What it is

Re-Leased is a commercial lease led platform. Where a residential system starts from the tenancy and the rent receipt, Re-Leased starts from the lease document and the critical dates inside it. The core gives a central view of properties, leases and tenants with automated reminders for lease events, then layers on the operational modules a commercial manager needs: maintenance workflows and supplier processing, CAM, service charge and outgoings handling, arrears and credit control with automated online rent payments and invoicing, budget management, a tenant portal, tenant and property manager mobile apps, and portfolio analytics. For third party managing agents and agencies there is trust accounting. The vendor also ships an AI layer branded Credia, split into Action for task automation, Extract for pulling data out of lease and other documents, and Advise for lease question answering.

The integration story is the strongest part of the profile and it reflects the buyer. Re-Leased does not try to be your general ledger: it integrates with cloud and mid market finance systems and lets them stay the book of record. The vendor names NetSuite, QuickBooks Online, Xero, Microsoft Dynamics 365, Sage Intacct and Intuit Enterprise Suite on the accounting side, plus Microsoft 365 and Outlook, Google Calendar, Google Maps, Docusign for e signatures, Fixflo for maintenance, three inspection products (Property Inspection Manager, Inspection Express and Inspections Manager), Stripe behind the Re-Leased Pay payments product, and Residently for leasing. There is a documented REST API with JSON payloads and OAuth 2.0 authentication, covering properties, leases, contacts, invoices, maintenance work orders and inspections with read, create and update operations, and the developer documentation is publicly browsable.

Two caveats. The API is not simply included: the vendor's own API page says availability depends on your plan and that your account manager provisions the credentials, so API access is effectively a commercial line item to negotiate. And Re-Leased does not publish prices. The pricing page linked from the homepage did not resolve for us, and the vendor gives no figures anywhere we could find, so every deal is quote based. Third party comparison sites do print plan names and pound ranges for Re-Leased, but those are unsourced aggregator content and we do not repeat them here. The company itself remains an independent New Zealand headquartered venture backed business, with investors reported to include Icehouse Ventures, Movac, Outset Ventures and JLL Spark; we found no credible report of an acquisition.

NoteRe-Leased does not publish any figure on its own site. The pricing page linked from the homepage returned HTTP 404 when we fetched https://www.re-leased.com/pricing, and no other vendor page carries a number, so pricing is quote only via sales. Third party comparison and review sites do print plan names and monthly ranges, but those are aggregator content with no vendor citation and we deliberately do not record them. The vendor's own API page states that API availability depends on your plan and that an account manager provisions credentials, which implies API access is tier gated or an add on; confirm that in your quote. Free version: recorded as no because the vendor markets no free tier, only demos. Free trial: unknown.

Strengths and limitations

Strengths

  • Genuinely commercial lease led: central lease, property and tenant record with automated reminders for lease events, plus CAM, service charge and outgoings handling and budget management. verified source
  • Unusually broad finance integration list for a property platform, naming Xero, QuickBooks Online, Sage Intacct, Microsoft Dynamics 365, NetSuite and Intuit Enterprise Suite, plus Docusign and Stripe. verified source
  • Publicly browsable REST API documentation with OAuth 2.0 and coverage of properties, leases, contacts, invoices, work orders and inspections. verified source

Limitations

  • API access is not universal: the vendor states availability depends on your plan and that credentials are provisioned by an account manager, so integration capability is a commercial negotiation. verified source
  • No published pricing at all, and the pricing page linked from the homepage did not resolve, so buyers cannot sanity check cost before entering a sales process. editorial
  • Not a residential lettings system. High volume single family letting agencies will find the positioning, and the feature emphasis, aimed elsewhere. editorial

Who it suits

Organisation sizes: Small, Medium, Enterprise

Who it fits. Re-Leased is a good fit where the lease is the hard problem. Commercial landlords and investors with office, industrial or retail stock, managing agents running third party commercial mandates, local government and infrastructure estates, and rural or mixed estate owners all have the same pain: rent reviews, break and option dates, indexation, recoverable expenditure and a service charge reconciliation that has to stand up to tenant challenge. Those are exactly the things the product is built around, and the critical date reminders alone justify a system for a portfolio that is currently run from spreadsheets and Outlook calendar entries. The accounting integration list also makes it a sensible choice for a finance team that has already standardised on Xero, QuickBooks Online, Sage Intacct, Dynamics 365 or NetSuite and does not want a second ledger.

