Yardi Voyager vs MRI Property Management X: enterprise platforms, unequal evidence
This is the enterprise end of the property management market, and it is the comparison where a buyer gets the least help from published material. Both products are classified in our data as mixed use rather than residential or commercial specialists. Yardi states that Voyager is designed for every real estate market, naming residential, commercial, affordable housing, senior living and coworking. MRI names multifamily, affordable and public housing, condo and HOA and single family rental on the residential side, and office, industrial and logistics and retail owners and occupiers on the commercial side. MRI Property Management X, abbreviated to PMX by MRI and its customers, is recorded here as mixed on the strength of that stated audience, even though MRI as a company has a commercial lease heritage. Neither should be presented as a purely commercial product.
One side of this comparison is much thinner than the other, and the reason matters. Yardi Voyager is the thinnest profile in the whole category because every yardi.com URL tried during research returned HTTP 403 to automated access. No user agent was spoofed to get around that. Everything recorded about Voyager therefore comes from Yardi owned yardibreeze.com comparison content rather than the Voyager product pages. A vendor blocking automated access is not the same thing as a thin product: Voyager almost certainly does far more than we can evidence, but general ledger accounting, portals, reporting, API and mobile are all recorded as unverified rather than asserted. MRI, by contrast, was readable, and PMX has verified lease management, accounting, reporting, tenant management and unit level portfolio records on the vendor product page.

MRI Software
MRI Property Management X, which MRI and its customers abbreviate to PMX, is MRI Software's core property management and accounting platform, sold to both commercial and residential owners and operators and surrounded by separate MRI modules for portals, facilities and lease abstraction.
Full profileThe main differences
Neither vendor publishes a price. Yardi publishes nothing about Voyager cost anywhere we could verify; its own Breeze comparison content prices Breeze only and is silent on Voyager. MRI carries no figure on the PMX page and routes buyers to contact sales. Per unit figures circulating for Voyager and a 5,000 starting price circulating for MRI both come from review aggregators and are not traceable to either vendor, so neither is used here. Budget, scope and module mix come out of a sales process in both cases.
Where they differ most is in what the vendor admits is sold separately. MRI is explicit that core operational pieces sit outside PMX: the tenant and resident portals are separate products called MRI Engage and Engage Work, and facility management and lease abstraction are listed as distinct MRI products. That makes the quote a bundle decision rather than a product decision, but at least the structure is visible. Yardi describes Voyager as a core platform plus modules too, naming asset management, revenue management, multichannel marketing, deal management, facilities management, document management and energy management as the reasons to choose Voyager over the lighter Breeze products. In both cases the module list, not the platform name, is the real scope question.
On openness, MRI gives you something to work with and Yardi does not. MRI names built in reports, workflows and APIs plus integration with MRI and third party applications on the PMX page, although no public developer documentation was found to assess, so the API is recorded as unverified in detail. For Voyager, no integration could be recorded at all, because no readable vendor page named one.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Read the full assessmentWhich to choose
Choose MRI Property Management X if you want the more inspectable of the two before you talk to sales, if lease centric accounting with reporting depth is the centre of your requirement, and if you are comfortable assembling a platform from modules. It is also the stronger starting point for a corporate occupier managing a leased estate, an audience MRI explicitly names and that most products in this category ignore.
Choose Yardi Voyager if you are already inside the Yardi family or expect to be. The one genuinely useful thing Yardi publishes about Voyager is an upgrade path from Breeze and Breeze Premier without stopping operations or moving data by hand, which lowers the risk of starting on the cheaper product. For a mid sized buyer the real decision is often Breeze Premier against Voyager rather than Voyager against MRI, because Breeze pricing is published and the gap between the two Yardi products is knowable.
For either, run the evaluation the same way. Get the module list in writing and confirm line by line whether tenant portal, facilities, document management and inspections are inside the quote. Ask for the deployment model explicitly, because neither vendor states it on material we could read. Request API documentation during evaluation rather than after signature. And if you are a commercial buyer, ask about service charge and CAM recovery handling by name, since neither product page spells it out and our data records service charge handling as unverified for both. Anyone running facilities work alongside the ledger should also read our explainer on CAFM, CMMS, EAM and IWMS, because both vendors sell facilities capability as a separate line item.
Frequently asked questions
Nobody outside a sales conversation can answer that. Neither vendor publishes a figure. Yardi gives no Voyager price at all, and MRI carries no figure on the PMX page. Aggregator numbers for both exist and are not traceable to the vendors, so we do not use them.
No. MRI claims both markets on the product page, naming multifamily, affordable and public housing, condo and HOA and single family rental alongside office, industrial and logistics and retail. It is recorded as mixed use. MRI as a company is strongest in commercial lease management, but that is a heritage point, not a product limit.
Because yardi.com returned HTTP 403 to automated access on every URL tried, and no attempt was made to work around that block. Capabilities Voyager very likely has, including accounting and portals, are recorded as unverified rather than asserted or denied. Treat the gaps as missing evidence, not missing features.
MRI states that resident and tenant portals are separate products, MRI Engage and Engage Work, so a portal is an additional purchase. For Voyager, portal availability could not be verified from a readable vendor page. Ask both vendors to confirm in writing.
