MRI Property Management X
by MRI Software
MRI Property Management X, which MRI and its customers abbreviate to PMX, is MRI Software's core property management and accounting platform, sold to both commercial and residential owners and operators and surrounded by separate MRI modules for portals, facilities and lease abstraction.
What it is
The first finding here is a naming one. There is no MRI product called simply MRI Property Management. The current product page is MRI Property Management X, referred to on MRI's own page as PMX in a customer quote, and MRI links both its Property Management and Property Management Software menu entries to that same page. Any directory entry for MRI in this category should use the PMX name, because that is what appears in MRI contracts, support material and customer language.
MRI describes PMX as comprehensive property management software that brings operational and financial data together. The audience MRI names on the page is deliberately broad: multifamily, affordable and public housing, condo and HOA, and single family rental on the residential side, and office, industrial and logistics, and retail owners and occupiers on the commercial side, plus REITs, investment and private equity firms and public sector, healthcare, government, education and telecoms organisations. MRI as a company has a strong commercial lease heritage, and much of its wider catalogue is commercial first, but the PMX page itself claims both markets, so this profile records it as mixed use.
Capabilities MRI states on the PMX page are an AI assistant that answers portfolio performance questions, import and export data management tooling, customisation through built in reports, workflows and APIs, integration with MRI and third party applications, and accounting and financials covering cash flow management, planning and forecasting. The page FAQ additionally names lease management, tenant screening and identity verification, general ledger, accounts payable, accounts receivable and reporting.
What the PMX page does not do is describe the operational edges of the system. Maintenance and work orders, documents, mobile working and rent collection are not covered there, and the tenant and resident portals are separate MRI products, named MRI Engage and Engage Work. Facility management, building operations and lease abstraction are likewise listed by MRI as distinct products. That modular structure is the central thing a buyer has to get straight: the quoted price is a bundle decision, not a single product decision.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

| Note | MRI publishes no price for PMX. The product page carries no figures and routes buyers to contact MRI, which is normal for a modular enterprise platform where scope drives cost. A 5,000 starting price circulating on a review aggregator was deliberately not used because it is not traceable to MRI. |

Strengths and limitations
Strengths
- MRI states that PMX serves both residential segments, including multifamily, affordable and public housing, condo and HOA and single family rental, and commercial segments including office, industrial and logistics and retail, so it is a credible single platform for a diversified portfolio. verified source
- MRI foregrounds customisation and openness, naming built in reports, workflows and APIs plus integration with MRI and third party applications, which suits organisations that need the platform to fit existing finance systems. verified source
Limitations
- Core operational pieces are separate products rather than part of PMX: the tenant and resident portals are MRI Engage and Engage Work, and facility management and lease abstraction are listed separately, so the real cost depends on the module bundle. verified source
- The PMX page is light on operational detail. Maintenance, documents, rent collection and mobile working are not described, and no deployment model is stated, so a buyer cannot judge day to day fit from public material alone. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Who it fits. Mid market and enterprise owners, operators and occupiers who need lease centric accounting with real reporting depth, and who are comfortable assembling a platform from modules. It suits organisations with a systems team, because MRI's selling points are customisation, APIs and integration rather than out of the box simplicity. Commercial landlords, particularly office, industrial and retail, are MRI's historic strength, and corporate occupiers managing leased estates are an unusual audience that MRI explicitly names.
Who it does not fit. Small residential managers. There is no published entry price, no self serve sign up and no free tier, and the comparison set for a manager with a few hundred units is AppFolio, Buildium or Yardi Breeze rather than PMX. It also does not fit buyers who want one price covering everything, because tenant portals, facilities management and lease abstraction sit in separate MRI products. Teams who want a short implementation should be realistic: a configurable, module based platform is a project.
Typical use cases. A commercial landlord running recoveries, rent reviews and lease events across an office or retail portfolio and needing audit grade financials. A diversified investor with both commercial assets and residential blocks wanting one accounting spine. A REIT or fund needing investor and portfolio reporting that connects to the operational ledger. A corporate occupier with a large leased estate and IFRS 16 or ASC 842 obligations, where MRI also sells dedicated lease accounting tooling.
How to run the evaluation. Ask MRI to list, line by line, which modules are in the quote and which are not, and in particular whether tenant portal, facilities and document management are included. Ask for the deployment model in writing, because the PMX page does not state whether it is cloud only. Request the API documentation during evaluation rather than after signature: MRI advertises APIs on the page but we found no public developer documentation to assess. Ask about service charge and CAM recovery handling by name if you are a commercial buyer, since it is a core requirement that the page does not spell out. And ignore the starting price figures that review aggregators publish for MRI; they are not traceable to the vendor and should not anchor your budget.

Frequently asked questions
MRI's current name is MRI Property Management X, commonly shortened to PMX. MRI links both its Property Management and Property Management Software navigation entries to the PMX page, and a customer quote on that page uses the PMX abbreviation.
MRI claims both on the product page, naming multifamily, affordable and public housing, condo and HOA and single family rental alongside office, industrial and logistics and retail. MRI's wider catalogue is strongest in commercial lease management.
No. There is no figure on the product page and buyers must request a quote. Because portals, facilities management and lease abstraction are separate MRI products, the module bundle drives the price.
