Re-Leased vs MRI PMX: commercial lease management at two very different scales
This is the commercial lease comparison in the category, so the right axes are lease events, rent reviews and break clauses, service charge and outgoings recoveries, arrears and credit control, and the quality of the accounting around all of it. Portals barely matter here.
Re-Leased is the only product in this category classified commercial. It is cloud commercial property and lease management software for landlords, investors and commercial managing agents, and the verified capability list reads like the job: a central lease, property and tenant record with automated reminders for lease events, CAM, service charge and outgoings handling, budget management, arrears and credit control, trust accounting, inspections, a tenant portal, reporting, a mobile app and a documented REST API.
MRI Property Management X is recorded as mixed use, not commercial led, and that is on MRI own evidence. The PMX page names multifamily, affordable and public housing, condo and HOA and single family rental alongside office, industrial and logistics, and retail owners and occupiers, plus REITs, investment and private equity firms and public sector, healthcare, government, education and telecoms organisations. MRI as a company has a commercial lease heritage and much of its wider catalogue is commercial first, but PMX itself claims both markets and should not be presented as a pure commercial product.
The MRI side of this comparison is the thinner one on operational detail, though not because of a block. mrisoftware.com was accessible. The PMX page simply does not describe the operational edges: maintenance and work orders, documents, mobile working, rent collection, inspections and, critically for a commercial buyer, service charge and CAM recovery handling are all unverified. For Re-Leased, service charges are verified on the vendor site. That is the single most important evidential difference between these two.

Full profileMRI Property Management X
MRI Software
MRI Property Management X, which MRI and its customers abbreviate to PMX, is MRI Software's core property management and accounting platform, sold to both commercial and residential owners and operators and surrounded by separate MRI modules for portals, facilities and lease abstraction.
Full profileThe main differences
Neither publishes a price, and one pricing page does not even load. Re-Leased publishes no figure anywhere on its own site, and the pricing page linked from its homepage returned HTTP 404 when fetched. Third party comparison sites print plan names and monthly ranges for Re-Leased; those have no vendor citation and are not recorded here. MRI carries no figure on the PMX page and routes buyers to contact sales, which is normal for a modular enterprise platform where scope drives cost; a 5,000 starting price circulating on a review aggregator was deliberately not used.
On integration and openness Re-Leased is substantially more inspectable. It publishes browsable REST API documentation with OAuth 2.0 covering properties, leases, contacts, invoices, work orders and inspections, and it names an unusually broad finance integration list for a property platform: Xero, QuickBooks Online, Sage Intacct, Microsoft Dynamics 365, NetSuite and Intuit Enterprise Suite, plus Docusign and Stripe. The catch is commercial: Re-Leased states that API availability depends on your plan and that credentials are provisioned by an account manager, so access is tier gated or an add on and should be confirmed in the quote. MRI names built in reports, workflows and APIs plus integration with MRI and third party applications, but no public developer documentation was found to assess and no specific integration could be recorded.
The other structural difference is how much of the system you are actually buying. MRI is explicit that tenant and resident portals are separate products, MRI Engage and Engage Work, and that facility management and lease abstraction are distinct MRI products. So the PMX quote is a bundle decision. Re-Leased bundles more of the operational surface into one product, with owner portal and document management the notable unverified gaps; the only document related claim found was Credia Extract, which is document data extraction rather than a document management module.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Read the full assessmentWhich to choose
Choose Re-Leased if commercial lease management is the job and you are a landlord, investor or commercial managing agent at small to enterprise scale. It is the only product here where service charge and outgoings handling, lease event reminders, budgets and trust accounting are all verified on the vendor site, and it is the only one in the comparison with publicly browsable API documentation you can read before you buy. Do not consider it for residential lettings: high volume single family letting agencies will find both the positioning and the feature emphasis aimed elsewhere.
Choose MRI Property Management X if you are mid market or enterprise, you have genuinely mixed commercial and residential assets you want on one accounting spine, and you have the systems team to assemble a platform from modules. It also suits a corporate occupier with a large leased estate and IFRS 16 or ASC 842 obligations, an audience MRI explicitly names and that Re-Leased does not. The trade is that you will do more of your due diligence inside a sales process.
Whichever you lean toward, settle the recoveries question before anything else. Ask for a worked service charge demonstration on your own apportionment basis, including a prior year reconciliation and a cap and collar case, and ask how rent reviews and break clauses are diarised and evidenced. For MRI, ask directly whether service charge and CAM recovery is inside PMX or a separate module, because the page does not say and we record it as unverified. For Re-Leased, get API plan eligibility in writing, since availability depends on your plan. And ask both vendors for a price, in writing, with the module list beside it, because neither will give you one without being asked. Buyers who also run facilities work from the same team should read our comparison of CAFM, CMMS, EAM and IWMS before assuming either platform covers it.
Frequently asked questions
Partly. MRI records PMX as serving both markets, naming office, industrial and logistics and retail alongside multifamily, affordable and public housing, condo and HOA and single family rental. We classify it as mixed use on that evidence. MRI heritage is commercial lease led, but the product is not commercial only.
Re-Leased verifies CAM, service charge and outgoings handling with budget management on its own site. For MRI PMX, service charge and CAM recovery handling could not be verified from published pages, so it is recorded as unverified rather than absent. Ask MRI to confirm whether it is in PMX or a separate module.
Neither vendor publishes a figure. The Re-Leased pricing page linked from its own homepage returned HTTP 404 when fetched, and MRI routes PMX buyers to sales. Third party ranges exist for both and are not vendor sourced, so we do not reproduce them.
There is publicly browsable REST API documentation with OAuth 2.0 covering properties, leases, contacts, invoices, work orders and inspections. But Re-Leased states that API availability depends on your plan and that credentials are provisioned by an account manager, so access is a commercial negotiation. Put it in the quote.