Who it does not fit. A pure residential letting agency is the wrong buyer. The product is positioned for commercial and the residential mentions are build to rent, multifamily and affordable housing rather than high volume single family lettings, so an agency with a thousand assured shorthold tenancies and statutory deposit and compliance workflows should look at a residential specialist. Organisations that need a full general ledger inside the property system will also be disappointed, because the design assumes an external accounting package. And if you need the API on day one, be aware you may be pushed to a higher plan to get it.

Things to probe. Because nothing is published, pricing is the main unknown and the main risk. Ask for the price per property or per lease, whether users are unlimited, and specifically whether single sign on, API access and the Credia AI features are inside your tier or priced as add ons, because third party sources suggest at least some of those are separate. Second, service charge depth. Service charge and outgoings reconciliation is where commercial systems win or lose, so take your most awkward real schedule into the demo, with caps, exclusions, apportionment changes mid year and a vacant unit, and make the vendor run it rather than accepting a feature tick. Third, the accounting integration direction. Confirm which way invoices, receipts and journals flow, what happens to part payments and credit notes, and who owns the reconciliation when the two systems disagree. Fourth, inspections. Inspections appear in the API and three inspection products appear as integration partners, so clarify what is native and what requires a partner subscription. Fifth, the AI modules. Credia Extract on lease documents is appealing and also the kind of feature where accuracy varies by document quality, so ask to test it on your own scanned leases, not on a clean sample.

Typical use cases. A property company moving a mixed commercial portfolio off spreadsheets and getting lease event alerts for the first time. A managing agent needing trust accounting plus client reporting across several landlord clients. A finance led organisation that keeps Sage Intacct or NetSuite as the ledger and wants a property layer feeding it.

Alternatives

MRI Property Management X MRI Software The enterprise alternative with commercial heritage, verifying lease management, accounting, reporting and tenant management, and naming built in reports, workflows and APIs. Two differences matter: MRI records PMX as mixed use rather than commercial led, and its service charge and CAM recovery handling is unverified on the product page, so get it confirmed as in scope or a separate module. Also quote only.
Yardi Voyager Yardi Systems A mixed use enterprise platform Yardi states covers commercial alongside residential, affordable housing, senior living and coworking, so it can hold a diversified portfolio on one ledger in a way a commercial specialist cannot. The caveat is evidence: yardi.com blocks automated access, so accounting, portals, API and service charge handling are all unverified, and nothing about cost is published.
Rent Manager London Computer Systems A mixed use option that lists commercial among many asset classes and brings a deep reporting layer of over 450 built in reports plus two report writers. It is not commercial lease led: service charge handling is unverified, and no rent review or recoveries capability is advertised, so a commercial managing agent would be trading verified recoveries for breadth. Quote only.
Yardi Breeze Yardi Systems The small portfolio option with published pricing, at 2.00 per unit per month for commercial Breeze with a 200 monthly minimum, and Breeze Premier commercial adding automated CAM reconciliation and a commercial tenant portal. It is a simplified product by design, with no asset management or deep configuration and no documented API, and commercial Breeze Premier pricing itself is quote only.

Frequently asked questions

Re-Leased remains an independent, privately held company, Re-Leased Software Company Ltd, founded and headquartered in New Zealand with a significant UK presence. Investor tracking sources report venture backing from firms including Icehouse Ventures, Movac, Outset Ventures and JLL Spark. We found no credible report of an acquisition, and the vendor site carries no new owner branding.

The vendor publishes no figures. Pricing is quote based through sales, and the pricing page linked from the homepage did not resolve when we checked it. Comparison sites print numbers for Re-Leased, but those are not vendor sourced and should not be relied on. Ask explicitly whether single sign on, API access and the Credia AI features are included in your tier.

It is not designed to. The product integrates with external ledgers including Xero, QuickBooks Online, Sage Intacct, Dynamics 365 and NetSuite, and offers trust accounting for managing agents handling client money. Treat it as the property and lease layer that feeds your finance system, and agree the direction of flow for invoices, receipts and credit notes during implementation.
