minimum. Commercial Breeze Premier, self storage and manufactured housing are quote only. The page states that per unit fees are monthly and based on an annual agreement, and prints a bare dollar sign, so the currency is inferred as US dollars from the US site.

That pricing structure is the most important thing to understand about Breeze. The minimum monthly fee, not the per unit rate, sets the real cost for small portfolios. A residential manager with 40 units pays the 100 per month minimum, which is an effective 2.50 per unit, and only crosses into true per unit pricing at around 100 units. On Breeze Premier the 400 per month minimum means the tier does not make economic sense below roughly 400 residential units.

Functionally, Yardi documents payables, receivables and general ledger with drill down financial statements, batch receipts, online rent payment by ACH or card, electronic maintenance requests with photo and video capture from a phone, online lease execution with electronic signatures, an owner facing report and statement area, custom reporting by owner or property, and listing syndication to RentCafe.com and other sites. Breeze Premier adds corporate accounting, rent deferment and rent control handling, walk in payments via PayNearMe, state based and custom lease documents, a commercial tenant portal, and automated CAM reconciliation for commercial. Inspections, a named mobile app and any API are not mentioned on the pages we read, so they are recorded as unknown rather than absent.

Published priceUSD 1 per unit per month on an annual agreement, tiered, monthly minimum applies
NoteFigures taken from Yardi's own Breeze pricing page, quoted per unit per month on an annual agreement and each subject to a monthly minimum. Published tiers: Breeze residential 1.00 per unit with a 100 per month minimum; Breeze commercial 2.00 per unit with a 200 per month minimum; Breeze Premier residential 1.00 per unit with a 400 per month minimum; Breeze Premier affordable housing 3.00 per unit and Breeze Premier associations 1.00 per unit, both with a 400 per month minimum. The monthly minimum dominates cost for small portfolios. The page prints a bare dollar sign with no ISO code, so USD is INFERRED from it being the US yardibreeze.com site. Breeze Premier for commercial, self storage and manufactured housing is not priced publicly and says to complete a form. Breeze Premier residential carries a terms and minimums apply caveat. No trial offer was found on the pages read.

Strengths and limitations

Strengths

  • Yardi publishes actual per unit rates and monthly minimums for Breeze and most Breeze Premier property types, which is rare in this market and makes budgeting possible before contacting sales. verified source
  • Property accounting is built in, including payables, receivables, general ledger and drill down financial statements, so Breeze can replace a separate bookkeeping package rather than sit alongside one. verified source

Limitations

  • The monthly minimum dominates the cost for small portfolios: a residential manager only reaches the headline 1.00 per unit rate at about 100 units, and Breeze Premier's 400 per month minimum implies a much larger portfolio. verified source
  • Yardi does not document an open API for Breeze, and names few third party integrations beyond listing syndication, so buyers with bespoke reporting or data warehouse plans should ask specifically what data access they get. editorial

Who it suits

Organisation sizes: Small, Medium

Who it fits. Independent and mid sized managers who want known software costs and a short implementation. Residential managers from roughly 100 units upward get real value from the 1 dollar rate. Small commercial landlords are served too, and Breeze Premier is the only tier Yardi offers for affordable housing, associations, self storage and manufactured housing, so operators in those niches should price Premier directly rather than base Breeze.

Who it does not fit. Anyone needing asset management, revenue management, multichannel marketing or deep configuration. Yardi is explicit that those requirements belong on Voyager, and it is better to hear that from the vendor than to discover it after implementation. Very small landlords with under 40 units will find the monthly minimum expensive per door compared with low end rivals. Buyers whose core requirement is commercial service charge work at scale should test the CAM reconciliation carefully, since Yardi positions commercial Breeze Premier as quote only, which suggests it is not a simple self serve purchase.

Typical use cases. A 150 to 800 unit residential manager replacing spreadsheets plus QuickBooks with one system that includes property accounting. A mixed landlord with a residential block and a few retail units who wants one ledger. An association manager wanting Yardi grade accounting at association pricing. A manager who expects to grow and wants a documented path onto Voyager later without a data migration project.

Things to check before buying. Confirm the annual agreement condition, because the published per unit rates are stated as being based on an annual agreement rather than a rolling monthly deal. Confirm which features carry additional fees: Yardi notes that the maintenance call center and online lease execution can attract extra charges. Ask about inspections and mobile working, which we could not verify from the vendor pages. Ask about integration and API access explicitly, since Yardi names only RentCafe and listing site syndication on the Breeze pages and we found no public API documentation. And model the cost at your actual unit count against the minimum fee for both Breeze and Breeze Premier, because the tier decision is usually a minimum fee decision rather than a feature decision.

Alternatives

Buildium Buildium The direct rival at this size, and the better fit below roughly 100 units because Buildium states no minimum unit count while Breeze bills a 100 per month residential minimum. Buildium also offers a 14 day trial with no card. Breeze keeps the edge on commercial, where it verifies service charge handling with automated CAM reconciliation; Buildium lists commercial as a property type but publishes nothing on recoveries.
AppFolio Performance Platform AppFolio, Inc. The step up in automation for residential managers who have outgrown entry level software, with verified marketing and leasing, unit turns, inspections and AI assisted maintenance triage. It is only an option above 50 units, which AppFolio enforces on Core, and the database API sits on the top Max tier. It is residential, so Breeze commercial CAM handling does not carry over.
DoorLoop DoorLoop A per unit alternative with a published volume rate as low as 1.50 per unit above 100 units, plus named QuickBooks Online integration and bank sync, which Breeze does not offer. Be aware DoorLoop applies an unpublished minimum spend and minimum unit count, and its tenant portal, owner portal, reporting and inspections are unverified rather than confirmed.
Rentec Direct Rentec Direct Also mixed use, also US, and better evidenced on data access: a documented open API is included with Pro and PM at no extra cost, with trust accounting in the PM edition for managers holding client money. Structure differs, being a minimum monthly fee of 25 on Starter or 50 on Pro and PM plus a per unit rate. Like Breeze it advertises no commercial specific service charge capability.
TenantCloud TenantCloud Cheaper than the Breeze minimum for landlords with many units under few leases, because TenantCloud bills a flat monthly fee by lease count with properties and units listed as unlimited. Verified feature breadth is wide for the money, including inspections and separate tenant and owner portals. It is residential only, so commercial lease structures and service charge recharges are not addressed, and the Starter monthly price is shown inconsistently on its own page.

Frequently asked questions

Yardi publishes 1.00 per unit per month for residential Breeze with a 100 per month minimum, and 2.00 per unit per month for commercial Breeze with a 200 per month minimum. Breeze Premier starts from a 400 per month minimum. Rates are stated as monthly on an annual agreement. The page shows a bare dollar sign, so US dollars is inferred from the US site.

No free version is offered. We also found no free trial stated on the pages we read, so treat trial availability as a question for Yardi.

Yes. Yardi prices Breeze for commercial at 2.00 per unit per month, and Breeze Premier commercial features include automated CAM reconciliation and a commercial tenant portal. Commercial Breeze Premier pricing itself is quote only.
