MaintainX Alternatives
MaintainX is the easiest product in this directory to start with, so the reasons to look elsewhere tend to appear later rather than at the beginning. Three recur: parts inventory and purchase orders sit at USD 65 per user per month while multi-site, IoT and SSO sit on an unpriced Enterprise tier; the lower tiers cap work orders with attached procedures at two or three a month; and we could not verify offline mobile at all, which matters for a frontline product.
There is also a reasonable governance reason: Autodesk announced an agreement to acquire MaintainX in May 2026 and we could not confirm it has closed, so long-term roadmap commitments are worth asking about.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.

Fiix CMMS
Rockwell Automation
Cloud CMMS from Rockwell Automation for preventive maintenance, work orders, assets and parts, with an offline-capable mobile app and industrial OT connectivity.

MPACT CMMS
MPulse Software
MPulse Software's cloud CMMS flagship, successor to the legacy MPulse editions, covering work orders, time, meter and condition-based PM, inventory and reporting.
Why consider it: Worth a look for shift-based teams: concurrent-user rather than named-user licensing can be substantially cheaper where many people need occasional access.
- Cloud, On-premises
- Commercial
- CMMS
- USD 29 per concurrent user per month (Professional plan, billed annually, 3-user minimum)
eMaint CMMS
Fluke Reliability
Cloud CMMS and EAM from eMaint, part of Fluke Reliability, with asset hierarchies, condition monitoring, fully offline mobile and a documented REST API.
Why consider it: The step up when inventory, purchasing, contractor workflows and multi-site all become real requirements rather than future ones, particularly in a regulated industry.

What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
Prefer a direct head-to-head? Build a side-by-side comparison.
