What it is

EZO EAM, the product formerly called EZOfficeInventory, is an asset-tracking platform first and a maintenance system second, and that is the most useful thing to know about it. Its core is custody, audit and tracking hardware: barcode, QR, RFID and GPS together in one product, with a label designer and scanner support, which is broader hardware coverage than any dedicated CMMS here.

The maintenance module is real rather than decorative, with scheduled maintenance, recurring services, parts linked to work orders and analytics. It also has two things you would not expect from a tracking tool: purchase orders with multi-currency and exchange rates, and depreciation management. For organisations whose problem is "where is it, who has it and what is it worth", that combination is strong.

Where it stops is the heavier maintenance ground. The vendor documents no asset hierarchy and no genuine predictive capability, and the vocabulary is service tickets rather than planner-led work management. It is also priced per item rather than per user, with hard unit caps, so a large asset register pushes you to the unpriced Enterprise tier quickly.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Work order management Creation, assignment, approval and closure of work orders. Yes Work orders from request to resolution. Note the vocabulary here is service tickets and recurring services rather than a planner-led work order model. source
Preventive maintenance scheduling Calendar, meter and usage-based schedule generation. Yes Scheduled maintenance and recurring services, triggered on time intervals, usage readings or condition thresholds. source
Mobile technician app A native mobile app for technicians, with offline capability where stated. Yes Android, iOS and Windows apps. Offline is disputed: the maintenance page says work can be logged without connectivity while the FAQ says the app requires a live internet connection. source
Spare parts and inventory Storerooms, stock levels, reorder points and parts issued to work orders. Yes An asset stock and inventory module with parts linked to work orders. source
Procurement and purchase orders Purchase requisitions and purchase orders raised inside the system. Yes Purchase orders with multi-currency support and exchange rates, plus vendors and procurement costs. Unusually strong for an asset-tracking tool. source
Asset lifecycle and cost tracking Cost accumulated against an asset from acquisition through to retirement. Yes Asset lifecycle management from procurement through retirement, plus depreciation management, labour cost and parts spend. source
Multi-site operation Multiple facilities, plants or sites in one instance with separable data. Yes Assets tied to sites, stock transfer across sites and access limited by location. source
Contractor management External contractors and vendor workflows, not just internal technicians. Yes Service vendor management and contracts. These are vendor records rather than a contractor portal or compliance engine. source
IoT and BMS integration Sensor, condition or building-management-system data reaching the system. Yes The vendor states it connects with IoT devices to monitor real-time equipment conditions. No building-management-system connector is mentioned. source
Maintenance KPI reporting MTBF, MTTR, downtime, schedule compliance and maintenance cost reporting. Yes Maintenance analytics with custom and scheduled reports exporting to PDF and CSV. source
Documented API A publicly documented API, which is what makes every other integration possible. Yes A REST-based API is a listed feature, with extended service on the top package. We found no public developer portal, so the documentation appears to be behind a login. source
Asset register and hierarchy Parent-child asset structure with locations and equipment, not a flat list. Not verified
Predictive or condition-based maintenance Condition monitoring or failure prediction functions in the product itself. Not verified

Licensing and pricing

ItemValue

Free versionNo

Published priceUSD 81.41 per month for up to 500 items (Essential plan; caps at 5,000 units)
NoteEZO publishes USD 81.41 per month for Essential, 117.11 for Advanced and 142.10 for Premium, each quoted "based on 500 items" with unit caps of 5,000, 15,000 and 30,000 respectively, read on 7 November 2026. Note the model: this is metered on item count rather than users, which is unusual here and makes it cheap for small registries and expensive for large ones. Enterprise is quoted. The annual figures did not render for us, so only monthly rates are recorded. The page prints "$" without an ISO code.

Strengths and limitations

Strengths

  • Full tracking-hardware breadth in one product: barcode, QR, RFID and GPS, plus a label designer and scanner support. verified source
  • Purchase orders with multi-currency and exchange rates plus depreciation management, which are unusually strong finance-side features for an asset-tracking tool. verified source
  • Deep enterprise identity support: SAML SSO, LDAP, Okta, OneLogin, Ping Identity and Google or Outlook login. verified source
  • Transparent self-serve pricing for three of four tiers plus a 14-day trial with no credit card, so it can be evaluated without sales contact. verified source

Limitations

  • Pricing is metered on item count rather than users, with hard unit caps of 5,000, 15,000 and 30,000 per tier, so a large asset register is pushed to the unpriced Enterprise tier. verified source
  • The vendor's own pages contradict each other on offline mobile: the maintenance page says work can be logged without connectivity while the FAQ says the app requires a live internet connection. Offline behaviour cannot be relied on without confirmation. verified source
  • No public API documentation portal. The API is a listed feature but the documentation is not publicly reachable, and extended API access is tied to the top package. verified source

Who it suits

Organisation sizes: Medium, Enterprise

A good fit where asset custody and audit are the primary problem and maintenance is secondary: IT and equipment estates, construction yards, education, healthcare biomedical and warehousing. The purchase order and depreciation features make it unusually complete on the finance side for this class of tool.

Not the right choice as a primary CMMS for an asset-intensive plant or facility. If the question is reliability, PM compliance and failure history, a dedicated CMMS will serve you better. And check the item count before pricing it: the caps are the cost driver.

Alternatives

Asset Panda Asset Panda The direct competitor: stronger on inspection, calibration and compliance and on ERP integration breadth, with documented offline capture.
Fiix CMMS Rockwell Automation A real CMMS rather than an asset tracker, if maintenance turns out to be the actual problem. Published pricing and a free tier.
Limble CMMS Limble The alternative when a per-item pricing cap becomes the constraint: unlimited assets and work orders on every tier.
MaintainX MaintainX A free tier and per-user rather than per-item pricing, which inverts the cost calculation for a large register.
MEX TMA Systems Worth considering where asset registers need genuine maintenance reporting depth: 200 reports and 99 KPIs against EZO's maintenance analytics.

Compared with other products

Frequently asked questions

Not in the sense that Fiix or eMaint are. It is an asset-tracking and custody platform with a genuine maintenance module attached: scheduled maintenance, recurring services, parts on work orders, analytics. But the vendor documents no asset hierarchy and no predictive capability, and the model is service tickets rather than planner-led work management. If maintenance is your primary problem, compare it against a dedicated CMMS rather than instead of one. The distinction is set out in asset management software vs CMMS.

It was renamed. EZO is the company brand and EZOfficeInventory was the product name, now EZO EAM. The vendor states on its own site that EZO EAM was "previously known as EZOfficeInventory". The legacy name survives in URLs and in the application domain, so you will still see it.

It inverts the usual calculation. A small team tracking many assets pays more here and less at a per-user competitor; a large team tracking few assets pays the opposite. With caps at 5,000, 15,000 and 30,000 units, count your register first. For most maintenance organisations the asset count grows faster than the headcount, which makes this the more expensive model over time.
