SAP S/4HANA Asset Management Alternatives
Two reasons send buyers away from SAP EAM, and they are quite different. The first is maintenance depth: SAP's asset management is mature and well understood, but reliability engineering and asset performance management are not where SAP competes. The second is scoping complexity, since SAP EAM is a portfolio rather than a product, and even the mobile app you receive depends on your deployment model.
The thing you give up by leaving is significant and worth naming: maintenance orders settling against the same cost objects as procurement and finance. Any alternative means owning an integration, with its latency, failure modes and maintainer. Read CMMS and ERP integration before deciding that is acceptable.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
IBM Maximo Application Suite
IBM
IBM's enterprise asset management suite, combining maintenance, inspection, reliability and asset performance management, deployable as SaaS or on your own infrastructure.
Why consider it: The standard answer. Deeper maintenance, reliability and asset performance capability, a documented SAP connector, and cloud, on-premises or hybrid deployment. You trade native ledger integration for maintenance depth.

- USD 40,000 per year (Maximo Application Suite Essentials, Maintenance, from 150 AppPoints; IBM publishes this as "starting under")
Octave Attune EAM
Octave
Cloud enterprise asset management for fleets, facilities, equipment and linear assets, sold previously as Infor EAM and then HxGN EAM, now owned by Octave.
Why consider it: Strong where procurement must stay in the maintenance system: it documents requisitions, quotes and purchase orders with a SAP-certified S/4HANA integration, which keeps much of the finance story intact.

IFS Cloud EAM
IFS
IFS's enterprise asset management on the IFS Cloud platform, covering the asset lifecycle in asset-intensive industries, with the same functionality across cloud and on-premises.
Why consider it: A Tier 1 alternative for asset-intensive industries with a clearer single-product scope than SAP's component portfolio.

IFS Ultimo
IFS
IFS's mid-market enterprise asset management product, acquired in 2022 and sold separately from IFS Cloud EAM, with maintenance, fleet, HSE and operations modules.
Why consider it: Worth considering where an SAP EAM project has stalled on complexity at a mid-sized site. Certified SAP S/4HANA integration, much faster to deploy, from five users.

eMaint CMMS
Fluke Reliability
Cloud CMMS and EAM from eMaint, part of Fluke Reliability, with asset hierarchies, condition monitoring, fully offline mobile and a documented REST API.
Why consider it: A pragmatic alternative for regulated plants that need validation, audit trails and condition monitoring more than they need ERP-native maintenance.

What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
