Corrigo CMMS
by JLL
Corrigo CMMS is JLL cloud facilities maintenance platform, built around AI driven work order dispatch, vendor matching against a large provider network, warranty enforcement and SLA monitoring, with a REST API and single sign on.
What it is
Corrigo is a cloud CMMS owned by JLL, the global real estate services firm, and marketed as Corrigo CMMS. Ownership is confirmed structurally rather than by press release: the corrigo.com domain now redirects to JLL Technologies, and the live marketed product page sits on jll.com. An acquisition date could not be found stated on any JLL owned page.
An access finding worth recording for other researchers: the JLL Technologies pages for Corrigo at jllt.com return HTTP 403 Forbidden to a normal fetch, and jllt.com appears to block automated access generally. No workaround was attempted. The jll.com page is the usable canonical source, and it is substantial.
The product is dispatch and vendor led rather than space led, and like ServiceChannel it is best understood as solving the outsourced maintenance problem. What distinguishes Corrigo is how specific JLL is about the automation. It states AI driven scheduling that assigns tasks based on priority, technician skills and availability, and automated workflow approvals with cost validation intended to prevent budget overruns in real time. One published deployment reportedly dispatches 90 percent of 25,000 annual work orders without human intervention. Scale claims are large: 1.1 million facilities, over 5 million users and 18.5 million work orders a year.
Asset capability is more interesting than a typical dispatch tool. JLL describes enterprise asset management with warranty monitoring and repair versus replace recommendations. Warranty enforcement is genuinely underrated: if a contractor bills you for work that a manufacturer warranty should have covered, you pay twice, and JLL claims a Forrester study finding 1.3 million dollars of three year savings from warranty enforcement alone. Treat the figure as vendor commissioned, but the mechanism is real.
Contractor management is the core strength. JLL names vendor matching, performance scoring, GPS check ins and a provider network of more than 70,000. SLA monitoring for providers is explicitly stated, as are maintenance KPIs in reporting, which puts Corrigo ahead of ServiceChannel on that specific point. The mobile story is strong and concrete: full CMMS functionality via mobile apps, offline work orders, QR and barcode asset lookup, photo attachments, parts requests and signoffs.
Integration disclosure is better than ServiceChannel but still limited. JLL names a REST API framework and single sign on, plus generic CAFM and ERP connectors and accounting systems with no specific vendor named. Procurement runs through JLL Marketplace, which means procure to pay is tied to JLL own ecosystem. That is convenient if you are already a JLL client and a lock in consideration if you are not.
The gaps: no space or floor plan management, no property or lease operations, no BIM or CAD, no BMS or IoT integration, no stated asset hierarchy, and inspections and audits are not described. So like ServiceChannel this is not an IWMS, and for a regulated estate needing statutory inspection management it does not publish evidence of fit. All the headline ROI figures, including a claimed Forrester validated 238 percent ROI with payback under six months, are vendor commissioned studies. Pricing is described in JLL own FAQ as typically quote based, with no figure and no trial.

Strengths and limitations
Strengths
- A REST API framework and single sign on are explicitly offered, which is more integration detail than the closest comparable product publishes. verified source
- Warranty monitoring with repair versus replace recommendations, addressing a cost leak most organisations never measure. verified source
- Strong mobile capability: full CMMS functionality on mobile with offline work orders, QR and barcode asset lookup, photo attachments, parts requests and signoffs. verified source
Limitations
- All headline ROI and savings figures, including a claimed 238 percent ROI with payback under six months, are vendor commissioned Forrester studies rather than independent findings. verified source
- JLL Technologies product pages at jllt.com return HTTP 403 to automated access, so independent verification depends on the single jll.com corporate page. verified source
- Procurement routes through JLL Marketplace and the vendor also sells facilities management services, which is an ecosystem dependency worth naming in a procurement paper. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Corrigo fits multi site organisations that outsource most maintenance and want the dispatch decision automated rather than managed by a coordinator. If your facilities team spends its day deciding who to send, chasing response, and arguing about invoices, Corrigo addresses exactly that loop with AI driven assignment on skills and availability, automated approvals with cost validation, and performance scored vendors.
It fits particularly well where vendor coverage is the constraint. A network of over 70,000 providers plus vendor matching is a different proposition from software that merely records the contractor you already use, and it suits estates expanding into new geographies.
Two capabilities make it a stronger candidate than it first appears. Warranty monitoring with repair versus replace recommendations recovers money that most organisations silently lose. And explicit SLA monitoring for providers plus maintenance KPIs gives you the contractual evidence that ServiceChannel does not publish. Combined with a stated REST API and single sign on, Corrigo is the better choice of the two on governance and integration grounds.
It also fits existing JLL clients naturally. If JLL already provides your facilities management or brokerage services, Corrigo and JLL Marketplace sit inside a relationship you already have.
Corrigo does not fit buyers who want an IWMS. There is no space or floor plan management, no lease operations, no BIM or CAD. It is a maintenance and dispatch platform and should be compared against ServiceChannel, FMX and MaintainX rather than against Planon, Archibus or IBM Maximo Real Estate and Facilities.
It does not fit smart building programmes. No BMS or IoT integration is stated, so condition based maintenance driven by building systems data is not an evidenced capability.
It is a weaker fit for regulated estates whose main driver is statutory inspection and certification compliance. Inspections and audits are not described, where MRI Evolution and eFACiLiTY publish detailed compliance machinery.
Buyers wary of ecosystem lock in should think carefully about the JLL Marketplace procurement route, and about buying facilities software from a company that also sells facilities services. That is not a criticism of either, but it is a conflict worth naming in a procurement paper.
Typical use cases. Automated dispatch of reactive repairs across a large dispersed estate with minimal coordinator involvement. Vendor sourcing, performance scoring and GPS verified attendance for an outsourced maintenance model. Warranty claim enforcement across an equipment fleet to stop paying for covered repairs. SLA evidence and maintenance KPI reporting for contract governance. Offline capable mobile field work with QR asset lookup and signoffs. Preventive maintenance programmes across many locations.
Watch for. That every headline ROI and savings figure is vendor commissioned Forrester work, not independent. Written confirmation of named ERP and accounting integrations, since JLL names only generic connectors. Whether procurement has to route through JLL Marketplace. The absence of inspections, space and lease capability if your brief needs them. And note that jllt.com product pages block automated access, so jll.com is the page to reference.
